So my suggestion for a minimum of 3 millions USD ( less in Euro ) is most probably on target. Now what about water, electrical conditions and supply, bricks, roofing, ventilations, windows, isolation ? Remember it’s only a buyer’s opinion I’m adding up $ and the real estate agent is substracting down $. Goods workers and artisans specialists are costing a fortune in Europe ….they are competent and reliable but also they are not plenty. But after all done with the necessary budget exercice I think it is an excellent opportunity but limiting renovations and buying & commission not over 5 millions USD.
I suggest you buy a new house if that is what you want. I have seen the villa and it does not need the costs that you say. It deserves to be preserved given the original details and not be over renovated in a tasteless way. The garden is fantastic with century old magnolias. The IMU is rather high because of two houses on the property.
