Nice tour! You need to get your RE license. I'm sure you have heard of Captains Cove, a very similar development on the Chincoteague Bay. The same surveyors who set up Ocean Pines, also did Captains Cove. It's more affordable, but quite a ways from Ocean City. Chincoteague Island is very close.

Absolutely fantastic and helpful video! To me, the best thing they did was preserve the " forest look." I know trees and homes are often at odds, but the maximum forest look is priceless. You read my mind with this video Merry Christmas to you and your Family!
It is too bad you didn't visit the Beach Club and pool,that is one of the crown jewels of Ocean Pines,along with the Yacht club and Golf clubhouse.Maybe next time you are driving around OC pickup the Beach club.But good tour and info!!! Steve
Drove thru Ocean Pines on the way back from Home Depot or Wanart while on vacation both in the summer & around Thanksgiving. Was quiet & clean. We have a retired neighbor who owns a house with s double lot in OC for last 35 years but due to health issues will not retire there because hospital is to far away and do not have his two specialist. Your HOA appears cheap. Thieves at Coconut Malirie raised the yearly maintenance fee to $900 a year. Have a summer & off season time share. Now charge more for off season then it cost to book a week stay.
Wow that's a lot for a maintenance fee! Specialized doctors are hard to find here....although there is a push to bring more medical to the eastern shore. They just built a state of the art cancer center outside of Ocean Pines.
You actually drove past the street I used to live on. It was South Gate right behind the mini mall where the Tru Value store is. It was still part of The Park. There were times and things I did like about living there but there were things I did not like about living there. Example: If you are a married couple or are in a relationship with someone you will be ok but if you are a Single person, Good Luck trying to make friends or finding someone to be with. Also you forgot to mention about Jobs and what they pay. If you are looking for a job and expect good money, NOPE! The wages are dramatically cheap which is why the fees are cheaper.
Oh no way! I knew you lived over there somewhere but wasn't sure where. We almost bought the house on the corner, directly across from A Bagel And. The only reason we didn't was because of a high traffic area with our 2 kids and (at the time) 2 dogs.
I think townships are more of a PA thing. We go by towns and counties. Ocean Pines is techincally considered to be in the town of Berlin. We share the same zip code. We're part of Worcester County.
Great video. The OP Golf club house has great food. Sunday football menu is very good. Rob and all bar personnel are always awesome.. FYI - at the opposite end of the driving range is a better than average practice area. Pines Point Provisions is also a great place for food. Try the duck bacon, egg and cheese sandwich.
I like the layout of Ocean Pines ... but for me I don't like all the trees .. high maintaince .. rain spouts , trees fallen down in wind storms etc a real pain. I feel that these tall trees shouldn't be around the homes , just bushes. Trees make your home very dark , even on bright sunny days. Many might disagree with me but that is my thoughts about Ocean Pines.
Think for video update keep up with the great work and I will be back down there next summer up here on where I am we have to pay Baltimore gas and electric in Carroll county Maryland for water I think we have do have public works as well
I live in Wachapreague Va. I know all about O.C. & the TOURONS !!! That's a combination of tourist's and morons . I'm only an hour and twenty minutes from O.C.

Are you allowed to rent your property during season?
Yup! Most use a rental company and some use AirBNB. Hileman is a good company if you plan to use them to rent your house.
