Therefore i consider Delhi's plots(even though it is only a GPA plot & not a registered land & you have constructed a house/shop on that, if you get a registered plot that's simply the best), the safest & good over any high rise flat in Noida/Noida extension, where there's still too much uncertainty over the long pending projects & low occupancy of flats & dubious selling of flats(by thugs/frauds), where most people are buying or have bought them only for investment purposes (this shows the property will take a good number of years to develop as a populated society if at all it has to develop).
While Delhi being the National capital has huge advantage over any other city in the country as it's the natural hub for people across the country who are visiting the settling here in huge numbers on daily basis.
Delhi's commercial market is still very big (only after Mumbai). It's simply impossible for any city(only Mumbai can) to replace Delhi.
But these days GPA property is not safe
I was planning to buy my first house in 2021 . i was staying in west delhi. I browse through All kind of properites across Delhi, Noida, Greater Noida, Gurugram, Faridabad. My Budget was around 50 Lakhs. After browing through all these options mostly flats and villas, i realized Noida/Greater Noida does offer wider streets, common park but what they lack for a middle class family is the local market structure like we have in delhi. On top of it, the prices were unnecessarily high and possesion was 2-3 years long. Poor Water quality, high Eletricity charges, presence of common ammenities ( not talking about malls and big hospitals) like chemist shops, vegetable and fruit local market require for survivial of middle class is badly missing.
I ultimately bought jad se makaan ki Uttam Nagar with proper registry. I do face issue like traffic, narrow streets, but what needed for suvivial is all around walking distance. I am happy with my decision.
Trust me guys if you really wana to live with your family peacefullt, dont fall for these hoaxes .

@@rahulthakur6369 when I bought home in 2021 , there was covid era and hence property rate and home loan interest rate were subsidised.. i bought jad se makaan 2.5 floor built beautifully with 3 room, parking 2 kitch , 2 washroom and fully tiled roof with land area of 52 gaj in mohan garden dwarka mod with registry at 56 lakhs ...it was full registry but since other private and govt banks don't give loans , you will have to get it through nbfc like gic, lic , indiabulls..the builder helped with that ..I got home loan from gic at 7.9% at that time . Overall , it was worth buying

Very informative vedio i also visited 2 year ago now it's cost 50-60 lac if these village villa get approved from up-rera then it's may become cost 1 crore or may higher. But common man who earning 50-60 thousand how he can afford. Second UP-RERA only support builder side and losses need to bear by buyer only.

is it safe to buy flat in free hold land where the builder don't have any RERA registration. When I asked they said that free hold land main bna flat ki RERA registration nei hoti .. How true it is ?

I can tell you about Delhi lal Dora. In Delhi lal Dora builders flat is legal, there is no building by laws, RERA required for builder flats. These builder floor G+4 with stilt parking within a certain height limit is fully legal and can be registered by paying stamp duty.

The authority has not approved any freehold property, whether it is a land or flat located in Noida and Gr Noida. All authority flats/societies or land are leased. Anyone who tells you the land is freehold, and that there will be no problems in the future with authority is lying and making you a fool.

These are not builder floors. These are independent villas behind Ace City Greater Noida West. There is 1 low rise tower available.
You can first check the paper of payment of land
