    Yang restriction tlaga pinaka importnte minsan..lalo na yang aesthetic ng bahay...Tapos lalo na yang gusto mag bznes kaya kumuha ng bahay sa corner lot...But at the end bawal pala mag bznes...Sorry nalang...Nakareserved na...Salamat sir...Ngayon ko nalaman ng bait and switch...❤️❤️

    Hi Sir Chris, Pwede po kaya na may followup video ka dun sa loan amortization na video. Yung mas detailed na computations, especially ma emphasize yung fix rates(1,3,5 years etc).
    fyi po pala, planning kasi ako kumuha dun sa Pacific Town 🙂

    Pwede pong topic next time is ung pag compute ni PagIbig ng interest? If compounding ba? Paano ung nababawas sa principal? Mga ganun po di rin ako sure sa mga computation ko hehe
    Paano po nakuha ung 3.2M?
    If may balak ako mag flipping po? After 5 months ready na akong ibenta, if babayaran ko na si PagIbig ng Cash as if may interest pa rin?

    Think before you proceed dapat may pampaluwal ka bago ka magloan sa bank kz hanggat nd namimeet ung percentage na nid ng bank nd kanila rereleasan...nextym more topics in bank naman..big check po lahat ng sinabi nio...

    Sir Chris, yung mga developers (like DM..) have their own tie ups with other banks. Can we ask multiple banks and compare the progressive interest rest for the duration of the loan?

      Yes, you can check out their mortgage calculators sa mga websites ng banks. Yung ibang banks like Security Bank has even a pre qualifying quiz.

    Thank you sir Chris, question lang, may property kasi ako na chinecheck, low DP around 197K if cash, tpos property amount is around 4.7M. is that scam ba? All-in ito ah, like I ask if I can remove 1 b&t sa 2nd floor, and make it as my office na lang. Plus this also includes, misc fees, transfer of titles, meralco, water. etc. (pre-selling). Thanks! Hope you can answer this quick. too good to be true kasi for us, like most of the houses that we asked were 10% DP, how to go about this, or shall I look for a bank that will lend me 4.7M?

      @@ChrisSuarezRealEstate sir, thank you for your reply!, ipapapa approve p daw po sa bank ung balance, normally daw 20yrs to pay, depending on my age and bank i'm on my early 30s. :)

    Hi. Ask ko lang sana. Pwede bang kaming buyer ang maghanap ng bank kht 2 months pa matatapos ang dp? I still have other income pero balak ko na kc magresign and magamit ko p sana coe ko. Im a freelancer btw.

      Ask for a certified true copy from register of deeds and check if there are any encumbrances or liens.:)

    Sir need ko help from you ang hirap pla ng loan may pre selling unit ako na gusto dahil mura I decided cash ko na lang kapag Ganon Sir makakakuha na ba ako sa developer ng deed of sale at land title dahil fully paid na ang unit ,🙏help kung ano ang dapat na kunin sa developer,sana maturuan mo ako Sir,para masabi ko rin sa relative ko,ang gagawin sabi mo nga sir careful sa pinaghirapan 🙏

      Hi po! house and lot po ba ito? If mag cacash po kayo you should ask first po if mayroon ang developer ng License to Sell. Hangga’t hindi pa po natuturn-over ang unit, the contract will remain CTS ( contract to sell ), hindi pa po Deed of absolute sale.
