When I was shopping for a house a few months ago we came across this beautiful house that was a great deal and had been on the market for a while. What was the catch? We checked out google earth and saw that the house directly behind us (this was in a neighborhood in Phoenix where houses are close together) had a literal junkyard in their backyard. A half a dozen rusty cars in their backyard, tons of scrap metal, tons of trash! This was a 2 story house and it would have been an eyesore every time we looked out our master bedroom window. None of this was shown in the pictures (obviously). We didn't even go look at the house, hard pass! Using google earth is a great tip!
I brought two trusted contractors after I examined everything twice. Nothing was found beyond what I'd identified. The minor basement leak is due to no gutters. That will be addressed immediately!
you should do a video showing examples of houses that are better built. i don't know if thats your style but it would help maybe even examples of not well built
I just bought another house cash (pre foreclosure). Are the rules in 2025 changing for delayed financing? I have done it both ways previously. One house I bought cash then immediately applied for a 75% loan to put money back in my pocket. That loan would only let me put 75% of what I paid for the property back in my pocket. Couple years ago I bought another house, needed some repairs, and after 6 months I pulled a mortgage for it for 75% of the appraised value. Someone told me those rules are changing.

Gotta get info upfront about DIY projects BEFORE closing.
Sellers will lie. Get a really good home inspector. Ours pointed out several DIY things that needed fixing before closing.
