    According to me land cost already includes the premium factors as stated in step 3. So separately adding premium factors over land cost means over estimating the price . Let me know if your thought differs .

    Excellent vidoe Sir, but you put Sq.yd/Sq.ft while calculating land cost. Either unit should be in Sq.yd or in Sq.ft

    Aapne 4 floor Bana Kar land cost vaise hi Kam kar di
    Uper se area bhi 1800ft hi liya
    4 floor ka area 7200 sq ft hoga
    Jo ki 4125 se multiply Hokar 3 cr Banega

      he converted yard in to feet by multiplying 9 1square yard = 9 square feet

    Incorrect method. If you add all values than it work out to be much more than the fair market value. There is lot of duplicates like PLC in land. Cost values are high.
