    I’ve lived in Highlands Ranch for over 10 years and love this city. I knew we had a lot of trails but didn’t realize just how many. The real estate is unrecognizable now. I recall houses in my area going for $300k and now they’re double that. This city seemed to really blow up, especially during COVID.

      You have access to the most trails in the Denver metro area!! The bump in prices did happen fast but that was country wide that everyone doubled. We just started higher than most.

      @@livingindenvercol That is very true. I’m in the mortgage industry and during covid I was underwriting, working 12 hour days, 6 days a week, and still couldn’t catch up. Now, I’ve switched gears and doing Loss Mitigation. The amount of homeowners defaulting on their mortgages after just purchasing them is scary. Between increasing unemployment and the increase in taxes / insurance homeowners are seriously struggling. I am actually reviewing for short sales now (mainly in TX). Crazy to see how the economy / market did a 180.

      It happened fast. I think a lot of people thought rates would come down quicker. Then when they didn't and one shift in their pay happens, they can no longer afford it. Most of my leads in the last 6 months have come from people that have bought within the last 2 years. But they haven't gained equity so selling isn't much an option. I have my short sale team ready too, but that's a tough process. Like pulling teeth.

      @@livingindenvercol All of my short sales so far have been with FHA and VA. At least with them you know where you stand with the minimum net proceeds since it’s based upon the appraised value and DOM. As long as minimum net proceeds are met and there’s not a lot of junk fees, I haven’t had many issues getting short sales approved through them. The biggest reason I’ve seen short sales fall apart are because of federal/state tax liens. Uncle Sam isn’t settling for $1k when someone owes him $30k.

      ​@@evolusdyup it is. Got buddies in the foothills East of San Diego. It's all relative right? It's a deal to some, and expensive to others.
