  • In today's podcast Mike coaches Arturo Garcia, owners of American Maintenance and Suppl on how to get commercial cleaning accounts.
A big concept that Mike works with his one on one clients and accelerators is the transition from "How do I get to the decision maker" to "How do I make them come to me?"
The best way to do that is to start building a relationship before you bid.
Mike often refers to an iceberg to illustrate how this works. Listen in to discover how an iceberg relates to finding the best customers.
While, everyone else is looking for the instant gratification of going out to get commercial cleaning accounts that day, you have been there for months building a relationship and providing value to those customers.
KEY POINT: Be an expert resource not just another bidder on an RPF
Once Mike lays down the philosophical, he moves on to the tactical.
Mike covers a couple of different mediums you can use to get commercial cleaning accounts. But you have to tune in to find out!
Discover the key to making your website successful.
Examples of commonly done poor calls to action:
    Call for a bid

Listen in now to find out why these commonly used calls to action are getting little to no response and what you should be offering to make your website a customer generating machine.
RESOURCE ALERT: Check out this podcast on Landing Pages for building your customer list www.growmyclean...
KEY POINT: Find your specific customer’s biggest pain and create something that solves that pain for them
Find out how you can teach your customers to buy making you the only obvious choice.
Learn the benefit of starting customer list and how to use it to create an automatic stream of new clients.
KEY POINT :It's very important that you don’t sell people, they will just unsubscribe, just educate them.
There are many ways for you to engage with your community but the goal is to build a list of people who have raised their hands and said “ I am interested in what you do” and having an automated way that you are communicating with them periodically 2-5 times a month.
In conclusion, to get commercial cleaning accounts, start with a lead magnet on your website, develop other content and ways you can engage with your community, build a list of a couple thousand people that have raised their hands that they’re interested in what you’re offering and you shouldn't be doing any cold calling.

Cold calling is the only way I know any business succeeds (including Wall Street). In the cleaning business I believe cold calling is the most important thing you can do because you never know... you might miss out on a opportunity. The decision maker is getting (let’s say) 10 calls a month and it only take 2 missed trash and a toilet not flushed for him/her to switch and the other companies just called at the right time and moment. So believe me when I say cold calling and building a relationship with a visit or 2 is the only way you’ll become successful in this business - there is too much competition out there....

Any cleaning company that is a cleaning company needs to be a member of ISSA! Fees are high but worth it.

Southerngunner 87 I am sorry, but I completely disagree! I’m licensed bonded and have $2 million plus of liability insurance. I’ve never advertised I start with one house and my company is now netting over a quarter million dollars a year. I don’t belong to any associations and people don’t Ask me nor do they seem to care. What they care about is that I’m licensed bonded insured I’m honest consistent show up on time and we do a great job. Sometimes all the extra icing on top the cost so much money, or just not worth it. I’m sorry if that upset you, I’m just giving you my professional opinion. Have a lovely day.

The prayer, it’s completely correct. What are usually ask is what bothers you the most about your house, business, etc. and cleaning aspect? Is it the bathrooms, kitchen, desks chairs just? If they’ve had a previous cleaning business, I will ask may I ask you what it was that your previous company was not doing to meet your needs? We would like to know how we could avoid this and exceed your expectations. In addition to that my company offers a 100% guarantee. Note, that is not a 100% moneyback guarantee that is 100% guarantee that if you are not satisfied with our services we will come back and fix whatever it is that you feel was not done properly at no additional charge. That’s simply nails it down to exactly an area or issue that the customer has a complaint/pain about and we make sure that we don’t make the same mistake in the future. It also leads out anyone looking for a free ride, for example they just want a free cleaning or they don’t want to have to pay for all or a portion of it. If it’s somethingSuch as we missed a soap dish or a corner in the kitchen, we come back we fix it with a smile on her face let them know how important they are to us and we will make sure that that never happens again. I hope this was helpful? Have a wonderful day!
