      Well I'm only 4 minutes into this video and I'm annoyed already this guy is the worst salesman I've ever seen and if it's anything like you say, I'll expect higher than normal prices and if that's the case I would not buy because this salesman should not be working for something that's high-priced

      @@colin_nizer I think he is new, like a trainee. We all start somewhere, and he will improve with time. I overlook that and just look at the property and the features. I especially like the maid's room. I would not use it for that, but would use it for my own little secret place, maybe put in some art that no one sees but me. I think it's an awesome property. I feel that it's out of my price range, but that can change at any time.

      He was put on the spot to be using English. Even though the Philippines promotes being multilingual, having the conversation skills in all those languages is a completely different thing. Plus he looked wicked young/ probably inexperienced. Some people have the right people skills right away; for most it's honed over time. For myself I'm bilingual (Spanish & English), can sell in both languages and had done retail electronic sales. In the beginning I was terrible but over time something clicked and I became one of the best in my location for the last 4 years I was doing. I have moved on from that type of job though.

    Beautiful!...but it seems the developers must ALWAYS remember to put a GRAB HANDLE in all bathrooms in shower rooms because it matters a lot.I had to ask people to put a grab handle when I stayed in a Hawaii cottage in October 2022...when I stayed with my cousin, I also had to buy a grab handle and asked her worker to install it. Many hotel rooms in Manila don't seem to think that a grab handle is VERY IMPORTANT, whether or not the person is invalid. Thanks for this lovely presentation. I am looking for one, too but in the next two years when I leave Europe for good, after five decades. Happy healthy 2023!

    hi B&M, good video. you mentioned the range from p20MM -p75MM, but could you share the square meter and cost of the 2 bedroom specifically?

      They have different size 1, 2 and 3 bedroom as well the three bedroom come in penthouse too. We don't have all the prices but I do know the 3 bedroom that isn't the top floor and approx 240 sq m he said was 55m. You pay more for the top floor and the extra Sqm. If you WhatsApp message the number in the pinned comment (if you are not in the Philippines) you can get the greater details. The unit sizes are all on the internet if you search Shangri-la Wack Wack. Its just the prices the agents keep I believe

    Guys - for what it's worth - It's my experience that properties actually sell for about 40% off the asking price. So when someone says it's for sale for 10 million pesos - what they are really saying is that if you have 6 million pesos - we can close tomorrow.

    Beautiful condos, but according to Reekay, Never, never, never pre-buy a condo in the Phillipines until the building is completely done. Way too many never get finished..or are delayed for years... especially if the parent company is in China. I tried to look up their parent company, but there are too many companies called Shagrila... couldn't figure out which one this is.

      Shangri-La is owned by a listed company. It's not that hard to research. As for pre-sales, I've bought three presale condos in Manila and they've been fully leased for the past five years. You have no clue about the Phil property market.

      @@happyguy7836 Reekay is a low income foreigner that has zero experience with Philippine RE. Why would anyone take advice from an old low income foreigner that is too poor to live in his home country. Just think about it, if Reekay is saying don't buy presale, why are there hundreds of fully built condominiums in Rockwell, Makati, BGC, Eastwood and Ortigas. Most of those condo buildings were sold out at pre-sale. In fact, Developers require a development to be pre-sold at 70% of the units for them to even start digging the foundation. The fact that these CBD condominiums exist is purely because of presales. And here's one fact Reekay doesn't know - Developers will increase the price of the development by 1.5% to 2% every month after the first Presale. A condo project usually takes five to seven years to complete. By the time the building is completed the price of the condo has appreciated by 75% to 100%. That price appreciation is the reward Presale buyers get for buying into the project early. Reekay thinks all developers in the Philippines are crooks which clearly indicates his bias and ignorance. Developers like Ayala Land, Robinsons, Shangri-La are all reputable and deep pocketed companies that always delivers.

      @@BiancaBeyond Shangri-la is one of the best luxury hotels with about 100 locations worldwide. They rank up there with the Four Seasons and Ritz Carlton. The reason why I bought their condos is because of their hotels

    Thanks for the info but yeah way over our budget for sure and Manila, "no thanks" don't want the big city thing anymore so we will be sticking with Iloilo as planned, the place we are looking at and purchased a unit is in Jaro Iloilo "Glade Residences" by SMDC developers, completion for 2024/2025, affordable but yet very modern units

    What has always held us back from buying, is im told the condos are for only 25 years due to the environment and earthquakes. So after 25 years you don't own it anymore. This is what I have been told.

      That's true. Very few land are owned by condo owners. I like Cityland condos because we own land outright. This is because they buy land and build on top of it unlike other developers who just enter into a lease agreement with the land owner so they don't pay for it then passes it off to future buyers as part of monthly fees.

      Many folks after living and growing old in their 10,000sq ft homes usually like living in small condos nowadays.
      Let the children take care of the bigger homes. Likewise many also buy 2nd "vacation condos" even if they have their own landed homes.

    Nice but totally overpriced ..real estate will drop in Asia..of course shangri-la is a premium place..however once you step outside there is nothing to see than traffic..I used to live at wack wack..you have the nice view ..however i dont want to be in such a building when earthquake happen..and they have tremors every day..nice condos but that is not for me..

      Same applies in earthquake prone places like California and Japan yet people still live in high rise buildings. I can also argue buildings are more earthquake proof than houses. This is why condo buildings in Philippines need an extra two years to build as they install anti buckling systems. As for your price drop forecast, that's anyone's wild guess. But if you're really sure, put all your money on a Short position in property stocks.

    Is not a freehold property....60yrs lease. Is not worth the money as Manila traffic n air pollution is always terrible. U can build a big mansion that come with land for less then P75mil in Iloilo or Cebu.

    Never buy any condos in the Philippines! Learn about the 50 year rule! The land owner after 50 years can sell the land and pay you whatever he wants. So your expensive overpriced condo with a low rate of return as an Airbnb when you’re not there, will turn to shit. There is no homeowner association who owns the land. There is no HOA certification and disclosure of their financials. What happens with no sinking fund reserve & you are hit will massive supplemental assessments? There are no restrictions of owner versus non owners. Think people and walk away!

Manila is supposed to be an English speaking city - the sales person can barely speak English and his personal presentation is awkward.... compare that to the Bangkok tours from Thailand --- well spoken girls who look attractive an can speak English (??) Not what we'd normally expect...
