You've probably been thinking, "What's the best property to invest in?" It's a great question and I've got some in-depth info to help you decide.
    1. Single Family Homes: These are standalone houses. People love them because they offer a sense of privacy, with their own backyards and garages. They're in high demand and tend to increase in value. But, if they're vacant, you're on the hook for all the expenses, from the mortgage to repairs.
    2. Small Multifamily Homes: Think duplexes, triplexes, and quadplexes. Here’s the cool part: you can earn more since you've got multiple renters under one roof. These properties are simpler to manage compared to multiple single homes. However, they might not appreciate in value as much, and sometimes you might face tenant issues, like noise complaints in duplexes.
    3. Condos: These are individual units in larger buildings, often in desirable downtown areas. The maintenance is lower, but you have to deal with HOA fees and rules, which can affect your rental strategies, especially for short-term rentals like Airbnbs.
    4. Townhouses: A blend of a condo and a single home, townhouses are usually more affordable than standalone houses. They might have shared walls, but often come with personal outdoor space. They're a great middle-ground option.
    5. Manufactured and Modular Homes: These are budget-friendly and customizable. Manufactured homes are built offsite and placed on land, while modular homes are assembled on-site from pre-built sections. They're great for affordability, but there are considerations like land ownership and long-term value.
    6. Land Investment: This can vary from residential plots to agricultural land. It's a different game - think about leasing the land or holding onto it for long-term value increase. But be aware, it's more speculative.
So, how do you make the best choice? First, think about your goals. If steady income is your thing, small multifamily homes might be the ticket. If you’re looking at long-term value growth, single-family homes or strategic land investments are worth considering.
Also, consider your local market. What's plentiful and in-demand where you're looking to invest? Align your property choice with the local market dynamics and your own investment goals.
Now, if all this feels a bit overwhelming, don’t sweat it. I’m here to guide you through creating a tailored plan. We’ll pinpoint the best property types for you in the best cities for you, recommend top-notch real estate agents, and even help with loan options.

SFH typically rent for 3.5K+ in Orlando. Why would a tenant go for SFH in that case when they can get an apartment with all amenities for 2.5K?
