Rent එකට ගන්න උන් rent එකට හරියන්න ගේත කාලා යන්නෙ. අන්තිමට maintenance වලට සල්ලි ගියහම හිතෙනවා. FD හොදයි කියලා.
True, One thing is the bad attitude of our people. and the other thing is SL should have proper practices like in other countries where the local authority saves the previous records of tenants as to how good they used the rented properties in their history. So tenants are scored based on their proper usage of the house. So bad tenants cannot get rented space theater if they become blacklisted. I don't know when SL would adapt these best practices at least learning from developed nations. This is why our country lagging behind, either authorities behave as if they are blind or they really don't care to take the country to the next level.

Eththtama oya kiyana widiyata ehema hithanna nam hyperinflation wage situation ekak create wenna oni, eth mam hithannene eheme wei kiyala. Normal levels of rupee depreciation and controlled inflation will not harm this calculation.

Can you please explain the scenario if someone has a land inherited from parents would it be wiser for him/her to sell it and invest it in more land which has potential to go up or would it be wiser to get a loan for 10 years @ 9.5% and then build couple of houses to give out for rent ?
At the moment considering the market rates the best thing would be to do a construction on your inherited land

yes renting a part of your newly build house to pay part of the loan installment is prudent, that is what I discussed at the end of the video

You have not considered tax for both. If you can comment on taxing and benefits.
For interest income on FDs or Dividends of shares, now its tax free. but for rental, the tax is there. still I'm sure that the core idea will not change

What is your take on buying an apartment in Colombo which has a rental yield around 5-6% , is it really worth it ? most of the apartments in colombo i see provides a yield which varies from 4 to 7 % which is not great but considering long term value appreciation is it worth it - would like to know your opinion
I have the same question... kindly make a video on apartment buying and then renting or using as air bomb..
In real estate, according to the prevailing interest rates, there is an optimum amount of leverage after, that is with borrowed money, the yield goes up till a certain point.

we go for a loan and do this investment to pay the loan in 5 years or 10 years?
Looking at current market rates that's ok, anyhow do a estimated cashflow analysis to see a better picture
