Tondo has malls, high rise residential condos, schools, universities, lots of banks, commercial establishments, hospitals, old churches, etc. There are two LRT stations that serve Tondo. Based on the latest census 2020, 5% of Metro Manila’s population are informal settlers or squatters.

Most of the Property that is used in Vertis North is owned by National Housing Authority(NHA) which used illegaly by Professional Squaters to built Slums on it. AyalaLand,Inc.(ALI) have JV with NHA to develop it’s property into CBD in coordination with the Quezon City, to which would benifit residents of the surrounding Areas, just not those Professional Squatters, Poor Migrant Slum Dwellers(Non-Native Manileños) who left their Province, only to become a Problem and burden for Cities and Natives of Metro Manila.
