    Tom, you don't need to make each episode a TV show mega reveal. We like hanging out with you and Dawn - the real life pace is much more relatable.

    Definitely, two bathrooms, especially if this will be a hobby farm. After doing chores, you could enter through the walkout basement, shower, get cleaned up before entering the upstairs, and keep all the chore clothes, boots, etc in the basement. Sorry Dawn, you're great but Tom is right on this one!

      I agree with 2 bathrooms! I grew up in a family of 5 with one bathroom (1950's) & it sometimes took military scheduling to get us out the door for school. My little brother was known to go out & pee behind the hedge if needed.
      Let me tell you... The first time a flu/diarrhea bug infects your whole family at the same time, you'll change your mind Dawn.
      Also... Especially as a landlord... Do you only want one toilet there, when you get that emergency call at 10 p. m. That the only toilet is plugged up, backed up, or won't flush & to repair it ASAP that same night? 2 toilets!! Lol

    Dude…it’s your personality, your conversational timing…! You and Dawn are so refreshing. Love what you post. Give yourself room…no such thing as perfection. Your. Viewership is the feedback…love hearing you and Dawns conversations and your thought processes as you make decisions…that’s GOLDEN… it is informative and entertaining, and, endearing!
    And yeah, I don’t just want to watch you do the mechanics of getting things done…it’s your thinking out loud comments, along with your sense of humor, your thoughtful reflections and, exchanges with Dawn that we love!
    Always have TWO bathrooms… it will either be a pre requisite, OR a luxury…but def 2.

    The foremost reason for two bathrooms is having an extra one if one has plumbing problems that can’t be repaired immediately. This has happened in our house several times and that second bathroom was a game changer.

    I love Dawn's "Minimal Mom" videos, but I have a handle on decluttering and organizing, so I don't need that kind of cheerleading as much. Being a DIYer in an old farmhouse, I truly enjoy your videos of fixing up houses and properties. I'm not even slightly bored.

    The charm of both ur wife’s & ur channels is that they are realistic and not an entertainment show. You guys keep it real, makes viewers feel it’s possible for them to actually achieve something of the same. Please keep doing & filming in ur format - just two people trying to do their best.
    Yes! You should complete the projects that will allow you the most rent money to start coming in. Then move to the next most profitable project & so on. As ur wife teaches….limit limit limit which can extend to the number of projects u take on & have going at one time. Love ur reno videos.

    I think 2 baths would be good. The basement would be better with a shower too. Need not be fancy. Just having a toilet and sink is just a powder room. If you have a family with kids, they can then think of using the basement space as a bedroom. Or use it as a guest room. If you paint the ceiling and the floor white, with track lighting, it will brighten up the space.

    2 bathrooms is a MUST for us. I grew up with 2 bathrooms, but my husband had issues that caused “emergency” issues.
    I love watching whatever you do. It doesn’t have to be exciting.

      I was thinking about situations with physical ailments too. I've never lived in a two bedroom house in my life. I never had kids but I grew up with 5 people in the house and, to be honest, it was mostly fine. BUT my mother in law lived with us until she died and for many years she had issues that kept her in the bathroom sometimes for an hour or more, and sometimes I just couldn't wait any more and would have to ask her to come out for a few minutes so I could go in. It was unpleasant for both of us, and it was the one time in my life that I've reeeeeeally wished we had two bathrooms. Sometimes even if you don't have a big family, life can throw you a curve and it's nice to have the extra space if you're able to get it.

    Look Tom, The reason most people enjoy RUclips is because it does slow the whole process down and make it more realistic. At least that's how I feel. So I'm not interested in cars, that's not my thing, but I really enjoy all your home remodel stuff. And I like to see all the different steps of the process . This Old House is so much better than anything that's on HGTV because they go slower and show step-by-step the process. And you learn something along the way. So please don't think people would be bored with anything you are doing. We enjoy you and Dawn and love watching whatever you are working on.

    Missed the live - bummer - just here to say - as a fellow remodeler- I love to see your Progress. You bring us all some amazing reality by showing us the progress of the daily struggles! I loved seeing the plumbing and just watching day by day (or episode by episode😉) to see the changes that are made. Progress might be slow, but it’s sooo satisfying! And yes to additional toilets!!! One bathroom would not go over well in my family! So essential!

    I wasn't raised with any construction information or exposure. My son now has plans to build a cabin. When you show the work in real time, it gives a realistic expectation to time and energy involved. It's very helpful. Plus you are funny.

    Thanks for the update guys. Next year will truly be the year of landscaping. Make sure you put in your leases that the tenant is responsible for lawn care. Bc Tom does not want to be mowing grass on multiple properties in the heat of the summer.

