@@francescag6889 No, I do not. Westlake is the most affordable New Construction community in the area. You can get homes lower in price but probably not new construction. Have you ever been to the area Francesca?
@@LIVINGINPALMBEACHFLORIDA Not yet. I am in the process of selling my home in the Northeast and probably going to rent for one year. Not sure I can survive the hot Florida summers. Lol.
Westlake was one of the worst things Palm Beach County politicians approved of. Some rich billionaires from Canada and NY came to the small rural community of The Acreage and Loxahatchee and bought up an old orange grove farm known as Anthony Groves. And they neither did the politicians care about the people that already live out there. They moved there to get away from the city. The approval of this town has made traffic a nightmare along with the taxes and water quality.
@@LIVINGINPALMBEACHFLORIDA I owned horses that I boarded out there, and I have family and friends that live (or should I say lived) out there. When Loxahatchee and The Acreage were being planned, it was actually sort of a planned community with an HOA included in the taxes called Indian Trail. The main purpose behind this was to create a pool of money that would have lawyers on standby to fight off anyone who tried to destroy the way of living. There are even clauses on the minimum of acreage you could subdivide. In The Acreage, you could have no less than 1 1/4 acre per resident and in Loxahatchee Groves, it was no less than 5 acres per resident. When Westlak was being proposed, it wasn't even being sold as a city. It was actually called Minto West and it was supposed to be a gated community. They originally proposed 6000 homes, but the citizens of the community rejected and took it to city hall. Minto West came back with 3500 homes, and again, the residents rejected. Then it was put to a vote between all of Palm Beach County commissioners. The one serving the Indian Trail community was the only one who rejected it. All the others were for it. The ones in charge of Palm Beach and the City of West Palm Beach wanted the housing district so they had a new place to put all the "riffraffs" that way all the land in Palm Beach County from the ocean to the Turnpike would be saved for the rich. One commissioner from Riviera Beach made her intentions clear. Her name was Priscilla Taylor, and the only reason why she approved was so she could "stick it to the rednecks" and push them out of the county with high taxes and regulations. Because of this, everyone I know that lived out there sold their homes and moved. Most moved to the mountains of GA, KY, TN or NC.
Sorta both are doing that. Love to tell you about it Odoacer. Don't go to the community directly! give us a shout. We would love to help. 561-781-7821.
Hi Ryan! No; prices are the same - BUT ... The builders are offering aggressive incentives these days. One builder in Westlake $20K. It will be interesting what they do after the new year. Do you live in the area or out of state?
Im very interested in the condos they have there. I spoke to someone there already , I just saw your video and you said is good to have independent representation. Is it to late for me? I want the best interest for me.
Hi Alvaro! No, not too late. If you call in, it is not a problem. They probably assigned a consultant to you but that is not the end of the world. They will still allow you independent representation. The bid problem arises if you walk into their sales center directly. Reach oyt and I will explain - Ray@LivingInPB.com - Regards, Ray
@LIVINGINPALMBEACHFLORIDA Yes. Very Beautiful. But I live in Fort Lauderdale, Fl west of I95 and everything got flooded out last month. House, card etc... So I'm really trying to play it safe moving foward!
I don't blame you. Most of Westlake is Flood zone X - Which really means no Flood zone. We work with a great insurance agent here who can explain the difference and ins and outs if you like. Just reach out, we can connect you two. Great to have you to our channel. Regards, Ray

Do you think prices will start to come down now that mortgage rates are going up?
Nope!!! Westlake is over priced and that is how they get suckers. Move in a find out your neighbors hate u.
@@bwilliams7686 Sorry you feel that way.

I know there are some people in the area who wish Westlake was never created. Florida’s newest city. Do you live in Loxahatchee?

I had heard parts of this story. Do you think some people moved to other parts of Loxahatchee instead of out of state?
@@LIVINGINPALMBEACHFLORIDA Doubtful. If they stayed in the states, then they moved up to Okeechobee county, Polk County and Ocala.
Can’t decide between Avenir and westlake. I heard westlake wants to be a self contained city. Which is what I prefer.

Sorry but a lot of whats being said isnt that bad. I am coming from the northeast and Florida is no where close to how bad its up here.
I hear that a lot. From where NY?

I see!
Beaches are 1 hour to 1.5 hours away. Lucky to get there that fast depending on time of day.
Actually, the beach at Palm Beach is less than 20 miles. In current traffic it is 36 minutes. Have you ever been to Westlake B?
Google map says west palm beach is pretty close
Not even close. Maybe half an hour, depending on traffic
FLOODZONE????
It really depends on House to House but - For the most part the majority are in Flood Zone X. Have you visited Westlake?
