    I bought my Duplex at 32. One of the best financial decisions I ever made. In my family it was expected you would buy property. Single or Married. Period.

      Exactly. Why wait to buy a house? There’s no telling when you could get married and it takes DECADES for regular working people to pay off a house, so this is silly. And having to fix stuff on a home when you own it is just what comes with it. I usually agree with Tony but this is kinda silly.

    I bought my house at 30yrs old and it felt so good, now I have 2 more with tenants in them. Women work hard for what they want. I don't see any thing wrong with that.

    My home was built in May of 2018. I purchased it the same year that it was built. Since I bought a new construction I have not had to do any repairs. My monthly payments have stayed the same over years. Less than 25% of my monthly income goes towards my mortgage even after taxes. I bought at the age of 33 and I do not regret it not one bit. I love my home. I am still able to travel the world and meet a lot of people and have fun. My home was and still is a great testimony of Gods hand moving in my life to Jesus Christ be the glory

      Same here. I bought my first house in 2003, a condo, and my second home built brand new in 2008. Best decision I've ever made! Ladies, go get your house and check into first-time homebuyers programs in your area.

    What kind of person gets upset that a woman got a house before him? Sounds insecure to me. Ladies, do not wait to live because you’re waiting to get married. Also, if you’re a single mother and still desire marriage, buy a house and have a prenup so it’s separate from marital assets and safe for your children.

    If your dream is to buy a home then you should. As long as you can afford it do it. You can always sell or rent it out. Just be flexible.

    I bought my house when I was single. You gotta live for you and chase the life you deserve. I bought because housing is so instable. You have to buy when you can afford it. What if you don't buy and still never find a man? I have now met someone, he doesn't have a house but we plan to sell mine and buy a new one together.

      Exactly. I am 48. If I marry at this point my plan is to rent this out and buy a home with my spouse. Its nothing to hire property management company to overlook and accept rent. There is no guarantee anyway. Enjoy your life and make conscious moves.

    90% of the time I agree with you Tony but in 2024 a woman MUST have her own. These men are not promising!! Why sit around and wait for something that may never happen? Just wasting money on rent.

    I have my bachelorette pad (home) and I don’t plan to move my husband in it. If I were to get married we are getting a new house and I’ll keep my house as an investment property. I have rental insurance and if I have to fix it so be it that’s a given with owning a property and renting it out. I feel like sometimes these teachings are so limiting. I’m suppose to be waiting in my apartment working until I die, waiting for a man?

      I like your mindset and others on here, especially renting out and not moving your husband into your house. Also someone mentioned keeping the house as separate marital property for kids. Great advice!

    I bought my house when I was 28 and it has tripled in value since then. Women love stability. A permanent home feels very stable and secure. Regardless of my relationship status, I know that I will have a paid off home when I retire. That gives me a peace of mind.

    I’m 40 and bought my house during the pandemic. I got a great interest rate. Being a homeowner as a single mom isn’t easy, but I think I made a great investment. 🙂 However, Tony made really good points. Evaluate your situation, the pros, and cons, and pray about it.

    I'm glad a lot of women are realizing this advice is not a good one. I know personally because I followed it. I had the chance to buy before the pandemic and didn't because of this type of advice. I was in my late 20's. Years later, no man in sight and the housing market is horrible. Buy when you can financially afford it.

    5:33 I am a strong believer (after I have messed so much in my life) of consulting God about what I should be doing, when I should be doing it, and who I should be doing it with.     Firstly, people who are getting married at an older age are more likely to be homeowners compared to a younger couple. Therefore, if you are already a homeowner before meeting your spouse, that’s fine. Something can be worked out. God will not tell you to buy a home if it’s going to cause a blockage with your ordained spouse.

Some men may even purchase the house or assume the bill(s). Quite a few folks own multiple properties, so it shouldn't affect a financially stable man much.

This video is full of “what ifs”. I’m a home owner and I’m sure it would be easier w/ a mate, Everything would be but God has called me to Wait upon Him not a human.     This was a HORRIBLE video! Please stick to giving relationship advice because this was not it. You basically listed all the cons of owning a home. Why? There are pros & cons to everything in life but to blast purchasing a home & promote renting in this economy in this economy is absurd.

