    I bought raw land over 6 years ago and have been working on it the last few years. Really raw! I couldn’t even drive up, a mountain hollow! My main objective was to make sure it had water! Yes, for those who are thinking about it. Now is the time to buy! Everything he us saying here is correct. It’s not a matter of “if” I will need a hospital, but “when” you will need one. I bought 26 acres and moving there come summer

    The information you offer in this video is accurate and beneficial. I have been buying and selling homes and land strictly with owner financing, no banks, no Realtors for 50 years and right now I'm not buying anything because there are no bargains out there. Prices are crazy. The cost to install septic, water and electric has doubled in just the last three years. 30 years ago it was easy to find unrestricted small acreage but now unrestricted small acreage a reasonable distance to medical and shopping is worth its weight in gold. From my personal experience, when land prices suddenly go through the roof then take a step back, calm down because historically a price correction has always followed a price spike. It happened in the late eighties then again in the late 2000's and I am old enough to have witnessed both downturns in real estate and by the time of the 2008 crash I was ready buy all I could scrape up. It is that experience that helps me recognize the current market as a "panic" spike. Granted, I believe higher prices are here to stay but if you run with the herd because you think there won't be anything left for you...DON'T! The real estate theater is always fluid. People live and die. Marriage, health, finances are all fluid and because of these things there will always be opportunity. And don't overlook the big factor; how economics effects the masses. 2008 was an extreme example of how economics can change a market. Understanding the area you are interested in is critical. Some places will never be cheap again. Austin, Texas is being overrun by the California exodus that shows all indications of permanence. Ohio is about to get a Silicon Valley do over. There will likely be affordable land available for the near future but if you are not flexible and have your heart set right now on a hot spot locally then prepare to pay for it...if you can find it. Hot tip!!! Learn Real Estate law. It will empower you to make the right decisions and to be less dependent on "so called" professionals who do not have your best interest at heart. Bad advise can kill your dreams.

      You are right. Buying land right now is crazy. The piece i am looking at is 55k for one acre. 10 years ago you could buy 10 acres in the same space for 35k. I will be putting my house up for sell in the next couple of months. Hopefully I will get enough for it and the market won't crash before then.

      Disclaimer: I am a Tx Land Broker. Agree with your assessment of hiring an expert Realtor who knows the area. But, remember, the Realtor with the sign on the property Represents the Seller, not the Buyer. No he-she can not Represent “both” parties. Dual Agency in Texas, is illegal. So, hire a Realtor to Represent you! Example: The Seller’s agent stated several things that were incorrect or said, “I don’t know”. Flood plain area, petroleum pipeline ROW easements, easier to use our surveyor and title company. Blanket ROW Easement, survey, warranty deed and title commitment all had to be corrected. Today’s technology allowed us to deal with these issues upfront, rather than not knowing exactly what my Client was buying. Do your Due Diligence!

      Research where you want to be and Save your cash, every cent you can, because a cheap unrestricted lot can come available. That just happened to us. You MUST act immediately or it will be gone. You can pay cash. True story.

    Multiple exits from the property in case of emergency or natural disaster.
    We lost our homestead in the Paradise, CA Camp Fire in 2018. There was only one way out, through the 20ft wall of flame. We almost didn't make it.

    Good Stuff! It's probably in one of your other vids but the 2 deal breakers for me regardless are: 1. Frontage on a county maintained road, no easements or private drives. Neighbors change, trust me, been there done that. 2. Mineral rights as well as all above ground rights. Imagine buying a beautiful property to find out later heavy equipment rolls in and you have a mine on your property. Most other obsticles can be overcome. Own ALL of the land and access to it!

    Raw land prices where I live have gone up almost 300% in the last 2 years. It's impossible to save to buy anything.

      You may be looking in the wrong area. Find a cheaper area or go further away from the city. Or you may even want to try a different state.

    Just bought a homestead with a 4bedroom house and a big shed on it. It had some serious overgrowth and will require a crazy amount of work to clean up the place but I'm so excited to get out of town 😊

    This world really is so crazy it’s scary. This is very inspiring though & I hope to do this soon. Having land is such a wonderful thing. I want to have a bunch of little farm animals 😄. My favorite part of the video is where you speak about legacy planning. Too many people don’t think about the future & what they can pass down.

      I am worried about the future for our families. I have noticed they are selling land without mineral rights and making 50 - 99 year leases. I had never seen that before. I guess they truly do not want us to own anything

      Love your videos! I found them because I'm looking to move away from the border and homestead. I just sold my rental property i inherited from my mother, & I have this property to sell as well before the bubble breaks. I still haven't used my VA home loan yet either. Im looking for a homestead area or community in Texas if possible. (I already live in Hidalgo county TX.), Or at least a constitutional red state. Im looking for something far from the city hopefully. When SHTF goes down, I dont want to be anywhere near that madness. I've only done server, food service management, and finally nursing jobs. I grew up on a ranch as a kid, but I know nothing about growing food. I got alot of gardening books and alot of seeds, an about 2 years worth of food stocked up till I learn how to grow my own. Any suggestions anyone? Any good unrestricted counties?

