@@brettmarquez562 Every leaseback is different, but the payment amount almost always exceeds the cost of the mortgage by a good bit. Investment properties usually require a higher down payment and sometimes have higher interest rates... but the leaseback can be 7 or 8% of the full cost of the home annually. So if you had a $300,000 mortgage on a $500,000 leaseback, you could be paying $12,000/year in mortgage payments but getting $35,000/year in leaseback payments. It can be a pretty good investment.

BUT, by the time the leaseback is up, base prices for brand new have usually gone up by quite a bit in the community so the model home ends up being a pretty good value if you buy it as a leaseback with 2 years or more before the builder moves out. I'm loving this model. The extra counter/island space in the laundry room is a unique concept. I never saw something like that before. The office with elevated flooring and sectional for hanging, gorgeous with amazing view. Totally, my taste of style and color scheme.
I usually do not like modern design houses because most of them feel like medical offices to me, but I love this one. It's a lot warmer than the norm because of the wood floors and beams. Also, the choice of furniture makes it seem more comfortable and relaxing.

Omg. Love the 2nd fridge in the pantry. The outdoor space is magnificent with entry to that flex bonus space. Love that the bedrooms are in 3 corners of the home with their own bath because there is the half bath for guests. And all on 1 level. Beautiful floor plan. Nice one Amy. Him and Christopher Burton. Fantastic.

Hi Alfonso! There is SO much that goes into custom homes, that it is hard to give a price. Starting with WHERE... BUT, a good rule of thumb is that you'll pay $300-$350 per square foot for a custom home. That's REALLY general, but a good start. This home these days would be around $1.75 million. If I can help, let me know!
This particular builder would build in this area for the right price... would have to be a big job to justify the logistics work. BUT there are definitely custom builders and Arthur Rutenberg affiliates that build here. The other challenge in Winter Garden/Hamlin/Horizon West is finding a piece of land to build a custom home. It can definitely be done! Call me if you want to do a search! :)
