If you are living within NCR nowadays and the cost of renting a condo / townhouse unit is still lower than investing on your own condo / townhouse in the metropolitan, then I would rather invest in a new car for my personal safety, security, protection from health risks, and of course, convenience. I will only invest in a condo / townhouse within the metropolitan if the sole intention is merely to generate revenue (i.e., passive income) on the side while I am currently gainly employed. I have no future plans of living in NCR during my retirement years, simply because of the level of noise and other environmental pollutions then, increasing stress in going through the daily errands, higher costs of living, safety and security challenges, etc. Instead I will find a suitable housing property in the nearby province where I will retire, and attend to some hobbies (such as gardening) and entrepreneural activities just to keep me occupied. So that, in reiteration, I opted for a new car now while I am staying in NCR, and a house and farm later upon my retirement.

Say for grab, 500 back and forth.. on a monthly basis weekend lang kami lumalabas, if one month nasa 4k lang cguro ung magiging pamasahe namin pag grab.. compared to monthly na nasa 7k? Then maintenance and insurance pa po.. not just sure if I am thinking the good way.?