    Listening to advice like this is going to have us with extremely low percentages in life achievements, just like them. Considering our country just let all these new citizens in it is not. A good idea for BP not to be making home purchases. BM marriage rate is too low to be waiting. If BW property purchasing rate is higher than our marriage rate, why would/should we wait to purchase?

    I brought my first home after my divorce. My ex-husband liked to live a transient life style. He always wanted to rent a luxury apartment or someone else's house.🤦🏾‍♀️ He grew up unstable, so it carried over into adulthood. We were married a total of 14 years. The last two we were separated. I always wanted a home because my parents and grandparents always owned a home.
    I brought a nice condo/townhouse in a wonderful suburban area off of a golf course. I have plans fo buy another home in the future. Honestly, life got better for me after we separated. I have peace, I'm healthy, and I financially stable. Thank you Lord!🙌🏾

    It’s definitely not because it was given by a man. A male realtor talked about it on TikTok and he confirmed that most of his clients are single women. Women in the comments were saying they waited on their boyfriends or husbands and they didn’t want to so once they became single, they went ahead and purchased alone. The reason the women gave was retirement security because they can’t count on someone else and also generational wealth building. The regret was not purchasing sooner because they put off wealth building because they were waiting on a man. If it makes sense financially and you’re ready do it! Don’t put your life on hold, especially for these men in the dating pool today.

    Ladies buy your home. With the man that God is sending your way, yall will work it out. If someone is mad because uou have a home, that person is emotionally immature and they aren’t the man for you. The dating market it slim pickings. Why would you hold out on a maybe when you can have something that will bring you security. Bought my home when I was 31 and it hasn’t been an issue. In this economy, I pay less than 1200 a month for a three bedroom with a locked in 3.25 interest rate. Imagine if I would’ve held out on a maybe. Now this will be my investment when I move on.

      Buying a home is a way to make money if you know what you’re doing. I think the intention in this message is nice but misguided… because I built my net worth on real estate and it started with my “first home”. It’s not about paying off the house, leaving it sitting empty, not knowing how to handle repairs, etc., at least it never was for me and I’ve been in real estate 20 years this March. Hallelujah.

    I bought my home at age 33, 16 years ago as a single woman. If I had waited until I got married, I would still be waiting. I have NO regrets. My mortgage is less than some people rent. I have a tax benefit too! Rent is just throwing money away! My house was built from the ground up. It was a new construction. I've only had to replace the dishwasher and hot water heater.

    Tony, being a woman is miserable (but I wouldn’t change being a woman 😊) We have it hard, I tell you! I brought my home at 30. Never would I thought it would be a hinder. I brought my house bc my rent went up from $675 to $1600 after management changed! I found another apt for $875 but that apt the landlord was super creepy, trying to sleep with me, I didn’t feel safe! So I brought a house and have been happy since. Never would I imagine we would live in a time that everything women do is critique by the men of our community! Thank you for speaking on this topic but it is hard being a woman!     This is a very unpopular opinion, but I agree with you 1000%. I’m 36 and I desire to be married, so I am renting an apartment. I have no desire to buy a home alone. It’s funny because ppl are always suggesting that I buy a home and I just brush it off. I’m just not interested.

    Why are men acting threatened by women being homeowners? Becoming a homeowner is never a bad idea , I did it and almost every woman I know is a homeowner we happy . I believe on a deep level men feel women who are homeowners are not less than them which makes them uncomfortable.

    I'm sorry Tony you are wrong about this one. My daughter's first place was buying a house. She has been in the house almost 9 years. She has almost $100,000 worth of equity in the home. If she rented the house, renters could pay the mortgage off. If she meets a man with his own home they can sell their homes and buy a really nice Home. I know several people who have done that. All the other nationalities are buying up Real Estate. We are so far behind. Real Estate is one of the best investments you can have. Rents are ridiculous. Why pay off someone else's mortgage. When you want to move sell it. As a Real Estare Broker and Property Manager let me tell you, many Landlords and Management companies are requiring tenants to pay for maintenance cost. I'm sorry Tony your on point about a lot of things but this is terrible advice. Your telling singles not to invest in themselves. When you rent you do not get any money back. When you sell a home you most often can make some kind of property. Every investment has costs.

