Why mechanical seal placed inside the bearing housing?. Can you explain.

The seal is in the bearing housing because the impeller is at 660F and where the seal is located the temp is lower at 187 F.

I don't work for them. But I always pre lube every seal. If it's an oil bath system lube w oil, if it's a grease style lube w grease. Never use grease in an oil bath system.
