    I’m from the Binghamton area people have no idea what it’s like here, when they ask what is there to do? January time for gathering firewood, February and March collect sap and make maple syrup, April trout fishing, May plant the garden, June bale hay , July fair time August berry picking, September U pick orchards are open October leaves are turning color, November hunting season, December winter season. See nothing to do here 😂

      @ That's where I hoped to be. I got so hopeful when asking prices were in my range. But I was always outbid, often by people who were willing to skip inspections. I ended up east of Binghamton, in the middle of nowhere with nothing going on; but I love my new home and have helpful neighbors.

      I'm sad to have to leave NY soon. Tired of living under the liberal regime in power. It is very unbalanced power and tyrannical. Albany is ridiculous and the liberal city leader minions are wreaking tyrannical havoc. It hurts me 😞

      And it's only getting worse - they're looking to ban natural gas completely, a long with wood stoves. They're telling everybody to get electric heat, in a state with some of the highest electric rates in the country. And I'm not even touching on the taxes - 4th or fifth highest in the country.

    I moved to Tompkins County NY from Northern California and this area is amazing. Agriculture everywhere, farms and small towns. Large towns are only 30 minutes away and more importantly the cities are 2-3-4 hours away. We get rain each week that keeps everything growing. You can easily buy a 5 acre old farm for $150k and be 100% independent.

      Easily buy a farm for 150k? I've been searching this region, and I guess I limit myself because I really want a creek on my property, but it's not been so easy. If you know of anything available that isn't on Zillow or Craigslist or Permies, please leave a reply. I am starting to search more in PA, but I was hoping to be closer to Ithaca.

      I love finding the salamanders that prefer stream habitat and it's been my dream since a child to have a creek on my property. The sound of a running water is good for my mental health and my dogs both love being in the creek. One is very fuzzy and overheats, and being able to soak in cold, running water when we're walking means he can be out longer during hot weather. I feel like this might be my one chance, and having a creek was my number one thing, I didn't care about the house or a lot of other features that most people prioritize.
      I found something with a creek. Smaller stream than I hoped for, as I wanted something I could fish and it's not that but I was ready to compromise. I was also hoping to be in Tioga or Tompkins county, but I'm east of Binghamton. Land and taxes are cheaper here, so that's a plus for me. After hunting for a property, I would not tell people they can easily buy a 5 acre farm for 150k, maybe 250 is more realistic-but prices keep going up every year and that's last year's news. They might spend a little less if they are willing to search a long time like I did and compromise on stuff, but Tompkins county is a desirable area, so it's going to be closer to 300k. My place was once part of an old dairy farm with a small cabin, but it's overgrown with red maple and hemlock trees and needs some clearing before I can start planting fruit tree guilds and turning it into a self sustaining abundant homestead.
      The realtors say prices shot up after covid and more people are able to work remotely. It's a sellers market, and I lost out on properties because many other buyers were willing to skip the inspections and pay over asking price. There were some bidding wars and I could not compete with other buyers even though the asking price was in my range. Plus, many of the more affordable properties were completely in the flood zone, even ones without a creek. I didn't mind if some of the land would flood, but some of them were clearly going to be an unavoidable disaster.

      Grew up in Ransomville. All of Niagara county is on municipal water... so polluted. And you can't even eat the fish out of the lake. Taxes are astronomical and the schools aren't even good anymore. Glad to be gone!

    We live in NJ but have a place in western NY, you’re spot on, it’s beautiful there and no one bothers you, during the jab we would walk into places and no masks…heaven….

    We also have one of the largest fresh water systems in the US. I know multiple people with springs. I appreciate you pointing out around 7:55 that these areas are filled with farm boys and homesteaders. You are so right, and we could use more. NYS (not to be confused with NYC) is a hidden gem.

    One great thing with Upstate New York is that the Amish are moving in. North of the Adirondack mountains from Watertown to Plattsburgh, the Saint Lawrence valley is full of Amish. Tons of Amish in the Finger lakes. Anywhere the Amish are there's good conditions for homesteading. You have a good combination of rural people who have been there for a long time, but I love that the Amish are moving into Upstate New York. In addition to reinvigorating a lot of the agricultural economy, they also bring the ability to get by without technology in a worst case scenario.

      Yes, all over. They are scooping up abandoned/deserted farms. When the Amish move in it shows that the land is good value for the money!

