The "Lucy" clip where the "ghost" is closing the door is very likely fake. I was a commercial union door/hardware installer for 25 years.The top hinge on the door is what's called a spring hinge. It has a bigger barrel with an internal spring. It acts as a self closing device for the door. It could be set lightly to make the door act just like what we are seeing in the video.

Looks like a sloth. It has the same movements a normal sloth has as it climbs. Its limbs are lanky and slow and in the dark its claws look like one solid talon.

Those types of hinges are meant to close a door without a closer mounted on it.
These are just some old hinges and that's why the door slowly starts to pick up speed then closes.
