    You should stay in section 8 as long as absolutely possible and save money. Don't rush out to pay market rents. You should focus on next move being to buy house,land,boat,RV,van

    Congrats bro...but you should look into buying a house instead. $3200 a month for something you don't own is just money down the toilet. You can get a really nice house in Michigan for that kind of money, and then you can sell it for a lot of money if you ever want to move.

    Section 8 is actually a great thing to rent until the tenant has saved money to purchase property. Young people want things to happen quickly, but yet fail to realize that they have many years ahead of them. Paying high rent depending on working to get income is a problem of living above o e’s means. The cost of right constantly goes up yearly, putting more stress and demands on tenants. Dontay says that paying high prices for his Section 8 apartment is not worth it. If Dontay gets sick or does not have income coming in, his rent goes to zero, allowing him to think and spend more quality time with his son as well as invest time learning skills other than depending on RUclips. Dontay is looking at the visuals and amenities in the high paying apartment complex he is touring. $3200.00 a month is a lot of rent to pay with making money from RUclips. Dontay will struggle more putting out money and not being able to save more money monthly. Dontay’s Section 8 apartment looks nice and is spacious for him and his son. His Section 8 apartment has allowed him to save. If Dontay stays where he is for a little more time, he should be able to increase his savings while paying his Section 8 rent without being stressed about income coming in. Dontay tripping on the amenities at the non-Section 8 complex. Young people must learn to be patient and experience and enjoy the less stressful situation. It is more wise for Dontay not let his emotions take over and control him. Dontay mentioned in this video that he has not seen a nice looking apartment like that before. Dontay have to think about the credit bureau having him with evictions if he does not pay his rent. Evictions stays on credit reports for many years, which would be an extra burden to rent in the future. There are many people who would love to get into Section 8 system. Many places require two to three times income for rent. If the apartment is $3200.00 per month, that would mean Dontay has to make $6400.00 for two times and $9600.00 for three times. Being that his credit score is in the 600s and he does not make two times the rent, the apartment complex must be desperate to get money coming in. Plus there are people who must think the apartment complex is too high and not worth it. Dontay needs guidance and lesson on money management, budgeting, spending and saving. Dontay appears to be impulsive of not being patient. I’m in my mid 60s and have witnessed many people with longer term incomes and higher paying incomes even with more than one person paying rent together become homeless and get their credit ruined, making it more harder for them even after getting back on their feet. We all should be working together to not pay high prices for rents. Apartment and property managers get a good bit of the income money. Their main concern is to get the rent money. Repairs are usually put on back burners because labor and cost of materials would eat into the rent money collected. Dontay is on the road of being patient as he did not take the apartment to move in right away. The next several months will give Dontay a much better perspective about his income, savings, spending, budget, etc.. Thanks for reading my comments. Smiles

      You can't save on section 8. Any money u have you have to report. Then the rent goes up. You can't sit on a stack and get free rent.

      @@void________Yup, this is so true. I’m on my mom’s voucher and if my income increases the rent increases. Section 8 is a good thing but it’s also has its downsides. It’s great for ppl who receive disability benefits and their income stays the same throughout the year, but if you have multiple ppl on your voucher they will eventually say you can the full rent.

    I’m a new subscriber. The Apt is gorgeous. Think 🤔 about 10 to 30 years from now and you’ve paid that to not own it on top of Rent renewal increases that will go up. Section 8 has a great DP Assistance program for 1st time buyers. Please 🙏🏽 do your research. Whatever you decide Be smart with your money. Times are changing. God bless

    This why i bought 2 acres of land out in the country and bought a manufactured home to place on the land that i own, i used section 8 as a stepping stone to save to buy my land and my own home

    Slow down Dontay, don't let excitement take over common sense. Yes, we want to see you win, however, we want you to keep your winnings. Don't take on more than you can chew at this time. Right now the money is new and it is great, however, you have to take in account emergencies too. When paying that high rent saving can be a challenge.
    Is that you singing/rapping in your intro and outro? If so, maybe you can use that talent for commercials, positive children songs, children need positivity. Get yourself a portfolio because you have the personality for it. Why not give it a shot? Be careful in all that you do because your well being depends on it. Keep on pushing!!!

    Hi I am way older than you. I just want to tell you that if you save some money and go through a low income housing program in Michigan you can buy a beautiful townhouse with all those amenities that you see at that rental apartment and your mortgage will be less than that place. Also you can put that same security deposit down on a townhome and get equity for yourself and tax refunds for yourself. Your mortgage will not go up like a rental does every year and no one can kick you out. Its an investment in yourself and future.

      Period! If he moved he will need to have security, first and last month rent along with moving cost (truck rental). All of that money can go towards a house/townhouse.

      By all means please be sure you income is stable enough to support this new apartment. You're section 8 is rather nice and the rent can fluctuate with your income.

    Thats a lot per month. RUclips income can fluctuate and contracts can be broken. You can buy a home for less than half. Michigan has a first time buyer program and they cover your down payment and u only put down 1%. U can have your house within 6months. Your money is just starting to roll in. This is a bad financial decision. But i love your positive mindset and i wish you the absolute best

      The amount don't matter@when someone else is paying the majority of your rent. Living in sec 8 housing is a privilege therefore people should follow the rules.