    I totally agree with #3. Legacy and space is why I decided to purchase 40 acres in Wyoming and 20 acres in West Texas. I know…not the best or most desirable areas to buy. But we don’t know what the future holds and how populations may shift. Perhaps those areas will develop or at the least, we have options to relocate to in more freer parts of the country.

    This video is why I love your channel! Obviously up on the situation of the world. We actually did #2 and bought our homestead property in remote Alaska. One clinic no ER on my island. Have to fly to the mainland for hospital care. I’m okay with the risk to get away from what I see as a crumbling society. Thanks for all you do to pass on experience!

      They will try to trick you by saying that the HOA fee is voluntary---which can mislead one into thinking that abiding their rules is voluntary also. Even if you're not required to pay the HOA fees you not only must comply with all their existing rules but any new ones they come up with.

    I think the largest mistake is not driving out to see the property.
    I was going to buy 6 acres in Arizona. When I went to see it, there was only one 15 mile road that was an unmaintained road, full of mud ruts, potholes and 1 1/2:foot sharp rocks to tear up the bottom of my camper van. When it rained the road was impassable.
    Not having neighbors too close is good, but property that's too remote is bad! It makes for a very lonely life.

    Awesome video! I guess we cannot complain about land prices in South Africe, yet! We are embarking on a project to purchase 20 000 acres. Cost about 1,3 million USD. Multiple title deeds, 12 bore holes, 4 earth dams... Exciting times ahead with lots of work.

    After years of grinding, fighting tooth & nail, I have increased our income. I have been diligently paying down debts. Since income increased this year I can be extra aggressive with debts during spring & summer.
    We will be buying texas land this fall between sep-Nov 2022!!!

    Your video is chocked full of pertinent info. I am moving back to Texas in couple of months and have been looking at property from a distance. You are right when you said that properties/homes/everything real estate is very expensive. I have also observed that many properties/homes/etc. are starting to come down in price. Everything got so overvalued during 2020-2022. I encourage everyone to watch and subscribe to your family's channel.     13:26 it’s “when” … _“when we bought this property.”_ Whenever means a thing that happened a bunch of different times or might happen at unknown times in the future. But you bought the property once at a specific time. So it’s “when we bought the property.”

    Check for the right codes, building or otherwise. One friend shopped counties until he found one to build the hay bale home that he had planned. Another wants to fly an airplane off his land. Some counties frown on that.

    Great video. One thing to avoid is being rushed. I like the quotes for utilities. We are currently observing and are in planning mode. Living off grid in an RV. Looks like… we did a few things right!

    My big mistake was not paying attention to the sun angle and the hill to the south which made my 25 acres shaded by 3pm before July and after August. I bought in the middle of summer so shade was by 4:30 or 5pm.

    Great video! Very smart.
    As a Houston Realtor to open escrow ppl need $100-$200 option fee plus the 1% of the price of the property to open escrow! Then after 5-10 day option period is up and they don’t want the property the realtor will get your 1% back. Wrong about realtors who are listing a whole lot of properties are overwhelmed and busy and won’t give you the time needed to do the homework on the property. I learned this about lawyers & flight instructors as well… the highest priced busiest realtor, instructor or lawyer is NOT the best. Good Realtors work for their clients not for themselves. There’s so much we can do for our clients like help them get money back for their closing costs. Or help them with closing cost by giving back part of our commission for our clients closing costs or asking the sellers to give money for your closing costs. That’s the best way b/c sellers want to sell so they will help! But your realtor must ask! So many things a realtor can do to help out their clients. Getting the right loan, that’s huge! Looking for a seller who will do owner financing…etc

      Our "sun room" is like that, doesnt get any winter sun but plenty in summer, totally useless for 6 months of the year, too cold in winter and too hot in summer.

    Dang, this video is 2 weeks too late 😁🤣. From the last time I commented, when we were going to sell the Suburban Homestead to now.... we are under contract on 40 acres of fully timbered East Texas land!! We close next week, and it was on the market 10 days... we got a great deal! Wwe are sooo excited!!
    1,500 earnest money for us, we are told we have to bring 22K and some change to the table to close. The equity from selling the Suburban Homestead will cover that, and then its on to developing the land!!!
    Wait till I get the footage uploaded. .. its glorious!!

    I was just saying to my sons wife that if possible they should buy two little rental houses on 5 acres for their two kids. Because it won't be available when they are grown.

    We live on 3.88 acres and very comfortable with with our chickens, cows and garden area! You really don’t need more than 2.5 acres in my opinion.

