I'm not seeing a huge advantage in usable livable sq. footage with this floorplan compared to the larger cape coral 1.75-2m single story 2750-3000 sq ft. canal homes. It definitely has the same quality in a contemporary design to appeal broadly, no crazy risks taken with any flashy interior elements by the builder. I agree with the other commenter, it was a miss not building in the BBQ station for this price point, and possibly the dock but with the extra inventory in cape coral its likely to get negotiated down anyway so that can be included or done after easily. If it were up to me I would've gone a lot further for the 2nd story and done a crazy Vegas home style outdoor entertaining deck area off the 2nd level. I do like that there's a builder taking the risk to give more options for buyers out there though.