    The two of you are great to hang with and it does not have to be a grand production (though those are good too!). It is just that you are so enjoyable, and the things you know and show are in no way ordinary to so many of us, it is a real treat to spend time with anything you do present. We grew up with 1 bathroom in a 5 person household but in my teens we moved to a house that had 2.5 bathrooms (the 0.5 was a powder room with a sink and a toilet). So that nearly tripled the toilet-to-butt ratio. Those butts were very happy about it, I must say!

    Two houses ago we had a ranch that we wanted to semi-finish the full basement to section off a Rec room, laundry room, half-bath, and storage area, but the ceiling was too low to finish. So we just borrowed a commercial paint sprayer and sprayed the “ceiling” (open rafters, wires, pipes, ductwork, etc.) one color matching the walls (a light beige.) Because the ceiling was all one color, all of the visible mechanicals kind of faded away. The outside walls were just painted concrete block. We used carpet tile for the floors, and it all ended up super functional and usable, and looked really nice!

    I love the details you show in your projects. I live in South Africa and our buildings, wiring and water works totally differently. I find it very informative and it makes it so much more personal when you share your pros and cons and struggles and wins.

    Honestly Tom, some of us might enjoy spending a week with you and helping with house projects… and learning different skills. Not that you’d have to spend gobs of time teaching, but someone who has never done plumbing, electrical, drywall or whatever… I enjoy helping others while picking up new skills. Tom’s DIY camp.

    A wet room would be a great option! That would be awesome for washing off the farm dirt instead of tracking it through the house to the other bathroom.

    I grew up in a family of 6, with 3 bedrooms and one bathroom until I was a teenager. The second bathroom was a most welcome addition.

    Tom! Do not sell yourself short! I find all the house stuff so fascinating and educational. Please don't tell Dawn, but a couple weeks ago I logged in on a Tuesday excited to hear from you and was disappointed when I remembered it was Dawn's day. (face palm) I LOVE Dawn, but enjoy seeing her doing things like decluttering, cleaning, organizing, refinishing--and since your home is basically hands free she sits and talks a lot more. (Oh gosh, not a criticism! Just an observation--someone is going to give me grief for this...loved the basement refinishing this week, Dawn!) Anyway, I excitedly await your videos each week.

    2nd bathroom is essential. Consider fixing the sump pump motor and leaking A/C in your main home. Then finish farmhouse with 2nd toilet. Then the cracked house. Put a tarp on the house with a bad roof.

    I knew Tom was going to say, "none of them" because that's how i always felt! My favorite project was when it was done and we could get it rented. Now at 65 my favorite is selling the last property and investing the money with no upkeep!

    Please keep showing all the processes. I have no experience in refurbishing houses, and even though I probably never will, I find it so interesting and informative. Please don't skip over the various steps. I would actually find the plumbing fascinating. 🙂

    2 toilets plus add an inexpensive shower in the basement bathroom. Especially if rural/horsey! Also maybe a little paint could make the basement a bonus play area/ tv room for kids and maybe teens. Leave it mostly unfinished - it will have the loft look. A renter might put an old couch down there or bean bag chairs and a tv.

    I didn't think it's boring at all! It's great content that you could set the speed up and watch faster. But as someone that has lived in a home that we are constantly fixing up, I find it awesome. It displays how you are good enough to get these things done. I actually love the "boring" content. I find it very encouraging and therapeutic. And it doesn't happen over night or in an hour. Your personal vlog on how you are transforming the farmhouse is so good actual reality TV!     I'm like Dawn...4 of us, one bathroom...it was fine. Never anything critical, just knocking and 'hurry up!' My Dad grew up with 2 parents 6 kids !and one bath. He did fine. I think we've accustomed ourselves to wanting more. ❤

    I’ve found your work at each house very satisfying and realistic. I grew up with a house in constant construction and HGTV makes everything look too quick, clean, and easy. You are doing a great job!
    I grew up with 1 bathroom, 5 people. I agree it builds character and is easy to work around. That being said… the extra bathroom in the basement will be great for when you have muddy boots and gotta go… no tracking mud through the house.
    A kitchenette in the basement could also be nice for canning and food storage. But I digress.

    Possibly strange but I like watching the plumbing going in (particularly enjoy a time lapse!). There is a channel on RUclips called DIYfferent and they are a couple who are renovating their house (they did a double wide trailer before that and a trailer before that)…… I watched him for about 2 months putting in the cinder blocks under the house for the foundation. I find it really interesting/ calming to watch! But then again I also love watching the channels where they detail the cars or clean rugs! So might be a bit strange!

