You mentioned a rezoning cost, with a town planner. However, you left out a critical part of the process that is the municipal plan approval process, (architects fees), which is after the rezoning.
@ArthurKing-sh9uq the site development planning for special consent was R5500. It's different than rezoning from residential to commercial for example. It's actually called consent use for Student Accommodation and removal of restrictions.

What effect will the stricter criteria for NSFAS have on the student accomodation market?Less students are also getting NSFAS because it seems the money for it is drying up.Why would you sell a course to do what you are doing and create more competition for yourself?
Great question, my view is that a stricter criteria isnt necessary a bad thing. The students that do get approved will be much more dedicated to complete their studies and avoid dropping out. Nsfas will also be able to manage their funding better due to stricter rules.The supply is still much less than the demand but this can change. The course is focused on property in general and also shares ways to diversify your portfolio. This is where risk mitigation, market research and reserves and healthy cashflow comes in.
I hope Bloem students are better than Potch students... Last year i sold everything i build up in 25 years. The constant damage and non payments made it not profitable anymore. And with South Africa protecting the person against eviction its was not worth it for me.... i do miss my property portfolio and monthly income 😢... hope you keep some spare drywall just in case 😂😂. Are you going to register for NSFAS students ? There are also a lot of t&c 's.
@spiderwokeman I did both ... I used agents in the beginning , it was the same effort chekking up on them or the tenants... and if a tentand refuse to pay they throw the ball back to you. That alone is a R20k proses to get rid of someone.

I have a second property that I bought new from the developer that gives me peace of mind since it's always had a tenant and since it's not cheap I am fortunate to have tenants that can afford it so it's basically just being paid off by the tenant as time goes on. But since I've subscribed I'm looking at 'cheaper' properties that would comply to the 1% rule and the gross yield >15% rules to start generating positive cash flow. My biggest concern however, are tenants that refuse to pay or move out, or tenants that damage things etc. my current investment property is virtually no effort to manage at all. Thanks
Having a degree can open many doors to create a high and steady income Just make sure you study something worth the time. I would not invest in formal education for property but rather ,books, courses, mentors and webinars or seminars. This will ne the best and cheapest way to learn.

I lost interest during this video. I find that there is a difference in flipping a property and making a profit compared to buying a property and turning it into a business. Not the same. My interest in this video started with flipping properties to make a profit and in this video, I learned that it's actually a very good video of how to start a business rather.

Yes or a company. Trust are taxed at the highest rate but theres legal ways around it. Thats where a good accountant comes in 💪🏻
