There is a Jamaican RUclipsr that constructed one of these container homes. It turned out fantastic. She took us on the journey of building from start to finish.
The most informative & thorough video I’ve seen on this subject. You asked all the right questions. The important questions. Too many of the important additional costs are left out in the promoting of the concept and that is not ok. Yes the concept is a good idea, but one should be very well advised before going into such purchase. I’ve watch most of the videos about the company and they are not forth coming with all the additional cost nor about providing the real history of the containers. In a video, I watched today, one representative of the company said that the only thing containers are used for is to transport regular goods. Which is false. All sorts of hazardous chemicals are also transported in containers. Buyers be ware. Do your research and demand answers before committing. All questions should be answered.
Absolutely incredible video sir, super impressed. Especially for us living in Canada, with not much connections left in the land of our birth. I never EVER thought I could have/afford a 'likkle' retirement place in JA, but now, it may not be so far fetched! Would you know of any 'container housing schemes' slated for the West/North/North-East coast of Jamaica at this time? Thank you again for your professionalism, much appreciated.
Thanks for the video, Boothe!! The swiftest I click on a video, everrr! This is very interesting...I did the maths on the Mod-Donna based on the GCT and supervision cost and that's 10m! And as we know, that doesn't include the cost of the land...This is all interesting, but is it really the "saving-grace" that some of us may think it is?
Just finished to point 7 and he’s correct! Run the numbers. What’s the price per sqf for these vs a standard home. I know the housing market doesn’t have a lot available compared to the volume of buyers, but don’t purchase this out of desperate
I feel like this is good for a couple and one kid. 💯 Or that could be grandmas house with the extra room for the grandkids nieces and nephews to come over.and.sleep. It's good 💯
I am thinking in order to prolong the life of these homes is by building concrete structures to them and around them. I like the idea of the Gov. Alloting land for these homes Gated Community Containers Homes
Just for reference guys incase anyone is wondering. A 2 bedroom in phoenix park is 710 sq ft and a three bedroom with a home office for in one of these containers is 640 sq ft for 10 mil, sometging in terms of the size is not adding up. Must be pretty small to have that many bedrooms and still cannot equate to the size of a small phoenix park home
I would by 2 of the 1 bedroom for 5.6 million.Have the land already.Anything over 50000.I might has well go block.i don't have 50 years left , don't need a forever home.Too old for mortgage.
The sink would bother especially when friends ask to use the bathroom jeez. Oh yes your right a barn style door or a pocket door for the bathroom.. Ok then that solves the problem. The design looks great👍🏾 If I lived here I'd still be happy. 💯
Thank you for this honest video. The previous video that I've seen about these didn't go into so much detail. These are possibly not as financially viable as they would like us to believe.
I've been running the numbers and it's not financially viable when you have to build the foundation, pay separate for the roof and railings. Might as well you save for an extra year or two and just build concrete or use Free Form. Another thing the floor plan is awful, just cut and paste together without thought. Look at how they use the same size containers in other countries and get a better open floor plan. They need a female on their team. Sigh..I would say buy the one bedroom unit as a starter..live in it and add on..
@SIM BENNETT I wholeheartedly agree with you. It's not going to take long until a few people actually buy them and put their honest feedback on social media, and it align with everything you have said.
Looks pretty ok, persons should NOT rubbish this concept. For the Kitchen, they could go with some floating shelves to give even more spacing; for the bathroom face basin/vanity they could go with the hanging vanity instead of a full one for more spacing as well.
12 million if I have land it would better I build my block house for that and do it little by little. I think container house would be cheaper that that pupa Jesus
I can't see theese were home's r any cheeper than traditional homes having your own land especially with All that extra cost thanks for the information
For that price it needs to come furnished with that queen bed that black couch and that kitchen table. Make it fair 55USD? Include the furniture with it and it's SOLD! That's like an extra $1000.00 for the 3 pieces of furniture.. Maybe a wholesaler can offer the furniture because people are trying to go home. We can bring our own flat screen TV but help with the basic bed couch and kitchen table would.help. Thanks .
My question is can a person submit a custom plan of their own or will the builder design a custom plan? Does Jamaica allow 2 storey container homes?.. Does jamaica allow a container home to be prebuilt and shipped into the island? I think of them like legos..Possibilities can be endless. Definatly more affordable and you dont have to worry about termites so much. I live in the states and housing has become riddiculous here, but Im considering my options to purchase land and build a container home once I sell my home. Your video is very informative for people unfamiliar with the idea.. I encourage all to do their own research.. If done correctly they are a great option. Will last longer than traditional builds.. I can tell you the builder should be using the proper insulation that is pretreated inside and out to prevent mold.. Same as you would with a traditional build. The container is just the shell taking the place of a wood frame. So all the usual rules would apply per your regulations to meet code..It also doesnt have to look like a container. There are materials that can be applied on the outside to change the look and further protect the steel of the container. And yes the containers will usually be used and you just want to ask the source of it to ensure safety or if possible source one yourself and purchase it. Solar is the way to go. just consider a back up battery or generator incase of outages or weather. My other question is does Jamaica require home insurance? What are your property taxes like? Traditional homes are overrated! Bless up everyone!
Once proper duedilgence is done, IF the numbers makes sense to an individual, we ensure this Developer(s) does the correct thing and we have strict QA in place; I think it's worth exploring, this could be an option for persons. From a GOVT standpoint they could build out these types of homes for the extremely poor persons. Also I am NOT saying we should wash the entire JA with these type of homes, but I could see these home models working in various parts of the island.
I doubt NHT will be endorsing this because I just built with them and they are stern on durability. Concrete structures. Who can afford 4 - 5 millon out of pocket. Most of us use NHT and still need to have more money to financ3 a home. Unrealistic.

Good morning thanks, but can you get some pictures of the inside of one bedroom and post it I am in Jersey nice helpers quarter that could be ,thanks again
So each person will have to have their own land for the container? So say someone purchase land for 5mil and the container home for 12.5mil that’s 800 square feet. That’s 17.5 MIL PLUS MORE. That’s more than the cost for Phoenix and so many other houses that come with the house AND land. Demand is high for regular houses yes, but I’m not seeing the cost benefit to buyers. 600sqf for 10MILLION plus buying the land, plus installation and foundation, plus gct and everything else. Is it possible to even get home insurance on these? I don’t see a lot of insurers who will be willing to take the risk.
This was well done. Regarding the home, the 30 years minimum makes no sense. If someone buys this container at 30, by the time they reach 60 they may need to look into getting another home. At that time the bank definitely will not lend you anything. Generational transfer is a big deal. Additionally, the cost for one of these homes may not be feasible if you request a lot of modifications. I guess if you already have a piece of land that was transferred to you then go ahead but you can still get someone who does good construction at a reasonable price. It's a no for me.
Nothing from Kemtek yet? Wonder why they're so tight lipped about the development I'm Portmore because alot of units have been built. Strange! Very strange
@@MomentsbyBoothe I researched this a long time ago because I was planning on building a home with containers. I changed my mind when I say the data about radiation risks. I just searched it and found one researcher who said metal buildings will shield you from exterior wifi, smart meters and wireless phones. However, metal building exaggerates radiation from microwave ovens, wireless transmitters and wifi when they are installed inside of them. Another concern in the Caribbean is that special care needs to be taken to avoid mold buildup from interior water condensation cause by humidity and the very hot sun of the region. Living in moldy building will damage your health in many ways including increasing your chances of getting cancer. So basically metal homes increase your chances of getting cancer in two ways. It turns your home into a radiation farm and you have a high chance of getting cancer and other illnesses from mold.
