    I noticed the vent covers, the transom windows..The details..This builder is impressive, I'm speechless..🤐😀 I didn't miss the ARHAUS People for this one..Your presentation was on point as always....👍👍

      Thank you! I found out recently that they may very well stage the house in the coming weeks. Too bad it wasn't staged for this video, but the house still showed very well. Love this builder.

    I am not sure I would want the outdoor kitchen so close to the primary suite. But, I ❤ the steam room in the primary bathroom. Great tour

    This home feels like a country manor estate. I love the primary and en suite spaces. The flat plot invites one to add a pool. Love the hard floors throughout. With 7 bedrooms, the new owners may need to add another dishwasher for all the dishes. Yay for double hung windows, too! Energy efficiency is so needed. I bet they'll throw in a sink for the garage, too. I'd make that theater room my football paradise versus golf galaxy. It is all grand enough that the buyers can amend spaces to their liking.       Great comments, thanks for sharing! I do like the idea of a second dishwasher. It's an idea that's stuck with me. I filmed a beautiful house today in Alpharetta. It had two dishwashers. Going to release that one next week! Modern Farmhouse.

    This is a beautiful home. It really spoke to me. The mix of materials is so well done. Love the floors , custom
    Cupboards and all the moulding That first room would be a great office IMO. I appreciate how each bathroom has been decorated differently. This is the only house where I don’t mind the 2 tone kitchen. That quartz island would be a dream for baking! Even how they designed the garage is epic as it blends right in with the exterior beauty of the home. If I could survive the heat in Georgia I’d consider it ! 😉

      The heat's not all that bad to be fair, I moved here from Canada about 15 years ago and at first I thought it was bloody hot. However, quickly get used to it. Between our cars, homes, offices, and stores all having AC, we're not out in the heat too too long.

      @@TerenceRichardsonTourshi! I’m living in Ontario now. I moved around a lot due to work but I’m settled in northern Ontario . I bought my forever home on 6 acres. I get a lot of realtors asking me to sell …and the value of my property had steeply increased in the last few years. It’s been interesting market lately. Where in Canada did you come from ?

    I am normally super critical of houses on these kinds of tours., because they will have a feature or two that I like and the rest of the house is a farm house fail. But THIS house is awesome, I love every square foot of it and all of the details; there was a lot of thought put into it. I’m going to play the lottery this weekend for sure 😁

    I really 💙love everything about this home; except the bedrooms upstairs not having finished flooring (it just doesn't make sense)... 🤔I'm thinking it's more about the builders trying to meet a deadline, 😏 rather then having the buyers select their own floors...
    😂🤣😅I would definitely take out allllll that golf stuff and make it into a regular media room... 😜🤪😝In my book, that part was geared more towards men...
    I would also fence off the property to help prevent wild animals from roaming the yard...
    🤗You did a great job with this tour!!! Have an amazing rest of the week...

      Hi Randall, thank you for the kind words. I don't know the exact cabinet maker I'm afraid except that they are out of Acworth. This builder hasn't wanted to share that information. I wonder if it's Morgan Creek Cabinet Company.

    Just curious what the taxes or estimate taxes per year on this home. And don’t have to buy the lot separate ? And don’t have to pay taxes on the lot

      Hi Stephanie, the lot is included. Total taxes would be around 1% of the purchase price. So figure $26,790 per year or so.

    Is there a HOA?

      Great question! Not only is there an HOA, but it's one of the more expensive ones around. Governors Towne Club is a prestigious gated country club community. It's home to some professional athletes. The cost of buying into the neighborhood is $30,000 (although the builder is paying this fee on the buyer's behalf). Want Golf? That's an additional buy-in of $7,000. Monthly club membership for golf is $540/mo. No golf? The regular athletic club membership is $220/mo. All memberships require a minimum spend of $100/mo for food, beverage and merchandise. The HOA initiation fee is $2500. Then, the yearly dues to the HOA is $3200.

    Major mistake in choosing flooring with so many knots in the wood. I know the decorator chose that on purpose for a rustic look, but it is going to be deal killer for many potential buyers.

      @@TerenceRichardsonTours I don't even know what that floor is made of: solid wood planks, engineered wood planks, or luxury vinyl. Probably engineered wood, since that is the best choice over a concrete slab foundation. So unless it is solid wood, that flooring with the knots probably cost just as much as the same brand flooring that looked like quarter-sawn clear (usually the highest grade and most expensive real solid wood there is). If you go to a lumber yard or home center, wood (and even plywood) is graded and priced by the number of knots (the more knots, the cheaper it is). I am not suggesting that the floor with the knots will degrade over time, just that it looks cheap. Back in the "old days" people only used wood with knots because they couldn't afford a better grade of wood, and unless I am building a log cabin in the woods, that is just too rustic for me. If I were buying a house that expensive, I would want to pick all the finishes myself, and not let some "decorator" do it.
