Hi! Thank you😄. Yes I am responsible for paying the rates and taxes, the rent alone is not enough to come them and I made the decision to lower the rent so that I could get a tenant quickly. With regards to paying back the loan, I am currently investing money into a rent to buy motorcycle business (and will continue to do so until the end of 2022) and if everything goes according to plan, I should be in a position to pay double the repayment instalment every month from that point on. I have a video talking about my motorcycle business and another one for my business plans for 2022 (you can check them out if you want more information)
New subbie here - awesome video. Which metric would you consider more important for buying an investment property? cash flow positive property or one that relies on capital appreciation? would be interested to hear your views .

Lol ideally I would love both, but when I was looking for an investment property I definitely prioritized capital appreciation (I think though this was a bit of a forced choice because in most of the areas I wanted to buy in, it was quite hard to find a cash flow positive property 😄)
@@LetsTalkPersonalFinance definitely cash flow for me - but I agree its hard to find a positive cash flow property in a good area. Im starting to look at multi-lets as well as that also spreads out your risk as an investor compared to having your income just rely on one tenant.