    I'm in the Finger Lakes and there is a lot of spots to start a homestead and still be close to semi populated city/towns.

    We're in the western Catskills, 120 miles from NYC, and you can drink the water here directly as it flows from springs. We have an abundance of rainfall, plentiful forage for livestock and very fertile soils. It's really a paradise, except for the commies in Albany and NYC. If we could build walls around those two cities to keep them in, NY would be one of the most desirable states in the US.

      @@snicolai how close is too close? I am 4 hours away and it is utterly bucolic. I grew up 6 hours away.
      NY is actually a pretty big state and if you are upstate- NYC might as well be a in a different state/country.

    We moved back to NY after 30 years in the Rocky Mountain West, we selected the Ithaca area for multiple reasons. (Previously outside of Rochester) High on the list was water, clean air, and lower impact weather events. We also were swayed by being surrounded by farm country and the incredible food available at nearly year round farmers' markets.
    For the smaller cities a 35 mile radius would generally be fine, rather than 50 miles. There are also lots of abandoned farms or farms where the children do not wish to take over.
    We are surrounded by green!!! There are trees and water everywhere: waterfalls, lakes, ponds... Many rural communities- bonus: many of these communities have
    Yes, taxes are a bit higher, but with anything there are tradeoffs- if you are coming from a metropolitan area, you may not even notice any difference. Also, in general the schools are great, even in the smaller communities.
    In NY state it is almost like NYC and the surrounding area are a different state from upstate. Different state of mind, very different surroundings.
    People are nice, good people, sometimes intense and direct, but very kind underneath those traits- a plus you know where you stand.
    NOTE: check the soil so you are well informed. Some areas have clay other areas have absolutely gorgeous muck (that is what we call it dark brown almost black soil) many areas are in between.

    I live and make videos about life in the NY Catskills. (Hence my channel's name) It is much more affordable than you think. Still cheap land and homes here. Rural living for sure. And there is no traffic, low crime, beautiful scenery, no earthquakes, tornadoes or hurricanes, and it snows less and less here every year. I love it here!! Been here 18 years now.

    Please dont tell people about the secrets of NY. We like to keep them that way. I live near the NYC red circle and own a cabin in no red circle. The town I live in has more people than the whole county of my cabin. I plan on retiring there.

    I live in upstate NY and we have cold winters but as long as you prepare for them by making sure you have plenty of wood. I used a home made rocket mass heater with oil drums and ran my hot water through(with proper pressure valve etc). I know a family who lives in a Yurt with a stone floor with rocket mass heater configure into the floor and it uses 1/4 of the wood because it is so efficient and it stays warm even after the fire goes out. Rocket Mass configurations can be used for stoves as well. Mostly the permaculture crowd uses these systems but they work well for everyone.

    one of the areas he spotlighted is considered the southern tier ,he's right its the boonies and you can pretty much keep to yourself and do what you want,stay away from the cities,but depending how close you are to lake Erie will dictate your snow fall

    You nailed it perfectly, Upstate NY is beautiful and has a lot of reasonably priced land. The only downside is there are a lot of laws not conducive to a person or people wanting to live free and the taxes are quite burdensome.

    If you have a garden, the summer rains are quite appreciated and we do get that in the summer mostly through thunderstorms. I have a six acre property in Central New York. Also a good area for homesteading.

    I live in Genesee County 30 min south of Lake Ontario. Lots of farmland here. Yes we do get snow and cold but the bad weather is only if we get a Nor Easter and lake effect off of Lake Ontario which is maybe one time per winter and sometimes not at all during the winter. Been here all my life 63 years.
    Yes taxes are expensive, but i live in a Red political zone between Buffalo and Rochester and the people are so much nicer here. I agree the landscape is much prettier south of me but i don't have to drive far to see it.
    I thought about moving to say TN but the weather here is really nice and when it gets brutally cold or snowy we just stay home and relax that only generally lasts the months of Jan and Feb.

    I live in Madison county and was looking at real estate closings and there was a 52 acre 32 acres tillable with house a little rough but livable 1:34 in Georgetown it sold for 150,000

    i bought a queen ann style home ...from a bank .....(it was listed for sale) 4 bedrooms 2 bath oak floors woodwork.....etc. for 25k i put 15 into it it is estimated to sell for 125k...i'm in a quaint village in western ny.....property taxes are low......i also bought an 1825 house here that is a ruin...but is structurally ok.....it's an acre......6k i plan to restore it in the spring and start some serious gardening.......i'm a couple of miles from lake ontario...it's like a micro climate winters aren't bad.....the area is known for the apple orchards and vineyards.........

