    the 800k baht do not need to be deposited if you have proof of income from your home country (c. $1800 month)

    Isn’t there a retirement option of just have the revenue coming into your account monthly that avoids the bank deposit issue?

    Thank you for the concise explanation of the visa process. One thing I haven't seen discussed is medical insurance. I am on Medicare with a zero premium Advantage plan. It has global coverage with $120 co-pay but I have to pay any medical bills myself and submit for reimbursement. If I move to Thailand I'm not sure Medicare will cover me. At 72 years old, I'm guessing that private insurance in Thailand would be expensive but I don't have any quotes yet. Would like to hear what others have experienced.

    I own my condo where I live in Bangkok, therefore I do not have a 1 year lease agreement - what housing ownership document is needed for a Retirement Visa.

    In case of death, since retirement visa requires to use a Thai Bank, how do retiree's families claim the money from that Thai bank account to retiree's original country as per his/her will?

    why do these videos outlining the process for a non O visa applied for in Thailand, never mention the option to demonstrate $65,000 baht income per month, rather than having the $800K in the bank?

      Hi Jamie, yes, it may be possible, but not for everyone. This is not an option for all nationalities because some Embassies will not issue an Affadavit verifying income. There are a lot of details and exceptions, so for videos, I try to make it as clear as possible by sharing what all people can do. Dealings with Immigration vary case by case, especially depending on the nationality and province where they apply

    The process in this video started with the retiree already in Thailand. So what if I'm still in my own country ( Canada)? Do I just get a 60 days tourist visa to land in Thailand? What's the very first step from my own country? And don't I also need a proof of health insurance to qualify for a retirement visa? Thank you.

    I though that another option was if you were receiving pension monthly insteand of the 800K THB in a bank.

    So Kev, what happens after the 1 year extension? Do you keep extending till you get residency?

      it's a 20 year visa...you get 1 year stamp on entry that you have to go renew every year until your visa runs out. if you leave the country before the one year stamp expires and you come back in...you just get a new 1 year stamp...

    I was wondering 🤔 with the retirement visa and the aforementioned criteria you can bring your wife and one child with you only ? What if you have 2 or 3 kids ? Does it cost more ? Because in the official web pages they don't mention anything like Children but a dependent child.

    Make sure u look around for your agent have a friend in pattaya who has a really good agent and the fees are alot more reasonable than quoted here

    Thanks for the explanation. I don't understand step2 (obtain residency certificate) which is before getting non-o retirement (step 6). At step 2, what would be my status and how can I get residency certificate? Does it mean I enter Thailand as a visitor, find apartment and establish residency even before applying non o 3 month visa? What happens to lease if my non-o 3 months visa is denied?
    Also what would be the fund requirements for a couple? 1600000 thb?

    Visa Angels indeed! Very informative. The assistance of an agent seems well worth the cost, and is a small percentage of the overall money needed for the visa.     This video excludes the option of showing proof of pension (or regular income) of at least 65,000 baht per month.

      @@30AndAWakeUp I believe in 2019, 3 or 4 countries stopped doing embassy letters on proof of income but to the best of my knowledge, there are other sources-letters from the bank and pension sources and proof the money has been going in-my pension will even deposit into a foreign bank account if I wish. You can even break it up---like having 32,500 per month and only 400,000 baht in the bank.

      Not sure...never tried. It changes so often. Usually it's best to just come into country on a tourist visa and convert into another visa.

    After the 270 days/9 months are up, I know you have to leave Thailand. My question is...At that point can i just make a bus run to Maylasia and come in on a tourist 30 day visa free. and worry about extensions once i get back in, or do you have to be out of Thailand for a certain amount of time after the 270 days/9 months????
