Last vid of the year guys and this one is a doozie! Which of these two was your favorite and what property was your favorite of the year?
Both apartments have pros and cons, but it's just my personal opinion
It would be interesting to see how the interior design is laid out, so please try to show us that if possible. Even if it's a YT shorts.

Totally prefer number one. That openable living room is so nice and that sunken living room makes this apartment one of the nicest i've seen so far.
And that skyline over the main balcony, wow!
number 1 is my favorite. that private little balcony part where your neighbors can't see is the best

that 'sunken living room' is hardly sunken enough to be anything more than a trip hazard in my opinion. Cool on paper, not so much in reality. Would've been amazing if it'd actually been a 70's conversation pit though.
One of my Uncles used to have a house like that, the living room was a sunken one, that house was so cool, it was a pity he moved out of it when he got older.
Yeah I was thinking that too, they should've at least used different colored floor panels so the height different would be more obvious or at least a trim or edge

That first apartment has an amazing distribution to throw friend gatherings and parties almost every weekend.
Yeah, they both screamed frequent cocktail party to me which makes sense with it being in an area where "entertainment and political elite" live.

It's nice to see really unique layouts that are still really practical. Most "odd" designs I see in Tokyo are so weird that I can't imagine they'd appeal to many people, but these are both really clever. Well done to the designer.
It’s funny that in a older vid people complained when a bedroom was right at the entrance, even though it had a frikking door to close when quests are there. While now the bedroom are actually the entrance hall and zero complaints…
The saying “stupid like a American” is really coloring the comments these days.
Keep showing us these great properties Alex. While the price point may not appeal to the typical working class it is still interesting to see the design and ideas of modern Japanese architecture.

The self-closing sliding doors are a nice feature. Small detail to the overall apartment, but you do not see that in Texas.

Great video! I would like to watch the whole video about building laws in Japan, you mentioned a few times that apartments cannot have central water for heating, gas (if I remember correctly). That's fascinating topic

You always come up with unique and highly desirable properties. It’s puzzling that they’re for rent and not for sale. Wondering how many takers at $20,000/mo. Pretty sure they are already rented out by now, like he clearly said in the video, this area are for the richer population. This is not for the shoebox living, poor people.

@@DHJakon If your kids cant do steps then I dont know what to tell you. I have steps into my house, onto my porch, from my living to dining area, and from my backexit into my built-on garage and my little ones do just fine. If 1 step is a danger to your kids then there are other issues you need to address.

@@KeithSchwerin think its more abt how theres just steps suddenly in a living room and its easy to forget they are there. steps on porches and between rooms are to be expected so we naturally remember they are there, its not comparable. i can totally see a tired kid walking in the living room, forgetting the floor drops randomly in the middle, and slipping.

Number 2 for me. Better layout.
190 sqm is basically a house, and given that it's only one bedroom, that leaves you with a ton of space.
Also Daikanyama is imo pretty much the nicest place you could live in Tokyo, super central and close to both Shibuya and Ebisu and yet quiet and charming.
So even though the price is still insane of course, given that it's essentially a really nice house in the middle of Tokyo I'm not too shocked.
Shows how spoiled I'm getting with these videos in that not having a kitchen disposal or larger fridge nook is deal breaking 🙂
Aside from the fact that both apartments are way too expensive for me, they’re quite tempting. I’d probably choose the second one and use the room designed as a guest room as the main bedroom, even though it doesn’t have an attached bathroom. As a European who mostly just showers and only takes baths occasionally, that’s fine by me. I’d turn the actual master bedroom into an office/guest room, which I honestly prefer anyway, especially since that room leads directly into the kitchen/living area without a separating door when you come up the stairs.
Definitely the first apartment for me,

I gotta say I prefer the 1st one on the basis of the larger space in the main area- the second looks a lil more awkward to place your sofa...s...3/4 probably with that kind of money ;P

Personally i prefer the lower budget video series, it keeps the dream alive for those of us that are broke. or a comparative series, places of the same price but further out of the cities to show the value for money. But i know your business if a higher clientele so it makes sense for these higher value videos.

Definitely Apartment 2 for me.
These apartments are so cool! In the western US especially, all apartments are identical. An apartment built in the last 20 years in Phoenix is the same layout as one built in any other of 30+ states. I hate it lol.
Can hardly call those buildings for houses, when they are made out of cardboard. The US are definitely a third world country in every category by now, and now it’s about to burn down.

