The comment about not buying now makes no sense. Now is the perfect time to buy! It's a buyers' market, you can't try and time the market perfectly. Competition is low, Prices are low, Deals can be found and yields are high for investors who purchase the right propwrties. If you buy when it's a sellers market that's stupidity