    I understand it makes logical sense but what if a woman doesn’t get married until their 40s or 50s? Not everyone getting married in their 20s. Plus life doesn’t begin or end when you get married. A spouse should be an addition and add value not be the center of someone’s world.

    I bought my dream house in my early 30's and dont regret it at all. If your credit is up to standard and you do business w/ a credit union have homeowners insurance, home warranty coverage you wont regret it at all. I rented so much that the amount of rent was higher than my mortgage payment. Pray about it bc if God has that house for you he has a partner that will JOIN you w/ your assets. Plus...that equity is a money boomer during inflation. 😊

    I’m 38, a single-mother, and homeowner. No regrets! If I ever get married I can sell my current home, and we can by a home together as husband and wife. ❤ Until then, I will continue enjoying homeownership and keep at my accomplishments.

    I bought my home and its paid in full. Im single 36yr old woman still believing God for a spouse. I contemplated waiting until marriage at first but decided not to. We can't base decisions in life on possibilities. God told me to live life! I haven't given up faith that I can still have a dream home with future husband. Im not tied to my house or any other possession 😊

      You did the right thing. Building wealth is for who wants to build it. I hate that he made this video. I bought my first house single at 26. On my 3rd house. Lived in my first house with my first husband and bought my current house with this husband. We have all benefitted from that equity. You're going to have bills whether you have an apartment or a house so you might as well be building equity.

    I own an apartment/flat in the uk, and it was the best decision of my life. I pay a fraction of what it would cost to rent. I have no issues with moving at any time or selling up or even renting it out to the council if I buy with a spouse. Men who find it unattractive are not for me.     Wow! I don’t at all agree with not purchasing until getting married. Using the property as a rental property is a great way to build wealth. The property repairs are covered by insurance and generally there is only a deductible you pay to have repairs completed. And there are PLENTY of people willing to pay the price to rent.

      I think he said that it applied mostly to 20 and up to 35 years old, and those closer to 40 and 50, he said that it made sense to buy a home.

    As a licensed Realtor, I have to disagree with this. Our community is already behind when it comes to generating wealth and home ownership is the first step. Unless you are relocating, homeownership allows you to generate your own wealth instead of paying someone else’s mortgage. Wanting to be married and actually being engaged are two different things. I say, get your equity while you wait for your spouse.

    I rock with TG heavy, but I disagree with him on this one. Although I understand his perspective, he has some valid points, however Women are moving forward and to tell women to wait until marriage before purchasing a home before 35 is sending the wrong message. If you are financially stable purchase your home.
    1. Tax write off
    2. Investment
    3. Rent vs homeownership pros and cons, which works better for you. I always ask my clients this first.
    If you have issues with your home you should already have home owners insurance and a home warranty that will take care of those big expenses.
    When your husband comes along you have options, rent it, Air b and b or sell. When he comes you will have equity in the home. I was in this very situation and had family members as well and everyone situation is different. If a property is sitting for more than 6 months it’s priced too high, it could be the area, a comp report is needed or it’s the property. It’s definitely a great discussion.

    I'm normally with you TG, but NOT this time.
    Unfortunately, besides buying a first home, a LOT of people will not have their first sexual experience together, first child together, first marriage together, nor a bunch of other firsts; so first homes together are the LEAST of these matter. It's just not practical to want someone with the means to do so, to sit on their hands, and not build equity, etc. to allow another person, they've never met before, feel more secure.🤷🏾‍♀️
    Also, I live in South Florida...🗣rent averages $3,500> ‼️ with HOAs of $800-$1200‼️ Whereas, mortgages average $2500, most w/no HOAs...home ownership and having equity is ALWAYS the way. And if having secured steady shelter is a discouragement for a guy, then he's not the guy for me...simple straight like that.

