For those who don’t know the 2nd ending it’s the bad ending and goes like this, the landlord has already died by Mameshiba before the deliveryman arrives at the apartment, and the subsequent fate of the deliveryman who finds Room 404 in a deplorable state also remains unknown.
Ending one, the deliveryman runs away but couldn't shake what he saw in the apartment so he went to the police. The police determine Kohei has committed suicide. And Kohei's spirit may still linger in the apartment. There are no mention of the landlord and no first person pronoun

The story of this game is actually quite sad and it reflects on how certain people view on disabled people.
Kohei was a disabled person who unfortunately moved to an apartment complex that houses disgusting people who discriminated him and treat him badly, (the people who Lauren delivered their package and money.)
All Kohei wanted is to live like a normal person so he attempted to socialize with the people living at the apartment complex. Unfortunately, the people who live at the complex sees him as a leech to society and economy. They discriminate him, bullied him by blocking the 4th floor elevator and stairs so that he would go to the 5th floor instead and walkdown the staircase to the 4th floor, and other more horrendous acts.
The landlord is also a horrible person who probably not only discriminated Kohei, but exploit his welfare salary by charging his apartment room 30,000 yen more than the rest of the people living in the apartment complex, (40,000 yen was the original price but the landlord charged him 70,000 yen.) He knew that he's getting money from welfare and took it as an opportunity to steal some of his welfare salary.
There are two theories regarding Kohei's death.
Theory 1: Kohei commited suicide due to the rudeness and discrimination he had experienced living at the complex. It is also hinted that Kohei might be suffering from depression. The landlord realized it and rather reporting it to the police, he hid his body into his fridge and presumably use his welfare document to receive money annually from the government.
Theory 2: Kohei was murdered by the landlord, (and probably the 5 people Lauren met are also a part of his murder), not only to get rid of him due to his disability, but to get his welfare salary and receive the money that Kohei owns.
Endings are up for interpretations and I would recommend watching explained videos about Chilla Art's game.

It's true that Japan doesn't let you leave the package outside. They can only do that when you choose the option "unattended delivery" (depends on which delivery service have that option, but Amazon did have it I think)

@@ariarichards- No, I just learn about it from a Japanese RUclips and from a friend that used to live there. And yes, the number 4 is unlucky cuz 4 in Japanese is 四. And 四's onyomi is し (Shi) (Onyomi means how you would read the Kanji as closely as to how it would in Chinese) and Shi sounds close to the word death "死" (Shi). This is why in Japan and also China, Vietnam (although Vietnam don't use Chinese word, there are some Vietnamese words meaning that were orignate from Chinese), the number 4 is consider as the unlucky number