      I do agree. But my point is more for a future legacy to give down to your children and grandchildren.
      The larger the property, the more of your children you can give the gift of land down to.

      Agree with both. Larger the better if you have a lot of kids and also away from your neighbors. I have two kids, 5 ac will be plenty for me. My kids are teens. They don’t know what they want yet. In case they love the rural life living or even just as a weekend getaway in the future, it will be nice to pass down to them and their kids.

    I just closed on a 3000sq ft lot it has a existing foundation from a home . The land is zoned and permitted for a 2bed 1200 sq foot house and utilities are already on the property ready to tap into I paid 7,500 cash and I have the option to buy the joining lot for 1,200 but I’m looking to start building and I have access to my brothers mill for discounted lumber

      Congratulations on your purchase. I would not wait one second before purchasing that second piece of property for $1,200. Your lot is extremely small if it is only 3,000 ft. I looked it up and that is 50x60 the size of a backyard. You will be extremely sorry if you missed the opportunity to purchase it.

    some municipalities only allow an RV for one year and you HAVE sto build and then REMOVE RV so get a wooded area to put RV apt build under permit size - get to know what the town says about permits and what the bi-law officer is like

    Love your video. And good advice. We are closer to retirement age and are thinking about taking some of our retirement and buy a large amount of property for our young men who are 20 and 22. Give them this as a legacy. We are in Florida, and land prices are outrageous. Great advice!

My 4th great grandfather owned 1000 acres in Tennessee during the 1800s and I would love to own some land where his property was. I may buy an acre there as a second property if I can find something cheap

    My husband and I bought raw land end of 2020. We managed to pay cash for everything, including well, camper, and septic. It's in an ideal location I think cause it's 30 minutes to the closest hospital. The mistake we made was not knowing what we wanted to do with the land after we bought it aside from build a house (which we couldn't afford to do)
    We did try chickens a couple times but they kept getting massacred, and we wanted to do goats so we tried to start preping for that, but we discovered very quickly we are not farmers/ranchers/ homesteaders. I wanted to try rabbits at some point, but we are running into the issue of space for our children. We are expecting our 3rd and we are attempting to get a loan for a house, our first mortgage ever, and sell the land. I don't know I just feel lost right now and not sure what to do.
    Edit: Yeah, after finishing this video I feel like my husband and I made the number one mistake of not slowing down, but also had to make a decision quickly because we were having to move out of our rental apartment with our 2 children who we not more then 1 year, and 2 months.

      Sorry for your not too good experience with your land purchase. I also want to raise farm animals and to make a vegetable garden with the land. Can’t afford to build a house either as we already have two properties with mortgages on both. I spoke to the county and was told that I can’t even put a barn on the land without a permit to build. 😢😢😢. My husband doesn’t even want to hear about my dreams. I am gonna be on my own on this land purchase. Every weekend when we are at our cabin, I go out on my own looking for land. He knows what I am doing. But, we don’t communicate as I hate arguments. I work and can afford to buy on my own. I don’t want no one to kill my dreams. Plus, I will be leaving something for kids.

      @@jennzhangcn we did manage to get a house before our third arrived so we are good now. We are still going to sell our land (hopefully come march) and start over again in maybe 5 years. We decided we won't go bigger then 5 acres and that we will simply try to do a small garden in our back yard to see if we can handle it.

      Also it was my husband who wanted the land more then I dud, he just liked the idea of a lot of land. Buy I was on my own trying to figure out what to do with it. He didn't want to put any work into it.

      @@burrussfamilymadness8089 It is funny that your hubby only wants the land, but, you are the one who has to work the land. Still, I wish my husband can be on the same boat with me. But, I won’t give up. We just bought a mountain cabin last June which was the result of pursuing years of my dream. So I know it will happen with this owning land dream also.
      I read your previous post that your guys were able to drill well and install septic for your land, and also build a house, wow!!! Very impressive!!! All that takes tremendous work. Awesome!!!

    Being within range of a hospital and a tertiary education campus just opens up a property, yes.
    Land prices in the future are hard to predict. Theoretically, when the boomers die off the land they own will come on the market, but it could just as easily be that a small number of the younger generation will inherit property portfolios and the rest will be trapped renting. Getting a big enough block to support your kids and grandkids is never a bad idea. Just make sure it's not too vulnerable to any of the issues associated with climate change and sea level rise, because any amount of land is no use if you can't use it.
    I'm completely offside on the utilities thing tho. I've lived off grid with my own electricity and water for over fifteen years. Why pay bills for stuff you can produce on site? That's not farming! Look at your land and your climate and consider how well it will work for photovoltaics, microhydro, wind, or other sources of electricity, and plan around your rainfall and your roof catchment area to get enough water to work with, and you'll never face an electricity or water bill again.