    Im going to have to respectfully disagree with this. I purchased my first home at 25. At that time I was single and didn't have children. It was just me. I purchased it because my grandmother instilled in me at a very young age the importance of good credit and home ownership. That was 26 years ago. I'm 51 now and have been married for 17 years and my husband and I own homes together. Women please hear me .... DO NOT wait to be about your business because you desire marriage

    I purchased my home at 28 I am now 35 best decision I could have made. Woman shouldn’t have to wait on men to make investments in themselves or have experiences, no man is worth placing your life on hold he may never come and if he does move accordingly

    I can plan and hope to be married but unfortunately I have been single for much longer than I had hoped. Can’t put life on hold whilst single. Also I don’t want to keep living with my parents and siblings at age 31, I want my own space.
    IF I get married the house can be put on rent and then buy a place with spouse.

    I don’t like this message because it’s basically saying to put your dream on hold because of the potential risks. I say if you have the opportunity to buy, buy it! You’ll figure out the details if you meet your spouse after that.

    Rent is too high. A home is an investment. I bought my first home at a single woman at 31 and second home at 36 and don’t regret it. My future husband and I will sell our homes and get something bigger. We can’t stop our goals based on a relationship status

    I'm in my 40s and getting ready to purchase a new home. I'm single and definitely looking to marry, and I will. We will sell our homes toward our Forever home together.
    I don't think people should wait on home ownership, just because they're 'single'.

    I’m a licensed realtor. Buy the home and gain the equity. Rent is too expensive and more than a mortgage. I have been a landlord. Singles I recommend using a third party to manage the property. Do not ever rent to friends or Relatives!!!!!I have bought three homes as a single woman and cashed out every time I sold and come up financially. If you pay it off you and your spouse could also pay your mortgage with the rent you collect. If this is not for you then renting is not a bad thing either. Know your options.

    I bought a condo because it was cheaper (even with an added HOA fee) than renting, but I’ll take this to God. I understood that this message was meant to remember to count the cost before making any decision which I appreciate.

    Living here in Texas. Market value of the home went up 200,000 in the past 5 years. Renters are suffering more than owners at this time. Look at the market, use your intuition ladies!

    I purchased a house (duplex) at 27. It was a great decision! Tenants paid the mortgage and it has created additional income for me. I had faith that I would marry after purchasing my home and it didn't happen. Most of the men I met rented. My home is almost pd for and still creating income for me. I regularly get offers from investors interested in purchasing my home and would not have a problem selling it of I wanted to. Ladies purchase your home if that's your desire! Don't wait for anyone to do it.

    Ladies I hope you do a prenup,that specifies ,your home is yours alone , so matter what ,you have a property home to cover you in retirement and thru life's changes period & he can't take it in a possible divorce. Homestead your home also ladies home 🏡 💪 so ,no one can take your home if you ever get sued in an unplanned legal situation , such as a car accident that your car insurance doesn't fully cover or some other situation. !!!
    Get you a property you can afford and there is a set up called Pad Split 🏠, where by you can rent each bed room in your home & they're no guess to come in and free load with your renters.
    We need investments 🏘️ , just as men do & even more so I. Having our home & keep the cost of housing down , cause rent today is costly each year & you can plan this and it can work for us!!

    Interesting. Whether the person is 30, 40, or 50 something yrs old if you meet someone & you two decide to get married - both have to be willing to compromise & make the most financially sound decision.
    The house can be sold, rented, OR you both can live in the bigger/better of the two houses. (If both already have a house).
    For me, its not that hard if BOTH people are level headed & serious about starting a long, healthy relationship/married.

If not a house it's having to move for one's job, moving in a parent, step children, health issues, anything. And a house is a property...people with properties get married all the time.     I dated a person that had a house and he was awful!! He kept saying it’s his house and very selfish. So as a woman I wouldn’t be with a immature man that has a house. Especially when they keep bragging about their house their house.

    Its very true. I purchased a home 3 years ago as a single woman. Every man I have dated since then has been a renter. Some of them get an attitude because I have a bit more than them financially. It has been a wonderful ride for me. I feel blessed.

    Yes, home ownership comes with it's own challenges, but how it might be perceived by a possible future spouse is not one of them. It's a red flag if home ownership is a deterrent or insult to a potential partner.

    Tony, you are reaching on this. Your home is an asset. You, yourself own your home you should not be talking bad about home ownership to the younger people. You are speaking on all the negatives, if a person buys a new house none of that stuff comes into play.

