I feel that it will encourage landlords to do Airbnb or serviced apartments which will further the increase the demand for rental accommodation and leave many more people in employed homelessness and at the doors of the local authorities who already cannot meet demand. If they implement it, how long before they need to relax the rules to encourage more property owners to do let their property.

Landlords are not considered humans,so no humans rights .the tenants can leave without notice and rent and landlords have to follow all the rules and regulations.the tenants can accused landlord of harassment without been harassed .so your property is no longer your property anymore
If they're playing the game of bringing rent down to 12 weeks from 13 weeks in order to frustrate the LL at court, LL can simply inflate the rent as they so wish in the meantime

If they are decent landlords none of this is onerous. If the property is sub-standard or there is black mould in the flat they should get it sorted anyway, they shouldn't need these new rules to do it.

When you say very high rents, I most cases average yields are less than you’d get in the bank (the risk free rate), maybe 4 to 6% at best. This is maybe fine for corporate landlords with big portfolios but is truly unworkable for small landlords with 1 or 2 properties. This will be an utter car crash for tenants.

These misguided policies are destroying interconnected businesses, causing disruptions not only for landlords but also for tenants, real estate agencies, and even the banking system. Silence and walking away from this business is not the solution; legal protest is necessary.
I HAVE ALREADY GOT HALF MY RENTAL PROPERTIES ON THE MARKET FOR SALE.
The other half are going on once the low fixed rate mortgages expire.

I don't think it applies to housing Ass or council, 1 rule for 1 n 1 for another, but lower standards in council n ass' properties ,
