Really loved type G floor plan 2451 sq ft, is one of the best/ value for money ones from Prestige in Park Grove , its symmetric, good view for 1 and 4 series of garden and pool, all rooms of decent sizes, good sized living and dining area, optimum number of washrooms overall, large windows. The 0.5 bhk is very useful as self sufficient home office unit with washroom with direct entry from foyer making this effectively a 4.5 bhk( otherwise you always have to cross the kitchen and utility) . Master bedroom size could be a bit more in length as well as living area width could be 1-2 sqft more ( instead of 13 ft) and main balcony could be a little wider to make this a perfect unit. However a bit of compromise is needed and its pretty good as an overall package.
I've outlined the pros and cons in the video. Hope that was helpful. When you are investing 4 crores, I don't want to influence your decision with my recommendation :D. It's risky ;P
I really appreciate your patience. Give me one more week. Let me complete the second part of this video this week. Next is Brigade Laguna. Just for you!
Bhai was expecting second part on Godrej Park Retreat, any rough idea by when can we expect it . The way you discussed probable sun light coverage for prestige project was great info. Please do add sun liggt coverage for godrej park retreat second video
Godrej Park Retreat video didn't get much response. Even after 3 weeks it still close to 1000 views. So, I thought as most of the units are sold out, people are not interested to know more about it. Please ask to comment on Godrej video if they are interested in the second part.
Pretty good if I may add as an independent reviewer, same review as 2451 sq ft which is very good, see in one of the previous comments, it's pretty much the same floor plan. The only difference is longer balcony here. To be honest, there is practically no real usage of the extra balcony space ( would have been better if a connecting balcony would have been provided with 4th room instead of window or the balcony would have been wider instead of longer in this case). The only other point is alternate shorter and longer balconies in most cases in Tower 6,7,8. If you have a smaller balcony above you, they would have full view of that extra part of balcony you may have plus some chances of trash etc falling. Also I believe the longer balconies of adjacent flats in the same floor will be quite closer to each other. Conversely if you have a smaller balcony, floor 8 onwards, the longer balconies above and below you may block your view on the sides and longer balconies may have view on smaller balcony. Otherwise floor plans are excellent, symmetric, decent size for all rooms, great usable 0.5 bhk from foyer.
Thanks for the review! Would have loved to see more information on the sunlight and views for G1-01/04 which are facing towards the clubhouse. Would that be covered in next video?
AFIK all E-series units are sold out. Ironically, I'm getting too many requests to review E-series. Are there any units available for sale or resale? I've clients interested.
@@euphoria_propcorner You are right, E series are sold out but some keeps on coming dues to cancellations/loan issues. E series is the series which has the maximum % in the project, thats why you are getting so many requests. Please give your review to E series not for potential customers but actual customers.
You mentioned g1 outside facing faces the neighborhood sterling villa but location of towers seems to face only neighborhood land and not villa. Any thoughts ?
G1 has more wastage than F1. But it is typical to have that much wastage in a 4 BHK. I emphasized F1's wastage as it is lesser than normal. My personal suggestion is G1, with East facing balconies.
I like G1 more. One possible point to note with F1 is that there are no self sufficient room units with both balcony and attached washroom( which is present in G1), could be a point for families in F1 where the room with attached balcony has a common washroom between 2 rooms which is also for guests so it may need to be managed in long run( or use main balcony for drying clothes which some people may not like). Another point is the dining space in F1 is cut a bit short due to an entry door of one of the bedrooms ( so you have to keep the stretch clear) which is not the case in G1, it's full stretch. Views of one of the balconies in F1 is blocked on one side by a wall of the room which is not the case with G1. 0.5 bhk in G1 is better suited for home office in my opinion integrated with the main house instead of accessing through the utility ( it's a personal preference though). F1 will have great sunlight for front facing units though and bigger kitchen while G1 front facing units (the 1,4 series) may get evening sunlight. Overall G1 is more symmetric with defined units in comparison ( especially for families) but if above points are not a problem, F1 is one of the best.
@@WorkPlay-p8m Yes. you are absolutely right. It's okay to stretch the budget to get an additional attached washroom. Because it will become essential in a long run. Like when kids grow-up they need personal and hygiene space. Also, in a house where you've to compromise of balcony or attached washroom, you'll always feel like you're missing something.
It's a good thing though, the view, isn't it? For a person who has say bought a central park and pool facing unit (and at some premium), why would you not want the best views from most rooms? Mivan or no Mivan, good views are life long.

Hi Sir, Who is the construction company for prestige park grove development
L&T
@balajikancherla Thanks for the information. It seems like Mivan technology because of balconies is in the same direction for saving construction cost

Are there any shortcomings in Mivan? So far, I was thinking Mivan is better than normal construction.
What about E type units, you skipped that?
I was also waiting for E type unit analysis.
Thanks for the shower of love! over the E-type!! ;) I'll take E-type analysis next.
@@euphoria_propcorner Thank you, so much!! will look forward to it.
