    Our biggest contribution was that we did not pay ourselves for first 4 years…. We worked full time jobs. This was a side hustle and we reinvested back into the farm for the first 4 years to get us to a position we could financially support it all ourselves without investors.

    Omg yes i need this! We just purchased 200 acres in the mountains! With a 5500 square foot pavilion! I have someone, just not sure what I’m asking for from them?

    Thank you so much for helping out new owners! I've really been thinking of going this route of finding investors to finance while I run it, but what's a good return for them? A stake in the venue? A percentage of interest? Are there other ways investors may feel motivated to finance a new venue?

      I think a good return is whatever they will take: let me explain. If you find a real estate investor who is looking for a 15-20% return on their money over 5 years, that could be one scenario…another scenario is where the “investor” is a property owner who doesn’t want to run it…they will likely take a higher percentage, but they might take care of some property upkeep that would be beneficial… so it really just depends who you can find to work with and what they are interested in and if you can make those numbers work based on your market

    So helpful! Do I have the same options with wanting to start a dude ranch? Also where can I find these type of investors? I’m recently a new member of my local chamber of commerce and I’m starting to network to build relationships and hoping along the way this will help guide and lead me to a venue owner in this type of situation. Real estate investors, where can I start looking?

      Dude Ranches are awesome!! And I haven't heard that term in awhile actually - I was born/raised in TX and they def have those out there....anyway, here is my take: All chamber of commerces are not created equal, so spend some time figuring out if that's where you want to spend your time. I would join some real estate groups (maybe even something online like Bigger Pockets) and find ways to start joining the conversations and develop relationships with brokers and investors. Facebook groups are a great tool here. The other thing you can do is to start developing something that investors might want...like content (blog, video, podcast etc) around how to check out if a wedding venue is a good investment.       @@TheVenueRx Wouldn’t happen to be a late heartland fan would you? Dude ranches are not much a thing here in Oregon and Washington however have found a small few scattered around Montana, perfect place to have them I do admit. Montana is beautiful, and from visiting I would like to offer this type of experience were there aren’t really any, or even heard of. In addition, I’m wanting a venue that is versatile and can be used for a range of events. I’m excited to start this going and thank you for this information it has been very helpful. I am very interested in learning more
