    This idea works for more than just farming. I have friends that rent Beach side apartment and turnaround and use them as airbnbs. Creativity can often overcome low starting capital. Anyways great video I enjoy watching your journey

    I pulled up the county satellite maps and selected a handful near me. I cold called on one that seemed to have a residence. Scary walking up to a front door unannounced in our neck of the woods!
    The owner was a super sweet fellow. Been there a long time. The place needs some TLC, but I think I can get it back to production pretty fast.
    The guy was interested! Crap! Now I have take some action!

      @@lionbearcat hey there. The one noted above fell through. Their kids talked them out of it! But, I found another land owner who is letting me use a small plot as a trial. I continue to reach out to folks. Not a fast process, and it is difficult when you don’t have a phone number!

    This is the app we used to find who own some ground that we seen wasn't being used in the area we lived in. And now it has turned into something great for us. For sure do not be afraid to make that jump and talk to people.

    Maybe you could get a sublease from people who lease it. I assume most people run cattle in your area so if you can convince people to let you run your sheep on their land 1 month a year as weed control and parasite management. Something I’ve considered with my goats. You would probably have to run them on bigger paddocks.

    I love this. Getting 60 acres this year and have already looked at all the surrounding properties. Some of it is already leased.

    Leasing land is a good idea. But always have a good backup plan in case things go south.
    Also got the Maremma Puppies
    My old Maremma seams to snapped out of her depression due to the loss of her sister. And now is in full training mode for the next generation.

    Google Earth is very helpful when surveying rent land opportunities. It will also allow you to look back at historical satellite images of the property so you can see if any animals were raised on it and how it looks during drought/flood years etc. Your county CAD website also contains the landowners tax contact info.
    Google Earth is also very useful for measuring how much electric fencing/water sources you will need and how many usable pasture acres you have to work with.

    A lot of people have land in CRP and grazing that is allowable. Their is plenty of non tillable ground out there that’s a nuisance to keep mowed and the owner would be happy to leave that up to someone else.

    Great tool to use. I plan to use this method once i have some experience. similar to how you are using it. i found that leasing is very popular in Texas so i tend to get told no due to not currently having run livestock or that they already have a leasee. so once i have a couple years on my small property i plan to start asking again and expanding.

    Leasing land is so cheap in US, here in Pakistan one acre on lease cost 500 to 700 USD😐

    Here in WV there is a huge real estate tax advantage to having your land classified as a farm, which requires proof of agricultural production. Many smaller farmsteads are owned by folks with 9 to 5 jobs and are owned for the sake of having land....but without a farm classification they pay much higher taxes. As such, significant tracks of land can be leased for free for the benefit of having it classified as a farm. I run an apiary and set up bee yards on "leased land" for free for the benefit to the owner of being a farm....and of course a few jars of honey. Before retiring and becoming a bee keeper a neighbor farmed my land to give me the classification. That was and remains about 20 acres in crop rotation of small grain and hay. There are 3 generations in his family farming and if it wasn't for such arrangements there wouldn't be enough land for all the families to make a living.

    This is going to sound like a dumb question, but should I be reaching out to properties owned by LLCs? I live in an area where the majority of land plots are owned by organizations rather than private individuals. I have no livestock, and no equipment for that matter either outside of the hand tools I’d collected for my vegetable garden, but there is also only so much I can do with 1/8th of an acre. Am I better off focusing my attention on what I already own?
    My goal is to get into goats and sheep for meat and dairy, so I’d be thrilled with a smaller lot at like 10 acres or so. Something ideally that I can work by myself should anything happen to my husband

    I lease the small piece of land I’m in now, since September 2020. But I’m way overpaying. I might look for another property nearby. Preferably one with a well and electricity, septic and natural gas.

    I don't know if you are in USA or Canada, my husband and I had a land in Brazil and too many break ins and thefts made us to give up on it, after 7 years my husband misses it so much, and I wonder if leasing 6 months to raise and then selling in the end of 6 months could be worth, I don't know if it is too costly, because, I don't know where people start and how they start, that's how I came here to your video.
    I know how to raise, but here in Alberta there are more bureaucracy, I used to castrate my male pigs, here they say I have to call a vet, I used to buy the vaccines and medicines to my animals, just in extreme need I called vet and came to meet the best vet ever, I kept his contact because even online I can get my animals attended. My husband is afraid of leasing a place and the owner of the place kick us out when we put our animals out of the blue.

    Are you aware of a farm commodity price research website that includes honey prices and perhaps international since my farm is in Mexico? Thank you

      USDA honey report(s) tend to break it down. But the pricing is going to be highly variable as the industry is so fragmented and many are hobbyist/small businesses selling direct to customer likely at various price points and or premiums because demand is so high, and supply is limited (probably due to insane climate pressures).

      In my area, $30 per acre would be premium rate for land with good fences and water source.

      Thanks, Travis! We know the previous owners of this house and they were closely connected to surrounding land owners.
      That said, the phone # I got ended up being the owners cousin… so it’s not 100% foolproof. Lol.

    Downloaded the app and started looking for land in my area. That is my biggest hiccup to starting my own farm/ranch. Is it common that land doesn't have names on it or contact info?

      Most all of the land in my area has names and an address, so I wouldn’t say it is common. Hope you have success with your search!

    How many acres do you need per year?
    You'd have to drive 2.5hrs west of DFW to get to our land, so you probably wouldn't wanna do that, but yeah, I don't see why tons of folks wouldn't be eager to take you up on that offer.
    At $20 per acre, it's not nearly as profitable (10x less) as selling the grass and cover crops, but leasing is no work, by comparison.
    Seems like you could potentially scale really fast, if you got agreements, and were willing to do all the work! :p

    Whilst I applaud showing how to get land cheap, I also worry about lease hold land. You will spend the first couple of years improving the soil and constructing the infrastructure needed to run your operation. None of this is yours, its money given to the land owner so that he can get more money for his land if he decides to sell. As with all lease hold property you don't own anything unless you make stuff mobile and that is a whole lot of other costs. As a short term investment to enable you to get the required money to get your own land, then great. But if its a long term investment then its the same as a mortgage and with the way farming is now days debt is something you want to avoid as the farm wont pay all the bills on its own.

      Hi Footplate. I think this works because we can generate positive cashflow fairly quickly. The lease should be clear that all the equipment and fence you installed gets yanked up and goes with you at the end of the lease. Sure, you improved their pasture. A blessing to them for allowing you a place to farm. If you know your budget, the rent rate on the land must fit that budget. In my calculations, I think anything from 3% to 10% of my projected gross sales is acceptable.
      Would love to hear what others think.

    I truly wish that you would have not posted that app. My area has been destroyed due to rack hunters that are wiping out the bloodlines of our nice deer here. They would have found it anyways. Word of mouth works best imo.
