  • This video briefly describes the different Building Types according to the IBC.

    Chapter 3 in the IBC speaks of the different Use and occupancy classification
    Chapter 5 in the IBC speaks of the building height and area allowances
    Chapter 6 in the IBC speaks of the different Types.

    I’m always confused how to know if it’s a type 1 vs type 2 building? Can you explain how this would be selected please. Thanks for the video

      William; I posted a poll on the channel yesterday. If this question gets selected, I will create a video on the differences. Nevertheless, check out Chapter 6 of the IBC. Table 601will clarify some points. You will notice that the fire rating of various building elements are different. Chapter 6 is a relatively short chapter. Check it out. I hope this helps!

      It is solely based upon the fire-resistance ratings of the building elements as shown on Table 601. Whether its steel studs versus CMU's, number of layers of gypsum, fire-caulk versus through-wall fire-rated intumescent collars, it is all about how BIG you want to build. I've always found it helpful to tell people, "Look start on the right side of table 503 (Allowable heights and areas) and move left across the table to the far left side. For example, in a Group B building, Type 5B, you start at 2 stories, 9,000 sf. As you move to Type 2B, you get to 3 stories, 23,000 sf. If you move to Type 1A, you get to UL, UL; however, your fire-resistive ratings (which mean building costs) go through the proverbial roof. Hope this helps (one-year later).
