Fencing the property and that easement or trying to hook up a water line to that well is most likely going to wind up in a court battle. I don't need neighbors like that.
If the well is in the easement then it would have to be moved or the neighbor would have to get the easement moved a few feet and clean up trees, etc. I think she doesn't understand how wells and property rights work. But IF the easement belongs to the property being sold, then it is technically its well and neighbor needs to address the easement issue and may even be liable to cover damages.
Sorry, I disagree. That is the right of way. If I like and want a property I will buy it and nicely mention it to the neighbor and give him time to find a way to fix it. I am looking at a house now and if I buy it and discover there is a problem I will mention it to neighbor nicely. If I can find an easy way to work around it and it isn't a big deal I will, but once I own it, it is my property. As for your neighbors, you should have addressed it. If they put septic in the wrong place you may have recourse if they don't fix it. Call for an inspection. The installer of the septic system if licensed has insurance for a reason.

I've been close to a couple of homes that would suit my needs, but lost them to faster acting buyers or lax sellers. WV is beautiful! Very nice of you to check this out for these property shoppers. One bit of caution, re buying land very close to federally or state owned property ~ your home & acreage can be retroactively claimed as part of the adjoining gov't property. And you may be asked to leave. (Or sign a tennant lease.) You'll be paid fair market value for your home but it's still a forced eviction. This happened in GA about 10-15 years ago. A large area of woodland homes had to be given up to the gov't because they were inadvertently built on Corp of Engineer property. Due to a zoning mistake. These occurances are rare but they do happen.

Now this isn't a very educated opinion but I suspect tearing down and building a comfortable,legal home would add a large amount to the cost. The erosion and neighbor issue bothers me as well. And if they perceive you as the outsider that might not go well with other neighbors.

There is so much to try and take into consideration when buying property that the internet can be quite helpful for, but it cannot give the information most needed, which is eyes on the ground. I think I may have to simply jump in the car and travel to the area and drive around. What a great video! Realtors need someone like you who are representing them and searching for usable property homesteaders desire. County maps can be very confusing especially when the property has been flag lotted or right of way marked or easement. Determining legal use and access is the definition of ownership.
Is all of West Virginia so pretty? Also I agree with your assessment of not worth it for what you get. To many problems to have a livable place. By the time somebody tore down and built a livable home,installed some kind of legal and serviceable sewage and water system they would probably be out an extra huge amount of money on top of the land price. And that's not counting the erosion issues that would need fixed.Then if the neighbor built a well in the middle of the easement, that sounds like a huge problem. Now if somebody was in a position to buy all the neighbors out as well, maybe. But even then they could probably find better.
I think you should use this as an opportunity and see what you need to do to advertise, license or whatever that you do this for others, charging a fee for your thoughts, travel, recommendations for someone looking to buy land? Even better and simpler, write a book on your experiences, thoughts about buying land??
I'd trust your judgement on a potential property. You've been there when it comes to looking and buying land, you've had to adapt to the challenges of raw land, and know what to avoid when it comes to unnecessary expenses . My two cents anyway, great video!

A-FRAME could be an asset during construction if framing is sound ( rafters and floor structure ), with some sistering. But you are right about the slope. The cost of earthwork required for a building site and terracing for other uses would be better spent on more usable land. For sustainable gardens and animals on such a small site on a steep hillside. But the site could be used for a retirement home with the public lands and the close proximity of neighbours. Planning on minimal ground work for landscaping and a small kitchen garden with a small greenhouse. If the floor structure is sound the A-frame could be re-sheathed and fixed up as a 3- season guest house or shop ( man cave). the old guy at 79 Bert

Thanks for the watching. No, you are not required to contact any government office to cut trees for personal use or to sell at small scale. If you were to have a large tract of land timbered, then the timbering company would address any permits that could be required. I contacted the selling agent and let them know in advance we would be walking the property.
Is there a lot of groundwater contamination in your state from fracking? Wife and I wanted to look around NY / PA / VA / WV area but have a lot of concerns b/c of that industry.
I would not go there. Expensive and the road getting to it looks bad. Going to a remote location just to be surrounded by other cabins within eyesight, what is the purpose in that? Imagine trying to get materials and equipment in there, how far is the closest town?

Hundred is about 30 minutes from WVU / Morgantown WV. About 1 1/2 hour south of Pittsburgh PA, the winter weather starts in late November and usually wraps up by March. Snow fall is common, maybe 1”-4” at a clip .
Minimal. Some blue collar work in the wood production industry. Minor retail. Natural Gas pipeline work may still be around. Hospitality and tourism are solid options.

I found our land by pure luck....it technically wasn't even on the market yet when we looked at it. Before that, we looked for 5 years and looking at pictures online IS MUCH DIFFERENT than seeing it for yourself. Anyone that is looking, hire someone that is as helpful as you are Troy, or go walk the land yourself....you won't regret it.

But i want it to be in a Holler type neighborhood as i wont be aboe to watch my property all the time. And they must accept black people as i dont want to get shot. Any suggestions?
Wheeling is a tough area to find available land. Pittsburgh has greatly affected that area. Most WVians are indifferent about skin color. Don’t let the false stereo types keep you from exploring all of the state.
one of the negative things ive noticed on bigger parcels of land in West Virginia is that many dont give you mineral rights and that stinks imo with the wealthy amount of gas and other things in the land i was surprised you didnt find any critters inside that A frame i lived in Maryland for over 20 years and i like West Virginia a lot unfortunately my grown children dont have much of a interest in spending a lot of time up there ?? i personally live the look and peacefulness of it as well as the people and some of the laws/ political views overall i grew up in South Florida and WV always kind of reminded me of the Old South in many ways especially with its pace and viewpoints on gun possession and other things as well
ewwwww!! why would you want to live in the woods and have that many neighbors and only have 2 acres?? i bought 20+ acres and i only have 9 houses wihtin a mile and its still too populated! love my neighbors though, the grand parents are back woods and the younger generations are getting city washed, grandkids moving to town or to be within a 1/4 mile of black top, but im still able to go outside any time i want and shoot guns and hunt with no one giving a dang, i got lucky and now im greedy, i want 1000 acres and no neighbors for a mile lol

About 40 minutes to a town with a hardware store. Local grocery and gas stations within 10 minutes.

Technically, you are right. Modern homesteading be definition is an attempt to be MORE self reliant and not required to be totally self reliant.
