    I was watching another tuber in Pattaya where the same thing happened. He somehow managed to get the management to put him in another condo for the duration of his lease. He also paid a year in advance. I personally never pay for more than one month in advance, and if utilities are not included, no deal. As I see it, I'm in a foreign country and there's no guarantee that the agreement will be honored. You never know. We have hardly NO rights here. When it comes to money, I trust no one.

      Yep I watched the Welsh guys vlogg yday too as he explained all that Cooper is saying here. It’s a pity but you got to remember that this kind of thing will happen from time to time in Thailand. When’s there’s cash around. Not just with farang criminals there but Thais will take advantage of the farangs that they see as naive retirees flush with money. Never pay up front & never loan money out esp to a Thai. Sad…but that’s the way it is…glad the Dusit grp have sorted out other condos there as it’s their responsibility for the staff & invoicing. 🧐🙄🤦‍♂️

    I paid for a condo at Grand Avenue Pattaya through air bnb for 7 weeks. After 4 weeks a lady opened the door and let herself in with her key card and said the rent hasn’t been paid. I showed her I have paid through air bnb. In the end she let me stay and chased up the agent. I wasn’t happy about this. 🤷‍♂️

    First lesson you must learn is you can never, ever trust anyone here in Thailand. Especially when it comes to money.

      Not true. But you just need to be careful. I own flats and I am a tenant and a landl-lady my self and never had a problem. Been coming to Thailand for 10 years and I live here since 2023. Don’t say things that are not true. Thais are wonderful and criminals are everywhere

    After having a quick look at the contract you showed on RUclips it's not a legal tenancy agreement in Thailand, it's supposed to be signed by the owner of the condo and also have a copy of the owners id, you might not like what I'm about to say but making recommendations to subs when your not an expert in property letting in the land of smiles is probably not a wise move. I hope this lady gets caught and prosecuted and the landlords get some money back.

      Red flags would have been going up all over for me. How was she able to keep their money? Did they pay her cash? E-Payments to her bank account? I would never pay anyone but the owner, never an employee or an agent. Then paying her for the utilities is EXTREEMELY sketchy. Why wouldn't you pay the utility company?

    Wow! What a scandal. I'm sorry to hear.
    Expat Tip: In Thailand, like most places, you cannot enter into a valid lease agreement with anyone except the legal owner of the property listed on the blue (or yellow) house book. Ask to see a copy and talk to the owner listed. A power of attorney may be a work around. Ask to see it.
    Bonus Tip: Electronic bank transfer applications will list the business name of the account holder to see before pressing confirm. Make sure you know who you are sending money to and where.
    Extra Bonus Tip: I'm not a lawyer. Retain one to review contracts.

    Sorry to hear this, but you must do more due diligence, never pay that much upfront- read back through the comments in your original condo threads many of us said don’t pay in advance! I believe you also said in one vlog that you personally guaranteed the agent was great. I know you didn’t mean to but you got carried away and mad promises you couldn’t guarantee!

    As a guy who graduated in law, I understand that in the US, an employee is considered a representative of the company. If the employee steals from the company, it is not the customer's liability.

      Well, this isn't the USA. The contract says 'made as of owner room # X" and then names the agent, who is clearly not the owner, and the renter's names. The renters knew she was an agent - there is no power of attorney, witnesses or full identification details of either parties. Any Thai lawyer would have taken one look at this and told them that the contract is not worth the paper it is printed on. You can buy standard legal rental contracts in the stationary section of any large supermarket! Did any of these people go to a lawyer? They all got ripped off because they did no due diligence.

    A friend of mine who's a subscriber sent me your video as I've got thoughts of retiring in Thailand from Australia in a few years. It's plain to see Cooper you're as honest as the day is long...and your courage in the face of this adversity is incredible. This disaster is no reflection on you. You were trying to help people. But sadly there are people like your agent everywhere in the world who only see honest people as potential prey. Let's hope she doesn't pop up at some other tourist location in Thailand and suckers more good people. I suppose a name is usless as she's probably got multiple identities.     Unfortunately I have personally witnessed Property and Condo Scams in Pattaya . Be very careful with not only Thais but especially Expats who are even worse because they will Befriend you first ! Professional Scammers are very common in Pattaya .

      Well said! be careful with expats. Much too often, they will try to become nice blokes with you and say: "between us, we understand how it works, trust me". Many of them already have a past of crooks & scammers in their home country. Simply do not trust anybody.

    You would think involving those large sums of money the company would have much better checks and balances in place ???...........the temptation to steal when they earn so little ........and to hear that it's around 10 million baht ..............hope the police can track down her and her family who are benefiting from her crime ..........

      Where can she hide? Sounds like she ran off with about 10 million THB. A local, especially if she chooses a more rural province, can live out the remainder of her natural life very comfortably with that amount of money. She can hide just about anywhere she chooses. No person or entity is going to commit the resources to find her compared to what she can spend hiding.

