Curious.. you mentioned Florida. Why didn't you just stay in Florida? Im debating on buying land instead of a house and was considering central Florida. Would you be ablento list downsides or reasons to go to another state?
What about permits and zoning, are you doing that kind of stuff. NY may ve different but so many states have restrictive zoning. Even if you have agriculture land doesnt mean you can just start building stuff or plan to have public spaces for events. Just wondering your experience with zoning, and local planning commission etc...

Building on that lot MAY be financially challenging if you need flood insurance due to the location on the river. Vermont has had MAJOR flooding in the past few years and mother nature and FEMA can ruin your best laid plans real quick.

However, along the lines of where you mentioned chained-up dogs in front yards in the area of consideration, I am reminded of articles I’ve read on the subject of how the Amish overwork/abuse their horses and make money using puppy mills keeping the dogs and puppies in horrible conditions. Have you had the chance to investigate this about your Amish neighbors?

Also check out any state options, sometimes the state has better programs then the usda.
