10-15k out of pocket cash. I could probably scrape up another 10k. .. so if I do an Assignment Contract and can't find a cash buyer, I'd have to flip it myself. (Hard money or HELOC). Just wondering if my approach should be to go in as a flipper (Secure Hard money or HELOC first) but assign the contract if I find a cash buyer within inspection period? I'm not afraid of the flip work but I'd prefer to wholesale and flip when I can't find a cash buyer .. Trying to find my way on my 1st deal. I'm hungry.

How fast do I get the funds when all said and done?
Do you feel that getting a HELOC now is not a good idea as the banks could crash and the they freeze your lien. Thoughts.