I know we seen a rare few outside of Tokyo but is almost only tokyo are is there also some upcoming in osaka or Saitama at some point? ( btw I'm from erup ( Scandinavian to be a bit more precise) and have been to tokyo. 8 hours only though. Spend most of my 2 weeks in osaka when I when to Japan. Going back there agen April 2026 going to Saitama. Osaka and tokyo spread out over 1 month)

Those appartements look very stunning, absolutely love them. Very modern and liveable (although 3 balconies feels a bit like a waste of space. lol) But the rent are ridiculous! For that price you can already buy your own small propertie outside of Tokyo lol
Not really, since after you have bought the property you must update it to the current earthquake standards and regulations and that’s expensive as heck.

I would of liked the balcony at 6:18 and 10:58 wrapped around the garden. Not only is it annoying, but it just seems like a really strange design choice.

if you’re unlucky to get old that way, i doubt more than a third of 80+ would have issues with this, or any stairs. My family it’s i’d say a third.

If I had to choose one, I'd pick the second, and yet I can't explain why. They both are too sterile looking for my taste and certainly not in my price range. I loved sunken living rooms in the 70's, but when you get to my age, it's not something I find desirable. I do enjoy viewing them though.

Being old and clumsy, I'd rather avoid sunken living rooms. Other than that they're beautiful apartments I could never afford.

Thumbnail made me think that holy hell, 20K per month for a *single room* apartment? Seeing as how where I live, 1 bedroom means like that you have your kitchen/kitchenette, dining area, living room AND bedroom in the same room. Kinda like a hotel room. With a separate bathroom & shower (bath if you are lucky) room.
Master Bedroom where your view is just another house wall xD Who thought such design is good? Usually master bedrooms are placed so that the view outside is nice and room is spacious. This one has also the stairs taking space
Good luck getting a good view in most of Tokyo -- it's extremely dense here so most places don't have a view at all
Why are all modern homes just pure white? Make colorful homes great again! Still really nice properties, though.
Same for cars. Available in white, black and 3 shades of grey.
A good theory I've heard is that muted colors are so popular in homes nowadays cause we are showered with bright pastel and neon colors everywhere else due to all the advertisements and such. So a muted home feels more relaxing
A white base also makes it much easier for the resident to add their own touches as white and black basically goes with everything; little need to worry about clashes
pricy in my opinion but if I had to choose I would choose the first one.
I cant imagine going to the "guest room" in the second apartment when its raining and freezing outside. weird idea

If you want privacy, move to the middle of nowhere
While I enjoy some of the features and will be borrowing some inspiration (Especially those balconies, the First Rooftop Balcony especially) the sum of the whole doesn't do it for me. Especially at that price. I can see it for someone like a high end host or entertainer who needs to be splashy but overall it just doesn't feel worth it to me.
Toilet door goes the correct way, prevents guests from looking into the toilet.
As for sunken floors, no thanks. Good way to twist an ankle.
Can I put a clothes line up to dry my clothes?

I wish that they moved the bedroom from the 1st one up ,why do you need that 3rd terras a wasted space.
Here is what I would like from this channel going forward, 1 have weekly videos or atleast not every 2nd month and have a fixed schedule, and 2 have a good mix between newly built things people can actually afford, and mixed in glam like this is also interesting.
His messed up uploading “schedule” is the reason I don’t subscribe nor recommend his channel to anyone. I simple check in once every year to watch the few videos he have uploaded and then I jump over to the more serious content creators.

Not worth it I would say, since even if you bought the apartments you would still have to pay monthly for the land they’re on. And it’s the land most of the current rent is going towards anyway. If you want to buy a apartment, buy one where you also buy the land they’re on at the same time.
I’m not saying these apartments aren’t worth the price tag, heck I’m surprised they’re not at a higher price tag. But they will not be worth buying when you still have to keep paying for the land they’re on. And you can’t buy the land because then you would have to buy the entire building and that’s more than just two apartments in it. So yeah…
Taking that into consideration then maybe buying a house would be better, at a higher price point. Then you don’t have to think about the land not being yours, because it’s the land that is the most important, not the actual building ^^’
For that price it's extremely underwhelming. I love the outdoor spaces in the first one but is it worth that much to have a rooftop? nope. They're nice but not 20k a month kind of nice.

190 squar meters..... that is 60 more then my house (6 room) and 60 sqrm is a 2 room over here.......