    We grew up with just one bathroom, and the thing we missed most was a second place to shower. It was a dairy farm, and people are frequently needing to shower when they farm. There's just so much dirt, and everyone needs to be out in all kinds of weather.

    Because you explain things so well and the work you are doing is part of an interesting bigger house project, plumbing videos and things like that are really interesting. I wouldn’t go and try to find a straight instructional video on plumbing on RUclips , but I watch your videos with interest because I’m learning something as well as watching a house come together. Plus you are entertaining to watch.

    Somebody else said it better, but U2 are so likable and down to earth and relatable that it’s just fun to watch whatever you do. I came via Dawn‘s channel on minimalism, but I have to tell you, anytime I see a rusty judgment video go up I watch it first of all the things I’ve subscribed to. Been there done that fun to watch a younger person do it and do it better. Heck, I watched let’s dig 18 and dirt perfect which is just guys with big machinery, moving dirt, so watching Tom do piddly stuff, especially when he talks to himself is extremely fun. I think you’ll have two of the best channels on RUclips. I just know that whatever Tom does is going to be fun and watching Dawn’s expressions is sometimes hilarious. Love you both.

    Five people and grew up with one toilet…added 2nd when I was in high school. It was the 80s and hair took a long time to prep! 😂 Two people and often parents stay here (we have 4 toilets now). Don’t forget that when people age, toilet business and personal prep can take much longer.

    I get a cheap surround shower for the downstairs, yes a toilet, then it's done you will be so glad you did! As a property manager and landlord trust me... you will thank me later. 😉 Just finish one house at time unless you get help. Why not tarp, or put sheeting on the house that's leaking?

    Tom, I'm a 64-year-old woman and I am laughing when I tell my husband "I'm watching plumbing/electrical/whatever remodeling work being done." I enjoy watching the process because I learn a lot. I find it all entertaining too.

      I’m also a 64 year old woman and Rusty Judgment is a highlight of my week. I live in a northern suburb of the Twin Cities and highly relate to the weather commentary. I do like the live stream, especially the one debating about purchasing the farmhouse. After owning a house on a corner lot in Minneapolis for 38 years, it’s nice to watch someone else do the work for a change while I enjoy my townhome.

    I grew up in a family of 5 with one bathroom. It wasn’t an issue so I was on your side Dawn! Then I remembered that I’ve been house hunting for a couple of years (just in case there’s anything out there that is more perfect than my current house) and even as a single person I’m only considering a 2 bathroom home. So yeah, you need the second bathroom. Great decision to raise the house before you finish the basement. While I’m at it, I don’t find your videos at all boring, Tom. I like seeing how things are done, and it’s relaxing to watch you work. Keep it up!

    2nd Yes, it is a house. Only house built before 1960's or when home had an outhouse did they only built one bathroom.

    I watched this a few days ago and wanted to add my 2 cents. If you are ever a caregiver to a family member / spouse with cancer or other major illness especially in your later years, you may change your mind about a second bathroom. Count your blessings if you never have to deal with bathroom “dilemmas”.

    Hahaha! I have stellar character! Dawn just said! There were 8 of us when I grew up…. 1 bathroom. There were 5 of us… 1 bathroom in the home I’ve lived in ever since (49 years here).
    Times have changed. If it is possible to add another toilet, definitely do it. Family harmony is worth the extra effort and expense.

    I too enjoy watching the house remodel process. LOL I'd go for the two bathrooms. I grew up with two. The basement one had the shower, without the huge glass block window by the tub/shower, but the basement one was pretty rustic. We just took turns with the shower.

    Absolutely 2 bathrooms!!! At least a toilet and sink, maybe just plumb for future shower/tub. I grow up, family of 5 with one bath. Parents eventually added just a toilet in the basement. It was definitely needed as us kids became teenagers and took more time in the main bath. GO TOM!

    Yes! Two bathrooms are a must! 😂 I grew up with one but we had situations when we needed another ASAP. I’m not talking close calls. I’m talking accidents. 😢
    I had this Formica stuff on the walls in my bathroom growing up. It’s very common in trailers. And you use like a special stainless steel trim with it. My apartment rental has plastic tile looking walls that fit around the tub. They use caulking around them to hold together. It’s a good temporary solution. It’s a pain in the butt to clean because of the bumpy texture. Try to use a smooth type if you use this type of surround.
    Sounds like the house that needs a new roof should be done soon. I personally love watching whatever you’re doing on the houses. Even boring plumbing. I watch the channel, Escape to rural France daily blog. Sometimes he only picks up dirt. Ten minute videos. I’m hooked. Rusty Judgement has me hooked. So I will watch anything you show us! 😊

    For the bathroom walls downstairs, how about vertical cedar boards to current height; and then, when house is lifted, run cedar boards horizontally for a Swedish sauna/spa look.