      But the mountains are awesome.
      No ones ever going to bother you for anything in the rural areas.
      Many forget that over a 1/4 of the state is 100% un inhabited

      Not upstate. It is really like 2 different states, almost 2 different countries. Downstate is mostly blue, if that is your thing. I believe ALL of upstate (except for Tompkins county) is red, if that is your thing.

    Upstate NY is connected to the City by I-87. 2 miles up hill. Also state rt9 running by the Hudson river. Very easy to block off on purpose, and in SHTF situation this will simply happen because of broken cars.

    Politicians with all the regulations make it almost impossible to farm. So many friend's had to close shop there. You can homestead though just dont tell anyone

    I grew up in the "Hamlet" of Maine NY outside of Binghamton. Youre making me homesick 😢. Politics sucks, taxes really suck. People are hearty and trustworthy. Some yuppies but not like Ithaca.

    I'm homesteading in Western NY towards Buffalo. Great value, all the older farmers are leaving or dying off and you can buy acres for little. Very beautiful, and deer run amok. Lots of water (creeks everywhere). Its number 1 for climate refugees. Fish everywhere. Drawbacks are high property taxes, $3,200 for $150,000 worth of property, i still have no idea how to get a rifle, and only one time of year to grow anything (last frost date is June 1).

      climate refugee here, NY is excellent for that. My last frost date is mid-May. Also, our first frost last year was 2 months after the first frost date. With some protection to plants on and off in the Autumn, one can really extend the growing season.

    Central NY here in the Finger Lakes, and looking to buy a property in the next few years. Yes there is some nice lands and properties although the taxes and politics sucks.

    ideally you want south east new york, maybe even just move on the pa border. the goal is an easy and direct drive to the NYC area, preferably White Plains where the best farmers markets are.

      This is why land on the eastern PA border is so much pricier than the rest of the state, especially after the coof lockdown. G*d help PA if they ever up the commuter line into the Poconos.

    Those block outs are wrong. NYC is closer to right.
    So NYC really built up along the east side of the Hudson, i would but the block out to about 10 miles north of Poughkeepsie. On the west side north orange county.
    The rest of the cities have much smaller block outs. So albany around i87 going north past saratoga would be blocked out but east like avril park you would never know you are 20 minutes from Albany by looking around. North East also falls off quickly.
    All the other cities fall off much faster 10 miles out side Rochester is fields. 5 miles out side saracuse is fields. (Western NY is very flat culturally more similar to the mid west/rust belt.)
    Only city I can't speak to is Buffalo. Also you left out Utica poughkeepsie and Binghamton.

    Agree with you on earthquakes, hurricandes, and tornados. You have to be pretty foolish to die on a blizzard. All about preparedness. Our taxes are low, Fresh Water Springs, no issues with compost toilets or rain catchment systems from the county. 2A friendly.

    Man if I had land in NY I would just sell and move to the Midwest...let alone buy land in NY...think I heard 70% of the US pop lives on the east coast...also what I call small town is a pop of 800 and the next town is 20 mi away

    I absolutely would say no don’t move here!!! I am leaving after being here my whole life. The laws and policies have made it impossible if you have children doesn’t even matter if you home school. We literally are selling our little homestead 😭 right now an moving out of the Catskill region I never dreamed I would ever have to leave, but there’s no way to stay no way for us the kids have to be our priority. If you have no kids sure you may make it but I dunno, they policies are starting to roll over to the homesteads and to the rural red areas so to speak