    I love you, Tony, but respectfully, I don't agree!!! A woman or a man should not wait for that potential partner to make a purchase..... Why pay someone else's mortgage when you can pay your own. What if you both have your own...those are 2 investment properties that can be generational wealth. I'm also a Realtor and we all are not in the business to get over on someone.....alot of us are in this business to assist and not to try and take ppl for granted.

    Man I wish this was put out MONTHS AGO.. such wisdom.. me and my wife are newlyweds and we’re financing a mobile home on a plot of land.. before we had a cheap but comfortable apartment.. now we’re in a 25 year mortgage.. some unfortunate events have brought up our expenses significantly and now we regret ever buying this place.. wish I knew now back then.. there’s no way we would’ve signed up for this.. but nonetheless we believe God has still blessed us and we don’t want to give up what we have built together.. if anyone sees this please pray for us 🙏🏾 that the Lord will increase our finances so we can live comfortably again .. thank you and God bless you!

      Sorry this has happened to you and your family, the mistake is buying a mobile home, Not at all the same with building or buying a house. Also was consult with a Real estate agent before making any type of real estate investment. Mobile homes are not real estate investments, but the land is. Mobile homes are like an autoMOBILE.

    Only video ever I’m gonna have to give a hard no! I didn’t want to own a home just to say I accomplished something, I wanted to own a home bc I’m a single mother of 3 and wanted my kids to be comfortable in more space and a backyard to play in. Also in my area, renting became more expensive than my mortgage payment would be. Thank God I was able to purchase in Dec 2020 so I was able to secure a great interest rate. Waiting on a man would have gotten me literally nowhere!

    I’m a single woman with a child and closed on my first home this past September 2023 and got laid off from my job three weeks ago. I’m staring to question this purchase because I do not have a second income of a spouse to fall on and I am praying I find a job before my severance and savings get low. To hell with trying to figure out marriage logics. I’m trying to keep it NOW😅

    I didn’t buy my houses, I inherited them. The first one at age 32. And yes my ex fiancé at that time was very put off by it even though I told him we could buy together. So I understand Tony’s perspective but yet I disagree. We as women want & need SECURITY. That’s what my family was trying to put into place for me & I’m so grateful. Do what’s best for you ladies and give the rest to GOD.

    I'm happy that this isn't the first video that I'm seeing of you because i would be immediately turned off. I bought my house as a single woman 20 years ago.
    My rent at the time was $400, about to be raised to $425 (1bed apt). My mortgage when I purchased was $619. It's now $670 (4 bed house), which includes (PITI)
    If I were to rent that same apartment, it rents for $950. If I were to rent my house, it rents for $2000. If I were to sell my house it's tripled in value.
    I'm a REALTOR for 17 years and this is bad advice.

    My daughter had an MBA, great career and built her first house in a safe neighborhood and closed in 2022. The home value has increased and she is stable and secure. She is on the David Ramsey plan to pay it off in 10 years. She never plans to sell just upgrades and collect real estate assets. Women Especially BW has never been able to sit back and wait on a man the save and provide for her. Heck we see a difference when a BM is married with children and when they divorce BW compared to all races of women get the least financial support from these men. BW with children who are not financially stable tend to suffer more than other races of women. This generation of BW have learned from the track records of the men before them and are making smarter choices

    I have to disagree with TG. I’m over 35 so I guess it don’t apply to me…I’m just not seeing BM that are even capable of purchasing a home etc..(ie. credit issues)

      Years ago, my mother passed when I was 25 and I stayed in our house for about year and a half and it was so much to manage. It definitely deterred me from wanting to own a home alone. If I were to get much older and am still single, I’ll of course reconsider. But as of now, I don’t want that headache. When the air when out and I had to get a whole new heating and air system, I was done lol.

Therefore some ppl don't know and/or realize all that it comes with. Frankly some ppl can handle being homeowners & frankly there are others who shouldn't even bother. Ppl should do what works for them & their lifestyle & shouldn't be made to feel less than someone else if they choose not to be a homeowner.

    I dont regret buying my home at all. It gained 100% equity from the price i bought it. I am in an area that is popular, and if i decide to sell, it will sell fast. I will get a six-figure check. No man ever gave me a six-figure check or even the security that comes with owning a home. If I ever come across such a man, i will sell or turn my house into an investment property and buy a home together with him.
