Been in stage one for 4 years with half the vents shut. Works great with just the vapor barrier. Crawl space feels air conditioned during summer months.

Same here. Coming up on a year. Resolved the bulk of the problem.
We're just trading active solution, more electricity, versus active + passive(encapsulation) which is less electricity.
The smell isn't as bad as it used to be but it's still there a bit. My neighbor has full encapsulation and it's really only the smell that's different at this point imo.

Hello there - I own a condo in a house that was built in the 1920's - in 2007 it was divided into three condos. The crawl space all three three feet of it isn't wet but I'm afraid there could be some moisture in the air that I'm paranoid could lead to mold and deteriorate the wooden structural pieces.
Would it be wise to encapsulate the entire crawl space - we've gotten estaminets around $30,000 or since there's no moisture penetrating the foundation or seeping up from the ground, could we get away with just putting a dehumidifier down there ?
There's not a moisture problem per say, but I do think there's room for improvement. Whatever advice you can lend is appreciated.
    Thanks!

love all your videos. I just bought a home to flip (DIY) in Mobile Alabama near the river with a crawlspace. The crawlspace is in serious need of some TLC. When it rains, its like a river underneath the house, mold all underneath, water dripping from the nails, etc.. Gonna be a lot for sure, but thankful I came across this channel to educate me

Planning on a new home in Montana. Cold in the winter time, low humitidy and dry climate. It will be a seasonal place so not much time there in the winter. I plan on full encapsulation against the stem walls and a vapor barrier on the bottom that will be sealed. I do not plan on a central air/heating system. I want to keep the crawl space ventilated with a small ventilator but want the cold to stay out do you have any suggestions on running the vent to exhaust the air in the crawl space?

Hey RD, great question! Well, we recommend sealing the crawl space vents and controlling the humidity with a dehumidifier year round. This will keep your crawl space cooler in the summer and warmer in the winter, so you don't have to worry about freezing pipes, and you won't have to worry about remembering to open or close your vents each season. All in all, opening and closing vents during different times of the year doesn't really do anything for humidity, so we call that a big myth. Michael did a really great blog post on this very subject a little while back: crawlspaceninja.com/blog/vent-fan/. If you have any other questions, please feel free to reach out to us. We appreciate you watching and hope you have a happy and blessed day.