    $3200 a month?! Thats insane. In South Texas, this is like a $1300/mo apartment. Didn't realize it was so expensive in your area, but if you can afford it, go for it! I'm happy for you bro.       @@up-uw4op Yeah imo, I'd rather have a cozy $900/mo house than a $3200 luxury apartment. Thats just me though. I've never been into having super flashy things. I think its better to make good money, but make people think you are broke, because if people know you make good money, they always try to pull one over on you and take advantage of you.

      You guys are far from reality. Deals on homes these days are long gone. You will not find a home less that $400k. And if you do they’re extremely ran down, in flood areas with bad weather, or your mortgage will be $3,700. When you do find a cheap home a cash buying investor will out bid you.

      @@prettykitty5416 Lots of great deals on homes in Texas. You can get a brand new home for less than 400k depending on which area you're in. My mom bought a new home for 290k with 3 br and 2 1/2 bath with 2 car garage and nice sized yard. There is even a resaca behind her home where you can go fishing and the neighborhood is very nice. Aside from the hot and humid weather in the summer, its a very nice place to live and while there are the ocasional hurricanes, we've gotten lucky and haven't had to deal with our homes flooding or anything like that in the 40 years my family has lived in South Texas. I plan on buying a 2br 2bath home that is about 20 years old for $150k pretty soon, and while the inside does need a little work, its a nice brick home in a nice neighborhood with a fenced yard and 1 car garage. Cost of living very cheap in my area. I can see why a lot of people are moving to Texas.

    That apartment is gorgeous. Have you toured a house yet? Maybe one with a garage to secure your car, and a backyard. You can put a playset in the yard for your son, some houses have in-ground pools. These are just suggestions. Congratulations!

    I don't like the balcony because Leo is too small and you'd have to watch him all the time. I think you deserve a bidet in the bathroom in a high end apartment. The elevators are a plus and the other amenities pool table, gym, barbecues etc. Are nice touches. You know what you want and we want you to get there. We're with you.

    Congratulations Dontay. That apartment complex is beautiful! You might consider renting one of the smaller units, as this would allow you to save more money and possibly buy some property when interests rate begin to fall.

    I refused case management, so they snatched my voucher. I’m over it. It’s too degrading, case management has to come in once a month because I got the voucher through a program,, it’s intrusive, I feel like I’m under a microscope… I’m purchasing property through tax sales,, while I was on section 8 and low income (subsidized housing) I was raising my children and I took classes and got licensures and certifications,, I learned construction & building maintenance, I got my skillset up & paid for my LLC. I’m in the grant process to fund my business. I am determined to build generational wealth for my family and I. I appreciate your transparency. I became so depressed and unhappy on those programs, I have to change my reality. I’m happy for your progress and this is further confirmation that I’m on the right track.

    RUclips is not a guarantee, my husband was monetized for 14 years until last year when he lost the money from his channel. They never said why. He never got his monetization back. I had to tell him to let RUclips go because it doesn't pay like before. He was very depressed about it at first because people become addicted to views and likes. You got hired by Verizon and never started the job because of RUclips, that tells me you are only living in the present moment. Life comes at you fast, stay ready and good luck.

He should save whatever he can from both jobs by still living in the $1200 apartment. I was on Section 8 for years and bought my first home four years ago. I saved every penny I could and repaired my credit. I went back to school and continue to work full time with three kids. In fact, my mortgage payment is lower than what I was paying in rent. I have three bedrooms, office, one and half baths (new construction).

    Any income you make must be reported to the housing authority, not to the complex you’re living in. Any adjustment the housing authority makes, they will send a letter to you & the apartment complex. Be careful to rush to soon off section 8 . Your income is flexible.

    Dontay, I know you are excited about this next chapter of your life, and I am excited for you, but I do agree with what some of your subscribers are saying! Consider the state of the renting economy. People are getting priced out of beautiful apartments every day! Don't allow the shiny bells and whistles to blind you! The rent for an apartment could be $1300 this year, but next year, it can go up $200 or more! Remember, there is no rent control! Buying a condo or house is so much better. Though property taxes and insurance go up, the mortgage company will work with you! Not to mention, I have seen where RUclips pulling channels, etc, and that could be devastating! You should also look into a second stream of income! Maybe a work from home job as a side gig later, of course , due section 8! Just think about it! Just go house shopping, you never know what you will find!

