    Can you do another update on the Avalon Park/Two Rivers communities? I’m curious to see if you know what commercial develop will be coming to this area.

    there is only 1 con to Tampa and it's the biggest one of them all: lack of $200K salaries. noticed I didn't say $100K. Florida is crawling with low wage jobs, the sub $20/hr. paychecks and you can't thrive on that low of a paycheck. not even $100K allows you to live comfortably in areas like Channelside or Hyde Park. I know, I lived in both. you posted a video a few months back related to lack of jobs and that's still the big problem for Tampa. you need the high paying jobs to continue this growth. it won't be the professional athletes, they make too much and are too few. you need high tech or some other industry to migrate over to Tampa and provide the high wages. until then, it will continue to be transplants and mostly the work from home crowd...

      That's why he's working in real estate. Its Ironic that a recent transplant has to troll for new transplants to sell homes to in order to make a living in Florida.

    Florida also has a "personal property tax" on vehicles. It's called an annual license tax based on the weight. Values

      The “personal” in this basically means not your home. There’s no tax a personal vehicle.

    Cost of living is low to people who make NY or VA salaries. If they can transfer them here great but salaries here have not kept up with all the other increases - insurance, rents, homes, etc.

      I moved here from Northern Va & took a pay cut because my job pays by locality. For some reason, they think Tampa & Orlando is still super affordable but both are getting more expensive. I think they should compare it to Miami at this point.

    Being in flood zone X means not a flood zone, so that's why you're not required to have flood insurance.

    Heat is like living “on the sun”….unlivable, intense and dangerous. Horrible climate. Terrible place to live.

      @@nikki-won Whole place becoming completely uninhabitable…record high of 97 yesterday….we NEVER saw highs like this back in the 80s…in fact, May was historically very pleasant with 80s and 60s….totally SUX now. 2 years in a row of record heat.

      @@marcelagarciagalindo8384 Define “beautiful”?….a high temp of 50-75…is perfect….NOT 95 like now. Lived in FL on and off since 1979….never seen it this hot, this long…Last “Florida Winter” was 2010….nice…sunny, cool, and dry. Gone.
