Mate I wish to share my little knowledge I now about auction. At the auction, the $20000 is a guided price (at least in the UK and Europe. Now you can’t bargain by asking the auctioneer to reduce the price. Rather, as a guided price one has to bid (that he/she will buy) for the guided price of $20000; then whoever is interested in buying it will also bid (higher- for instance $20056. Then who ever also is interested will ave to bid higher.now, if no one outbid the last bidder, then the auctioneer will hit his table with a gavel to indicate sale if the item, house what have you to bring the sale of the item to close. U did well to explain that mortgage is a lone to buy a house. Well done .everyone in the UK (being rich or poor) provided you r working and you’ve done that work for over 5years, with good credit score, can get a mortgage provided you meet the criteria. Clement, your analysis is good but a few points you made is not accurate. You made it seem like there is definitely going to be residuals from the sale and so Michael Essien and his wife will make a profit. Residual isn’t guaranteed because if they haven’t paid their mortgage for 5 years, the bank will be charging compounded interest on those nonpayments for the 5 years. There will also be penalties and other charges due to the nonpayment. Whether there will be any residual left depends on how much the bank is finally able to sell the houses for, the outstanding mortgage balance, costs incurred by the bank and receiver during the foreclosure process, etc etc. People don’t default on their mortgages as a strategy to make profit. They typically default when the amount they owe on the mortgage is higher than the value of the house, which means there is no residuals to be had!

Who told you that? Michael can only get something out of it if the house sells more than what he owns in the bank. Let's say, he owns the Bank $12M and the Bank then sells the house for $13M. Also, remember that there are auction fees and other documentation fees that also will be deducted from the $13M. So, therefore, they will first take their $12M and use the remaining $1M for any other charges.