    What about going in on say 30 acres with 4-6 Homestead investors?
    There's alot of people that can't afford rent, and or get a mortgage.
    It would be a team challenge.

    I'm so frustrated with land and home prices in Colorado, they are insane. We can't afford to make any moves even though we are scraping and saving everything we have. We've been looking for land for two years. How on earth do we afford a downpayment?!

      Well when we bought this property it was sold to us as “having a small pond”. But it was really just a water hole a developer dug. No damn wall, didn’t remove trees, didn’t even get down to the good clay.
      So I’m the summers it would dry up.
      We no have a great pond, as long as it rains a tiny bit.

    Great video. A couple more for you speaking from an Australian perspective. Our state has passed a farmland conservation law where anything designated as farmland over 200 acres cannot be subdivided (you cant split the property up). Anything under 100 acres cannot have a house built on it unless you can prove you have to be there for your farming operation.
    Also in parts of the state you have to check for old mine shafts, I suggest that parts of Cal might have that problem.
    Check the soil quality across the property, half or our property is a sand dune and this was not apparent during winter when grass across the whole property was green.

    A big “THANK YOU” to you and your wife. Your videos are honest, down to earth, and very informative. I have to say though that there are states that have way better prices on raw land than Texas…….Arkansas, Kentucky, Mississippi, Alabama. These are the ones I’ve found thus far. Maybe some people don’t want to live in those places but my favorite thus far is Arkansas. Just make sure (for Arkansas) it borders Missouri, Oklahoma, and Texas……people are more, what I can I say (without offending the politically correct people), “forward thinking”. And again, keep up the good work and trying to help others get out of the rat race and see what’s truly is important in life!

    It's very important that your next door neighbor as well. Some stupid, nonsense neighbor can file a compaint on everything you do, or steal things from you. Nice neighbor will be great. BTW, I would built a pool for the kids to enjoy too. May God bless your family.

    lucky or not on our 20 acre lot on one section the water table is less than 6-8 feet, im guessing thats because we are almost surrounded by a river system, i can dig a 3 foot hole & by the next day its half full with water, thats northern ontario , likely 360 kms north east of Toronto, close to the Ottawa River Valley on the Quebec border

      Well, it’s not “what my land allows”. It is, what does is legal in my state/county.
      We can do ANYTHING we want here on our land that is state legal. And my county has zero building codes! So we can do ANYTHING we want.
      Of course that means that our neighbors can also.

    Despite the absurd stuff for heading off commenters who disagree, I don't mind admitting that being near a hospital is something that would go to the bottom of the list for me at this point in my life. It's ok if you need and want one more than I do. People are allowed to come to different conclusions. Also considering that once you put together all the obvious needs and all the things on both of your lists of extra things then it becomes necessary to realize you won't get everything you need and want and actually get your land and keep it. So loving trees is closer to the top of my list like a true necessity and hospital proximity is absolute last on my list showing the world my disdain for the current state of ethics in medicine. "I do NOT consent!"
    Ponds (and other water) are definitely incredibly lovely and valuable). But you will pay for water. Everyone needs to know and negotiate with themselves and their budget on this one. Thanks for the example of ome of the ways a pond in property can go wrong.
    In buying a home or a piece of land everything is something you have to be able to prioritize appropriately to higher and lower points on your list as you e plore what's available at various price points in your market. No one buying a house gets everything on their list. No one has an unlimited budget.

      Great advise David....but that really doesn't have anything to do with "buying land". That is just being a good prepper. Which we would like to thing we are mostly prepared.
      Although I've never been shot at here on my 7 acres. But I have eaten 3 meals a day for the last 4 years. ha!

      Hi John, unfortunately we can’t share the info but I would say find the area you like and go drive around everywhere. Pay attention to a common list of realtor that serve that area, and then go with them!!! You’ll find certain realtors pop up, it means they know the county and area.
      Hire them!

      Solar have to dust off and move them and have battery barn of many batteries to store charge. Need sun. Wind need wind and need same battery barn. Look at Hydroelectric if have an 8 foot drop.

    great video! I have just started researching buying land and I see a lot of people say get 1 combined loan. when you "slow down" with your building process wont this hinder your building phase of your loan ? or did you not do it using a combined land and building loan. if not do you mind sharing what you did?

      Hi MiKayla! Hmmm, I’m not sure I fully understand.
      For us we had 3 years of owning the land just as “raw land”. So there wouldn’t have been a building. And we needed the loan just to be able to afford it.
      But yes, if you can do it all together I would assume that would be cheaper long term.
      And then once we began the build process of our Shed to House, we didn’t really want a full mortgage. Plus the banks have limits on how small a mortgage can be.
      We would have wanted a mortgage of only $50,000. Which we couldn’t find a bank to do that. So instead we did financing through Lowes and IKEA. Which we paid off within 18 months.