      Yes the authorities would already know where she is or has gone to ANOTHER COUNTRY ..? But thailand is complex COUNTRY when it comes to these matters many different departments of police investigation etc etc things move very slowly

    That must be the same condo the Welsh RUclipsr lives in, he did a vid yesterday on it. He’s not lost out though as they’ve relocated him, he will lose his deposit though if I remember rightly.

    Wow she took you for a right ride...The problem is with any scam even if they get the people the money is long gone. Nearly every scam the money is never returned. Doubt the police will care once the dust settles. Pro tip never lend anyone any money. I wish you well in your future

      This happens in all countries you just have to know what legal documents and laws are in the country you are living in not assume laws are the same as in USA uk or Aust

    Great video, just saying for 20,000 baht a month you can rent a new build 4 bedroom, 4 bathroom detached house with large garden instead of having to hear noisy neighbours from these apartments.

    Yesterday I visited Pattaya and went up to the 32nd floor called Sky 32 Bar in Terminal 21 north Pattaya , The atmosphere was great, both the view and the cool breeze. You can buy drinks from the foodland below, including beer, wine, or spirits to drink. 😊😉🤗🥃🥂🍻🍺🍹🍸🍷🍾

    Another vlogger did a piece on this yesterday and he too was offered other accommodation which he took. He did lose his deposit but he did say how good the agent was in sorting out the problem caused by the rogue employee. Good luck in getting the same outcome

    Thank you for posting this video. I lent the employee 40,000 baht. I paid my rent up front for 14 months. I paid my water and electric each month.
    I'm sad for this person. Like any crime, what was the root cause for her dishonesty? I've been scammed many times in my life BUT it won't change my faith in people.
    You and Darlene are 2 of the nicest people I have ever met. Keep being who you are, your kind souls inspire others.

      I am sorry for your loss, Sir. And sorry for all others who lost money on this. I just want to say, as a Thai, a lot of ladies in particular, have gambling issues in Thailand. Maybe we should not speculate, but I think that is a plausible explanation on where the money went. And if this is the case here, it will probably never be recovered. The only chance of that is if this lady is an owner of a condo, house or a car/motorbike. Then there is a good chance for some of it to be recovered. I would have understood when she started to borrow money from tenants, that is a huge red flag, and the amount increased for each time.. All signs of a gambler`s mind. Most likely spent on gambling, lost, and she needed more to cover the losses.. I know many ladies caught up in this, gambling is a really huge issue in Thailand, everything from card, lottery or even sports, but I have never heard of it at this scale. This is just sad for everyone involved. Hope you will get your money back, Sir, and all others. This makes me sad to my bone on behalf of all Thais😥

      @country_club_leaders .That was such a touching comment i felt compelled to reply .That you still have empathy & retain faith in people is admirable .
      I am purely generalizing from many dealings with people involved in company theft .In most cases i concluded they were not dishonest by nature , that there had been a tipping point . It might have been family crisis ,debt incurred from which they saw no way out .
      It taught me not to judge or be self righteous & that there was a very thin line between black & white , good or bad & i always thanked god i've never incurred debt or had hardship & had to walk that line , because i honestly don't know if i would have gone right or left .

      @@sarlina1 Thank you for that insight into Thai life. I had heard of this gambling predilection but I'd assumed it was on a much smaller scale. If it really was about gambling then the woman herself is to be pitied as well as her victims as she must have been trying desperately to win back enough money to pay the condo owners before her dishonesty was discovered. Her increasing losses must have driven her out of her mind & I don't know how she kept herself together over the past few months. I'm guessing that her borrowing from tenants might have been a final desperate attempt to collect some on-the-run cash. Whatever, I don't imagine that she's 'laughing all the way to the bank' as we British say so everyone in this situation ends up losing.

    I've been in Vietnam for 17 years. Heard this story many times. It's a shame you just can't trust people. More people means more bad and SE Asian countries are cram packed with people. I pray that lady comes to her senses and returns the money. Take care, God bless.

I doubt he paid that much for a years worth of rent? 7:04 in the vidoe shows the contract monthly rental price of 20K Baht which is ~540.00 USD per month. SO I'm thinking the title is click bait

    I currently live in Jomtien, but I first came to live in 2003. I have seen numerous real estate issues, especially with several huge off-plan projects they were building in the early 2000s. Many investors lost their deposits and probably have not gotten it back. Just be careful, and only pay monthly, even if it’s a couple of thousand baht more. And another good practice is no more than one month security. But I wish you the best with your problems and hope it works out for you and your affected viewers.

    You never, ever pay the agent! Pay the owner! You could have asked for advice on chat groups or just go to a local bar and ask folks before dropping all that money here. There are so many documented stories of scams in this country, and some basic research could have prevented this mess. No excuse!

