    That is an amazing and a sad story too. The landlord had clearly been ignoring the tenants reports of the problem and he was then expecting successive gas engineers to ‘sort out’ any issues on periodic inspection visits. Tenants run the risk of having notice served on them if they are too much bother.
    Amazing that the boiler was still working at all and a shame the previous gas engineers did not follow through so diligently as you did, but I figure they would have met resistance from the landlord for any additional work over and above the inspection fee.
    The tenant struck gold when you turned up - let’s hope the landlord implements your recommendations.

      shame for landlord, not for the previous engineer who be instructed just for safety check and can not get paid for additional job.

    Appreciate the upload, this video helped me diagnose my problem and resolve with a burner clean (was worse than the one in your video)

    I was told by Baxi never to wash the burner out with water because it can crack when heat is applied and possibly if not perfectly dry water could trickle into the fan exhaust and find it’s way into the electric motor . Have you ever been told this and is it something you are still doing now , nice to hear your comments . Regards Frankie

      @@ryandow3954 I should be doing it tomorrow, I’m a little concerned that I’d it’s been leaking for a long time that the condense water may have Damaged bottom of hex where it’s been Seeping through , well soon find out when I pour a litre of water through the flue 🤷🏽‍♂️

    Hi mate ive got a potterton promax(same boiler) which fires fine but after 20 mins starts making vibrating noises then goes off, co2 was 7.2 whats your thoughts

      Co2 is too low , that needs to be around 9% , after about 20 mins it should be modulating down hence why co2 is so low , these gas valves are very sensitive to adjustment 👍🏽also check condense is clear but my money is on the co2 being to low

      Officially yes , I had a baxi engineer out on warranty call yrs ago to one of these boilers with co2 way out engineer just turned up and adjusted the valve advised that’s what they always do , I’ve had baxi techs tell me do it aswell in the past

    Fuk doing that on a landlords cert! Would of walked in and back out, whats the sump seal like tho change?

      Easy enough 4 bolts and it drops down , depends on weather the bottom of the hex is damaged as to weather it seals again 🤷🏽‍♂️

    Flow switch on this boiler is in a really stupid place , bad design
