    We met up with the Dugards from Dugard Property. They have a property development they are currently doing. They will be converting an old office building into 4 flats.
    The dugards currently have 29 properties they are doing at the moment.

    I was just thinking of doing 2 properties a year,,, converting houses into 2 flats..... so by the end of the year I would be receiving rent from 4 flats..... I would love to end up with 10 properties give them to a agent 5yr contract!!!

    Really interesting project & just around the corner from me, ironically I was trying to find that accountant's details last week and didn't know they'd moved.
    In Wales you have to go for fully planning on these conversions and there are currently massive delays with the Cardiff Planning team. I wonder how they accounted for that with regards to their lending and presumably they keep the project below 5 flats in order to get around the affordable housing clauses.

    How do create new leases for the flats? Do you wait and find a buyer and then put the new lease in the buyer’s name? Or do you put the new lease in a third party name and then transfer it to a new buyer

      They started off asking friends and family but the majority is through putting yourself out there on social media

      @@FontaineBrothers can you give a example,, like,,, a investor loaned them 500k for a house,,,, what will the investor get out of it,,,, and is it like a monthly repayment back to the investor,,,, or will they wait until you finish the project,,,re value from the bank etc, and pay them back in 1 big lump sum,,,, could you share a video on something like that....
