Austin Texas. Great little City capitol of Texas. The taxes are probably $30,000. Best by a normal home and redo it like any of these on a down scale. I am doing this. My taxes are $350. a year in a small town. Rebuilding my childhood home of a cabin and turning it into a mini mansion.

I read a book about Italian aristocracy called The Leopard and in it a Sicilian aristocrat explained the difference between a palace and just a mansion. If you managed to visit every single room of your home, then it's not a palace. I wonder if this place would qualify as a palace.. probably not but coming close, I bet.
Dock extra? What good is the dock without the house, is there access to it without going through the house grounds? How ridiculous. This house is absolute perfection, though I wonder if it's in an HOA community, which destroys owners exclusive rights. Videos need to be much slower, and span a whole room from a distance. Upper heights in zoom do little to 'sell' a viewer. We want to see the whole space, and every room, slowly, as though we're standing in the doorway!