    Consistent 9200.00 per month to qualify with 3x the rent 😮. I pay less than $3200 per month for 4 houses with yards this is ridiculous.😢

    I live in L.A. in a 50 something year old apartment in the hood and I make over$80k a year and pay $2200 a month for rent. My rent increases every year or two but my pay doesn’t so things get tighter every time I get that rent increase. I would love to live in a nice new home or apartment but it’s just too expensive and would be a huge burden on me to carry. On the other hand, I have a friend on Sec 8 who has a 3 bedroom apartment and she pays zero rent because she doesn’t work (at least not on the books) and she’s been on it for decades and she’s content and happy. Paying all this high rent is stressful and eats up your hard earned money quickly so I pray this young man will use wisdom and patience when making his decisions. Best wishes ❤

    you should stay there until that amount is for sure lay low and be quiet you don't want to move and you can't satisfy the rent RUclips amounts change....I'm doing RUclips and got monetized in 1 month but I will never say anything until I see steady amount atleast for a year

      It's best to get you a rent to own home cause paying rent don't have no benefits in the long run especially when you paying high rent when you can save money to purchase a new home and a fixed 15 year mortgage to actually own the home in 15 years.. SMH

    This is why people should not advertise what they have for the whole world to see including low income housing. You almost set your own self up.     I'm proud of you Brother. I live in a R.G.I building in Toronto. There's no incentive for tenants to better themselves. Tenants have serious mental health and substance abuse challenges. I pray I'm able to move out in the near future.

    Stop looking at worldly things. Stay where you are for now paying $1200, then wait until you stack the cash up some more. Then you can buy a house. Forget paying $3200 on a flashy apartment that isn’t yours. It’s not worth it.

    So I feel like a proud auntie watching your channel. That's amazing that you want to level up from low income housing. And it's nothing wrong with RUclips being your primary income don't listen to all of these other people telling you what will and won't work. You believe in yourself and it will manifest as you want. I do want to encourage you to try to look into purchasing though, maybe going for a multi unit to house hack while you stay in one unit and rent out the others. You're really in a perfect position to do so. If I was younger and just starting out I would have done that instead of buying a single family home. Plus a mortgage would be a lot cheaper and if you had a multi unit the tenants will probably pay enough to cover your mortgage and you can spend more time growing your channel!! Either way I'm praying for success for you and your family🙏🙏💖

    This is life even when not living in low income housing. Either rent, or the rising cost of something else will take up any extra income you may have. It’s best to just not focus on the loss, but rather stay focused on what you do have, and what you can continue to work on to make life better. Not lecturing here, just writing about how I’ve experienced apartment life over the past several years. Stay positive, and best wishes to you, because I know how you feel.🌹

    I wish you would invest in home ownership. It will benefit you more and it will belong to you.Most of the amenities they offer you can have in your own home ownership and reap financial benefits if you decide to sell in the long run. You will not make money from renting from someone else. They have condos with the same amenities and it will be and investment for you at probably the same price. Just speaking from a loving mother point of view 🤗. Congrats on your growth!

    Things can change.. at a days notice. Or sometimes no notice at all! You deserve it but please do get a job as it will be your plan B incase things don't go according to plan and it will provide actual guaranteed longterm income while providing a good example for your son.     Listen, man, do not take this the wrong way. Please do not block me. This is your father, 4%. This is your grandfather for pretend. This is your uncle for pretend you are in Michigan. You are a black man. Whatever money you have, buy a house or piece of house and that house is yours even if you want that fancy apartment? Buy a house that you owe this yours. That way, you have something out to deal. All you're doing. Is making the rich people richer and living a dream. That does not benefit you with that expensive apartment. Buy a house anywhere you can put up offense. Fix the yard, get the alarm system. Slowly fixed at house up. Fix up that basement. Then you and your son have something to show us, man. Don't worry about that nice apartment. Because you are putting money into something, you can't get money out of you can not get a mortgage or that apartment. You do not build equity and that apartment. Remember this is your father for pretend. Your grandfather, 4% your uncle. 4% you open an LLC. Buy a house and slowly fix it up that way. You have something that's yours. You can run it or you can live in it. Get some stocks some blue chip stops while things are going good on RUclips. I wish you the best and I hope you take this advice. If you don't, I might have to put you over my knee and put some sense into you. And my waist size is a 44. So that belt is gonna hit your heart.

      You can't own a home in Amerikka. Even without a mortgage. The government and state own your so-called property. So you'll still be renting for the rest of your life just like your everyday renters

      @@dral22I see where you coming from but it don’t really make sense. How much you pay in rent? I pay 1200-1600 in taxes every year for my house. Average rent is like 1200 a month but that’s how much I pay for the year. I bought my house at $50k. It’s worth over $150k. I can sell it and buy another 1. You can’t do that if you renting

      ⁠@@Yachanan144we need to stop saying “I feel where you’re coming from” when people say dumb shit. Property taxes fund schools, libraries, hospitals, roads, emergency services, sewage maintenance, etc.
      This is why people need to go to their city council meetings and get involved with their communities. They literally show the city’s budget, where they will get it from, and where they plan to spend the money. They also allow people to speak on their concerns about how the city is being run. Which is why you vote for a candidate that is in your best interest.
      Also, yes you are incredibly smart for buying a house. It will always be an asset because even if you have a mortgage you have equity in it. It is also how you create generational wealth. I had a 529 but if I didn’t my grandparents would’ve sold one of their properties for my undergrad and med school tuition.

    Money sucks and i can't stand it. I live in a low income household with section 8 and i too want to finally move out of low income housing but my household can't afford it and have limited options. Good luck with your future especially with your potential new place. Nice apartment complex that you visited even though i don't like when any home is nearby any bodies of water such as lakes, rivers, oceans, and ponds.