    Well a truly great life lesson for all people that watch this. The world is full of scammers and at times we are far too trusting . This lesson should be applied to living in any country in this world. Paying in advance seems like a risky move with any thing we do. Thanks for sharing this

    Informative video.. Sad reality is the foreigners will dol out the money for these Thai byrds but foreigners who are in precarious financial situations they will not help. Unfortunately I've seen this all too frequently as foreigners are mostly blind to the reality of these byrds.

    20 years in Thailand must have had more than 50 leases. Every single time I've sent the money to the owner of the condo who's details are on the contract cause you dont make a contract with the agent you make it with the owner. So when you start the video saying you gave the money to the agent i'm thinking how could you even think that was ok from the get go?

    There was a bank scandal a few years ago that was probably a bigger scandal. Same sort of thing where an employee stole peoples money but rather than losing rent some people lost their life savings. Be careful abd protect yourself.

    Wow, I'm so sorry to hear this. You are all such nice people. Hopefully, she will be caught. The condo association and their insurance company will have to make good on all of the people that are affected financially by this. Otherwise, the complex's reputation will be ruined and people will be afraid to rent there in the future.

      You need to realise this is thailand not the USA different laws and way of doing things she was not working for complex she was an agent with a counter who worked on behalf of owners renting and dealing on their behalf it was a separate business to the complex

    Can you explain how you have lost 360K Thai Baht when you said you are still being allowed to live at the Condo, I understand you have lost 50K Thai baht out of the 100K Thai Baht you loaned this vile woman but were is the additional 310K Thai Baht coming from, I'd be interested to know?

      true...not definitively lost yet but definitely at risk & in Cooper's mind that risk must currently seem high. 'You don't need to move out of your condo' is a verbal assurance from the Condo developer, not a binding contract with the condo owner that he can stay for the remainder of the term he paid for. Plus, RUclipsrs know that thumbnails need to convey as much drama as possible to encourage views & that's now second nature to them. I think we can cut Coops some slack here, poor Guy.

      This is what I came here to ask. If you watch part 2, he and everyone else that's been updated so far are being allowed to stay in their condos at no extra charge. And even though they're not getting their deposits back, they're being allowed to stay an extra month to offset that. I see how this is a big headache and stressful for everyone involved, so I do sympathize. However, as @ferney2936 states, it's exaggerated for views, and I don't blame any youtuber for that necessarily, and I don't blame them for soliciting donations to their channel in appreciation for the content the produce, but if the exaggeration being used to induce more donations, I find that dishonest.

      @@CoopersThaiAdventure I realize you didn't explicitly ask for donations in response to this scam. I agree that this was indeed a scam. I also sympathize that it's a big headache and that you and other renters, as well as condo owners, were wronged by this agent. But you never explain how you arrived at 360k lost (I watched part 2 update and still missed it if it's there). It's none of anyone's business except for the fact that you include it in the title of the video. That's the only reason @fatwallet and I even ask. And even though there was no mention of donation request, the qr code is sitting there in the lower corner by the title saying you lost 360k baht. So it APPEARS to imply the need for $ even if that's not what you are implying. Losing 50+k baht sucks, don't get me wrong. Just wondering what I missed with the other 310k baht.
      Disclaimer: I'm new to your channel. I think it popped up in my feed because I saw another youtuber posting about this. Seems like he, you, and everyone so far is not losing money or accommodations. Also seems like an open and shut case against the agent and I hope the owners get their rent money from her (or the condo group if they're compensating the owners for their loss). I will also check out more of your videos and support with views, likes, etc. Best of luck resolving this mess and maybe I'll see you and others on my next trip to Pattaya/Pratamnak/Jomtien. Cheers!

    I wonder if there were any other steps or safeguards that can be taken in the future. Perhaps a system of checks and balances.Any suggestions from the lawyer or management company of what could be done in the future to prevent a dishonest agent from doing such thing again? In a country with such low wages and prevalent poverty it would seem it would be a higher likelihood of getting scammed. Perhaps just paying month to month is a safer bet?

    Sad story, Coop. I’ve heard that it’s best to secure the services of a Thai lawyer experienced in real estate law before engaging in any lease contracts.
    I’m actually surprised that such scams are not more prevalent in Thailand.

      If you have her mobile phone number then the Police can legally find her location IF there is a formal legal case against her..easy they speak to the phone network provider - I know a guy who found his Thai wife who ran off with their kids without his knowledge + found them this way 😮

    How could Dusit let their agent collect the money into their personal bank account. Was there no Dusit company bank account that is monitored and controlled. Something seems really off there. And how could it go that long with dusit not catching it. Sure seems like some incompetence in Dusit to not have the proper procedures and controls in place.
