      From what I understand, a lot of people used jumbo loans/adjustable rates, which not the smartest thing to do. Mortgages go crazy high or low depending on the market. Always buy fixed rate mortgages. I don't have worry about my mortgage going crazy high.

    Dear all media and economists, stop talking about the possibility of an interest rate reduction. The issue of rising housing costs is a culmination of problems outside the current Fed interest rate. This country has historically maintained an interest rate above 0% and by keeping it at 0 for so long has been problematic. Let's focus on the real culprits of the affordability crisis- Wall St. firms/institutional investors, short-term rental speculation, Real Page helping to collude pricing with corporate landlords (antitrust issues), limited competition in our capitalist market because of corporates constantly buying out new challengers, corporate greed shown through shrinkflation and rising prices that exceed inflation, rising costs of theft costing big-box retailers hundreds of millions resulting in even higher prices and store closures (get rid of cashless bail and make "low-value" theft a felony again) and etc. Work on all the aforementioned issues so Americans can afford to live again.

Same with things like technology, games, etc. Businesses want consistent payments flowing in, no more of the good old days.

      No, the issue is that contractors are only building luxury homes (single family, condos, townhomes). Which is why houses are so expensive. They need to start building regular traditional similar houses from the 70' and 80's, which are cheaper and honestly better looking. They look more like a home. I honestly hate these new build houses. I'm so glad we bought a colonial house.

    • @Basta11
      @Basta11 Месяц назад +4

      The real culprit is actually many land use policies that have been creating this shortage of housing for decades.
      1. Zoning. Much of the land and airspace zoned for commercial could have been used for housing. Mix use development is normal until zoning came about. Think apartments on top and shops and restaurants at the bottom, offices on the second floor. Today, only a small fraction of the cities can do this type of development (mostly grandfathered in from before ww2). These places are very highly sought because of their convenience.
      2. Most of the area in North American cities are zoned for single family home. That means its harder to create duplexes, triplexes, bigger houses for big families, townhouses, boarding houses, etc etc. Its very natural for houses to start as single family homes and expand little by little over the years. This type of transition is completely stopped by zoning laws.
      3. Parking requirements. Even in places where density is allowed and makes economic sense, the height of buildings is artificially constrained by parking requirements. Instead of 100 apartments without parking that would be ideal next to colleges, hospitals, train stations, developers are forced to build 50 units with 50 parking spots.
      4. City Boundaries. In an effort to preserve nature, many cities restrict development of the land area. So no new houses can be built beyond that .
      5. Other restrictions - Height restrictions, set backs, minimum lot sizes, floor area ratios.
      6. Huge public policies that are car centric - highways, parking lots, etc. Many many dense communities all over were destroyed by the construction of highways. Even today, many communities still face destruction for highway expansion (but no good alternative as compensation).

    Back before 2008, a friend and I purchased lots for sale and contracted a builder to build 3 bdr with garage homes on them. When they were finished, we sold the homes and split the profits, as the new home sold for much more than the money involved. But one day we found a lot and checked into it. It was a "substandard" sized lot, so we could not build on it. We could have done a smaller house, or even a two story with a smaller footprint, but they said no. Zoning tells us how big a lot must be in order to build. It also dictates the setbacks from the property joining it and other requirements. We have a ton of these substandard lots in America, just basically sitting empty, with maybe a shed or something on it, as it can't be used for anything else due to zoning. They need to change zoning so a small house can be built on these properties. Many owners would love to sell them as they are of no use to them, and they need the money.

    The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

Everything went up considerably. What do you expect to happen? Main cause greed and inflation. I have a perfect driving record but my insurance went up by over 30% now almost $1000 for six months. How crazy is that one and minimum insurance it's like 800. per 6 months... used to be about 550 per 6 months for a minimum insurance... don't get me started on food and fuel ,, fuel is almost the third highest in this country.. but yeah things are going to collapse eventually you watch.. me I have no debt at all. I don't have credit cards never had one in my life , I don't need that never did.. would be nice to have the help but you're just temporarily pushing your debt further and further into the future .. cut that credit card up.. people keep borrowing money they don't have not a good idea..

    Ah, the modern middle-class ritual - buying the latest smartphone they absolutely don't need with money they don't have, to impress people they don't even like. It's a sacred tradition, after all. Why keep a perfectly good phone when you can plunge into financial despair for a camera with two more megapixels? And let's not forget the daily homage to the temple of overpriced coffee, Starbucks. Because, obviously, nothing says "financially savvy" quite like a $5 latte that costs pennies to make. Then, as the end of the month approaches, they partake in the most hallowed of ceremonies: lamenting their inability to pay rent or save money. It's a cycle of fiscal responsibility as ancient and revered as time itself.
