Unfortunately, you’re not gonna get $650k for that location. Also, rooms without closets are not considered bedrooms, but they did have windows in them right?
I love your videos, Rob! Makes me want to move back to good ol' Chicagoland. I especially like the fact that you show buildings on the South Side. My grandfather bought a two-flat at 7918 S.Evans (still standing) in the 1920's, but he was killed at work in 1930 (the beginning of the Depression) and the family lost the building. I always wondered what the building looked like inside when he briefly owned it. A two-flat! He must have been so proud of it, having grown up with nothing in Ireland. Anyhooo, I love your videos - and I REALLY like this building.
@@famousnobody7574 I actually like the wooden porches, it's just that the city of Chicago will come after you if something is wrong with the back porch. They take those very seriously
What are the rules for an English basement apartment because that could easily be converted to two 1 bed 1 bath units but as a retired person I would take a long hard look it's been a while since I've lived in Chicago yes I would.
Timothy right. Its the hood😂. I know!! I would say thoroughly check the remodel work(permits, etc). Not a bedroom if no closets code wise. But being from "the GO", A good landlord tenant lawyer, and a collection agency it probably would make a good Section 8 property. Maybe.
The drain was probably stopping up. They ran the pipe outside so that the water could run more freely and not flood the basement. I’m guessing this because I had an older building and it happened to me. A lot of buildings owners don’t want laundry in their buildings because of that problem.
Again the price should reflect the neighborhood so I am sure the price for that 6 units is bout 250k no more then that cause it's in the hood BRUH SO KEEP IT 💯 PLEASE

@@Michelle_Michelle___ It's really just a term we use in Chicago that stands for the number of apartment units, so a 4 flat is a property with 4 apartments for example
@@Michelle_Michelle___ I believe that originally we used the term flat for a specific style of multi family property, but now a lot of people in the Chicago area just use it for any 2-4 unit property 😂
@@baileyacres That makes sense, thank you for explaining that! Yeah I understand it better as a multi-family unit, it’s not an actual apartment complex but rather a home that has multiple floors and they are separated per family.
Yes we can hear the kids upstairs, and yes they're going crazy. Love your Content, especially when it comes to investing in my City

The units are nice looking, but the bdrms are too small & like you said, that’s different for a bdrm not to have a closet.
Something I definitely would buy!
Nice
Rob always starts his videos shaking his finger at the camera 😂🤣 I always find that hilarious.
@@derricklangford4725 that's my signature move 😂
I would turn the basements into one bedroom apartments or studio apartments🤑🤑🤑
I wouldn’t

For those not familiar with Chicago area, this building can generate between $6,500 and $8,000 right now,
What’s the issue with wooden porches? The metals one rust in a few years & slippery in Chicago’s winter.

Would not want my closet separate from my bedroom. Would not rent or purchase. What was the thought behind that idea?
How the hell a bedroom not have a closet, my bedroom closet can almost double as a spare room.
They can’t call it a bedroom without a closet or window.
A bedroom doesnt have to have a closet to be a bedroom@@famousnobody7574
That pipe in the basement is for the washer drain. It was most likely stopping up.

It possibly drywall the hallway to maje closets (in hallway) It looks very narrow. narrow. Probably all that will be show on codes.
Nice building. Wondering if they will put washers and drivers in the basement? Also, need to see what's going on with the pipe in the basement.

Nice building don't like closet in the hallways deal breaker and no address of what area thou
So not its ok to have the closets on in the hallways for the bedrooms....
I’m an investor I would like to see this property is it still available?
So what exactly is a flat? Is this just one big house and it’s been divided or created into apartment units? Or are they actual apartments?
