Curtis funny story. I'm about 30 miles south of Charlotte North Carolina. They did an expressway Loop around Charlotte so you can imagine the construction All Along The Loop. They built this really hotsy-totsy resort with hotels golf courses really expensive houses one of the most upscale neighborhoods in the area and then one day the wind shifted and the people who bought these really expensive homes realize that there was a sewage plant just 45 miles to their West very funny.

One issue we have is getting into the mindset of wondering about future threats. I've seen people who thought they had a great place in the country suddenly be faced with a big mining operation coming in down the road that ends their serenity. Cell towers springing up out of nowhere all of the sudden is another example, or a feedlot. One thing I find good to do is talk to the county planning department to see what is on their radar for an area, if they will tell you. Some are pretty closed mouth. Also looking at the comprehensive plan for an area is good to see what is envisioned and allowed for use in the future. But with a conditional use permit, just about anything can happen. I have lost just about all faith in local officials protecting their citizens like they should. Deep pockets tend to win.
So true money gets paid to officials and sell out the people. I see it all the time.
Yes, this is unfortunate. The harder the access, the less likely these things will spring up. But, then getting trucks to deliver materials/dwellings to your property may be unfeasible. Biggest truck I can get on to my block is rigid tilt tray.
We have "landscaper" neighbors that are spray happy and use toxic laundry products. All their toxins waft over to our property. Investigation of the neighborhood habits is something to consider.
I just discovered your channel last week and have been binge watching...of sorts lol.
My fiancée and I have been most fortuitous in the home and treed property we found - we believe it was providential - here in rural small village near small town Quebec. It's not exceedingly hot in summer - but hot enough for the pool. The winters are very cold with plenty of snow, so our well is always full.
We're situated near a family gravel pit operation - where we buy good topsoil and they allow the small neighbourhood to wagon over and dump our excess yard debris - leaves, grass, fallen trees and branches.
We're surrounded by well run, responsible chicken and agriculture farms, maple sugar bushes and small, sustainable logging operations - for firewood.
I could go on about the house, garage, location - there's a monastery not too far that makes great bread and chocolate - but suffice it to say, we're all right.
Good points. Many people zoom in and focus on the internal details as they're looking at a property and they forget to zoom out as well.
Interview potential neighbours. Was on 5 acres and had to move. Now on 70 acres. Bigger buffer the better. Good info Curtis!
Our most likely major threat is a fire storm as is yours. I run my goats clear around my house in a set of fences that inclose a driveway that circles my house, gardens and greenhouses. I also use them to keep all areas eaten down low on the downhill ares where fire would prevail.
Context is the most often forgotten piece when looking at sites. I've red flagged at least a few dozen sites in hundreds of site assessment consults on these grounds alone - highway noise is one many don't observe at first only to realize once the leaves fall off and the wind blows just wrong that is a big issue for them.
So true. Bought our small property 6 years ago... from my suburban life it felt soooo waaaay out in the country. Now that we live here I know we're actually on the main drag! LOL. Still 25 miles from the closet large cities... but if the zombies start walking... they will walk right on our state road.
I ended up buying in a fairly high risk area for bushfires here in Australia, tbh it's not where I would have chosen had I more funds but I'm here now on the land and learning. I don't plan to stay long term, but we'll see what happens, this summer that's just past was very mild.
Excellent advice Curtis. You do great work. For those who cannot start from scratch, also consider this. There was a wave of homesteading in the nineteen seventies. Those people are now facing old age. Many are looking for a way to either retire into a nearby town or village, or of sharing land so they can stay put. Sadly, the powers that be are creating more regulations that interfere with creative solutions. I had hoped to somehow make it possible to give young kindred spirits a leg up. I ended up just selling after all. Anyway, it won’t hurt to befriend some old hippies….
I knew that however many people do not so it is a good reminder.
Also, it is very important to talk to the neighbors because not only you can find info on what is going on in the area but you can check out your new potential neighbors as well.
Good advice man. Look out for those hydro tower and pipeline easements, large cell phone towers. Cell phone towers are in many places for coverage, ruins a lot of otherwise good properties.
I bought property a year ago and there are train tracks close by. Now all these stupid trains derailed, I’m freaked out

Not to mention tracks were used in the past for travel---- whether hopping the train or walking. 😞

That's a great idea, I was looking at a listing down in or in the vicinity of Cusco Peru because the temps down there are supposed to be mild all year with no extremes but it was damaged farm land, I guess it was poisoned or something but the soil would be unusable, it was less than 2.5 acres and they were asking $25K US for it.

Agree 100% at 2:10 . Windmills are great for pumping a family's water needs . If ya want cost effective electricity then build more nuclear power plants .

I bought my homestead 6 months ago I think I done ok from videos 2 and 3 so far but am worried about what's to come on the next few haha. Nice spot good orientation, just sandy soils and not much water but that's Australia cheers man
Last two years has been well above average rainfall where I am in Victoria- 1350mm for 2021 & 2022.
Yes same here but my sand soil has let it all soak away. It's nice and green now and hopefully we still enjoy more rainy years I'll build a dam

Your lines of trees are way too close to your property( home and green house.
You need more clearance around.
You may make Rock wall's around after clearing Up The trees.
In addition to those, railroad tracks and any chance of derailments and other chemical spills. Wind turbines....do your research! Farm land adjacent to your property using forever chemicals and chemical runoff.
What potential threats living near oil pump jack? Looking at a small, raw land acreage near one of these. Being an eye sore is one thing, could plants trees to block the view. Unsure of health hazards though. Thank you for doing these videos. Looking forward to your course.

Unfortunatly you can write almost all of the Netherlands where I come from only 2 places in this country might be suitable and that are the Achterhoek and Drenthe region IF you have enough money to buy rural property out there. The rest of the country is almost one big city, is below sea level and has a lot of pollution. I want to look in the Balkan region where property is way more affordable away from large population concentrations and polluting industries high above sea level..
Another sociocultural thing to look for- being in the path of a possible #EminentDomain situation.
Are there projects that statist central planners have started some distance away that might expand and put the property at risk?
Yes or easements. We have a few examples of those in the course.

Nuclear power plants, gas and oil wells, trade winds. Takes people to run or shut them in, most oil and gas wells will be on fire. Can you say H2S gases.

We don't have one. We have satellite internet and can use a phone through that.

We only use wifi temporally. All our internet is hardwired with Cat6b cables all over. So, we don't need to use wifi for internet, but sometimes it's convenient if I want to use my cell phone. We use the computers, hardwired for most internet.
First to go when they come, are the ones that aren't in groups.

I'd be more thoughtful about blaming "crazy liberal policies" and anything "liberal" to describe the things you want to get away from. There's plenty of people with traditional liberal values that are pursuing more rural, self-sufficient, ecologically balanced lifestyles. why alienate them? I think this movement should transcend political labels, especially now that the traditional definitions of liberal and conservative have been so badly polluted by the MSM and people on both sides behaving in bizarre fashion. It's your channel, your content, but I'd leave politics out of it unless you're discussing a specific law or policy relevant to the mission of the channel. Ha, I was going to say ANY land that seems reasonable around here has 1: transmission line views, or 2: chicken houses nearby.
Antibiotics in the water supply. Disease that can spread to your backyard flock. Runoff if the waste isn't handled properly.
The smell of ammonia from large chicken houses goes right thru everything and will make your nostrils burn and eyes tear constantly. 😭
Not to mention the gazillion flies that come with that smell.