    Grew up with four ppl and 2 inside full baths and 1 outside half bath. Live now 3 ppl, 2 full baths. My husband came home from a surgical procedure with stomach flu which he shared generously with the rest of the family. We NEEDED 2 baths. And 2 chamber pots …. STRONGLY recommend 2 toilets!!

    Gotta say, I really love watching the process of working on the farm house... it's very interesting!
    My cousins grew up with 1 bath and 10 people... plus us (4) when we came to visit - what a mess! I would vote the basement bathroom!!! We grew up with 2 or 2 1/2 bathroom.
    Sounds like a great plan - gets the farmhouse rented and then Tom has time to get to next project before you come back to farmhouse.
    Love the metal ceiling - great texture and would be good privacy for the bathroom walls...
    Love the ideas for the kitchen - great way to add function simply. You both really have great ideas!!

    I was raised with 1 1/2 baths. I don’t recall showers being a problem but two toilets were definitely needed.
    We had 2 full baths when our 4 kids were home so 2 bathrooms were a must. We added on a master suite after we became empty nesters and the two of us still use all 3 bathrooms. 😂 When we were working, my husband and I got ready at the same time in two different bathrooms.
    Having multiple bathrooms was a lifesaver when we had a major leak a few years ago. The contractors worked it so that one bathroom was always available. We avoided having to stay at a hotel because of this.
    We frequently have our kids and grandkids visiting so the multiple bathrooms serve us well. We could function perfectly fine with two bathrooms but it is nice for guests to have their own private bathroom.
    We would be in a pickle with only one bathroom. I’m sure the male grandchildren would be going off the deck.

    I would agree with two bathrooms. We had 3 little kids in our old farmhouse. We started out with only a half bath in that house, put the stairs to the basement there, and put in a whole bath in the other spot. So we were really happy to have one full bath. Now we have fewer people in our home, but frequently use the second bathroom. If one is showering, and the other needs to use the bathroom, well, there you go!
    A basic shower sure would be nice too, after cleaning horse stalls, etc.
    I have seen the corrugated metal walls in some nice restaurants.

    I like your videos - they are not boring to me. I like the corrugated tin idea. Nice to see you two in a video together. Burlap??? Ditto agree on cloning Tom!!! Can renters help with painting or home fix-ups? Love you guys.

    2 bathrooms are a must! My husband and I lived in a 3 bedroom, 1 bathroom house when we were newly married. House was stubbed for second bathroom but we had not got around to finishing. It was fine til we both got the stomach bug at the same time. Two bathrooms are a must - we finished the second bathroom as soon as we got better! 😂

    I grew up with 5 people and 1 bathroom. It worked. For the last 30 years, there are 5 of us and 2 full blathrooms. I appreciate having one for us- meself and husband, and 1 for every one else- kids and guests.

    Grew up with 4 bedrooms 2 bathrooms. Now 2 adults in house with 2 bathrooms! It’s a must!
    Tom we do enjoy watching you do plumbing, electrical, Sheetrock, etc!

    Wainscoting is a long O sound. If there were 2 T’s it would be a short O sound. So your dad is right 😉💞

    I grew up with one bathroom as did our children. 6 in first instance, 5 in second. Now it’s just hubby and me and we have 3 bathrooms. Two is a must at this point in our life. Basement bath is a nice bonus.

    At the risk of alienating Tom on his own channel 😅, I agree with Dawn on the one bathroom. We lived in a 2 bedroom, 1 bath house for 12 years with 4 people when our kids were young. I don't remember any issues with just have the one bathroom. That being said, we now live in a 3 bedroom, 3 bath house with 2 people. Ha ha!

    That so many say it's relaxing to watch (Tom work.... Poor Tom working so hard while we're relaxing 🤦🏼‍♀️) and your real, down to earth just shows how screwed up and stressed out life is.

    We just used a couple of movable folding screens to provide privacy for the bathroom (lavatory). No fixed walls - it’s not like a crowd will be in the basement at any one time.

    For the record, plumbing/electrical/ construction, not boring. We want to see/hear you talk through these things and see (at faster speed as you decide). We are learning as you share this “boring “ work😊

    Also I’m delighted re not progressing significantly further with basement without lifting house. Would be hard to do so much work knowing that you’d have to rip it out in future to comply with building codes. It’s the long game! 💗