      @@teawithtehanna the wait times for the doctors and specialists are extreme now we waited 9 months for the baby to get another orthopedic when ours left. We drove over an hour to the children’s hospital just to have the one we had. When he was born he had positional bi lateral clubbed feet. A very common broth abnormality and something easily corrected. I have children ranging from 19-1 my oldest 2 never ever has this experience sure some times a doctor could be a month or two, but we are talking everyone is 4-18 months ! It’s unbelievable so if you never need doctors or specialists you won’t be as affected, we need them regularly unfortunately, and I don’t mind driving if needed. Unfortunately one of my children has profound ASD and was unable to communicate once we were able to get her consistent therapy she started to learn beginning communicative speech at almost 6 years old and is making strides that everyone says they have never seen before. I know it’s because there was no available resources for her like they had for the boys, and that in itself is going to be a major issue. When we already have a wait list where 15 k children with no significant delays, and no communicative speech are now long 5 -7 years old an the windows in their brains have closed you will then have thousands of children that become adults with profound disabilities. Covid closures had a major impact but the continued lack of any resolution to the substantial increase of children needing services compared to the shortage of providers, the providers are 1/2 of what was there before 2020 an the children are 10000% higher then before since so many are behind due to the lack of socialization, doctors appointments and consistent early interventions. The costs are going to only increase exponentially to accommodate the need of the community so the school taxes we had were 5k but when to $12k in 4 years, they will be $25k before you know it. That’s my biggest focus, because it’s something we have lived through and seen at different periods of time, an while many people are not effected they will be because everyone has to pay for it eventually, it can’t keep being brushed off, the children are growing an parents have to work to pay for their living expenses etc.

    Property taxes are waaay too high in New York. My friend pays 7 grand a year for his tiny cabin on 50 acres. I pay less than 400/year for my 117 acres in Virginia

      Your friend is dumb. Sub divide the land. Put the cabin on an acre or less and then the rest of the land without a structure will be much cheaper taxes. My cabin is on just under an acre and my second parcel is 33 acres with no structures

      @@iamkovac9078 no taxes would be around that amount for anybody who lived in a rural area give or take a hundred or two depending on the county. As long as you don't put a permanent foundation which is what increased the taxes so much. As long as you put a mobile or module home without a permanent cement foundation your taxes will stay low.

    My step fathers dad and my Great aunt are up in Otsego county and its heaven. So much better then Long Island and southern NY. To much money and so many laws and restrictions. Cant build a bird house without a permit nowadays. If shtf im literally trapped on a Island. Im looking at PA or Kentucky to flee to and free myself 😅

    I hope everyone keeps leaving. Yeah the politics, taxes suck, but i have lived in 6 states, its not as bad as advertised. Homesteading in NY is pretty good. That is why we have so many Amish and Mennonite. As he states out in the country of NY no one cares what you do. We have some of the poorest counties in the country.
    I am about 8.5 hrs from Nyc, they aren’t making it that far….

    I live in upstate four hours from NYC it’s a living hell ,please don’t move here we have To many people already , you will ruin the pure water , low crime , good schools , good medical care , Amish buggies slowing down traffic , I wasn’t a big believer in climate change, but the weather is improving in the winter so please stay in Florida or wherever you are ❤❤❤

      I hear you, but this problem is not unique to NY. I had been living in western North Carolina and it's the same, lots of people moving in and the locals complaining. I hear the same thing from people in New England and other places.
      The problem is that there are more and more people and they need to live somewhere. More people are also able to work from home, so they are leaving the cities. More people are paranoid about coming disasters and that makes them want to leave the city. I am so sick of people complaining that humans aren't reproducing enough, while rural communities get turned into suburbs.
      At least it's fun to see wildlife like bears and coyotes adapt to these situations and drive people crazy. Asheville, NC is bear city! Mother bears are keeping cubs longer than was typical in the past, so they can teach their young to forage and navigate more complex environments dominated by humans. Bears are getting in people's homes through sliding doors, they're getting into cars if people leave food in them. The places they live get developed and these poor animals are learning to live with us since that's becoming their only option.

    I think the 50 mile radius around the smaller upstate cities misses the mark…for instance around Rochester there is a major nuclear plant and the radius should be much much larger…but around Albany on the east and north sides and Syracuse those radius are too large….likewise ….you can get closer to buffalo on some sides…like its eastern and southern areas…up along Lake Ontario there is great areas for homesteading with the warming nature of the lake…and large lake effect snows mostly occur on the eastern ends of the Great Lakes….over simplification and lack of understanding of the real dynamics of the state….talk to locals…not this goof

    That's exactly how I'm looking for a property right now-pulling up the map and looking through all of the dark green. New york has some great value on beautiful land that would be great for homesteading but for the most part the property taxes are also crazy, unfortunately. Otherwise I'd be headed there in a heartbeat.

      My property taxes in upstate New York are less than 400 a year so if your running into high taxes you must be looking at expensive houses in a suburban area and not off grid.
