    If you're not living in Thailand and just spending winters there, don't bother buying a condo. It would take 15 - 20 years to break even on what you'd pay to rent in an air bnb. Also if you get crappy neighbors, you're stuck there, or go through the hassle of trying to sell the condo again. Thailand is also politically turbulent at times. If you have to cut and run at any time, can you afford to kiss all that money goodbye? By doing air bnb you can try new places, you're not stuck in one place. So enjoy your retirement money, and don't waste it on buying a condo.

      Mate I know, talk about false advertising - the Facebook advertising showed a beautiful pool and looked like a clean well maintained building hence a friend asking me to have a look at it as a potential investment, absolute shit hole

    I love Thailand and my wife and I have visited months at a time. Don’t think I would live their or anywhere outside of my home country. However extended vacations see to work rather well!

    Absolutely correct...only reason to buy a condo in Thailand is if you completely relocate to live there all year around..And even then its not a certain buy...

    Great video Jason.
    The secondo condo looks better but the mains problems with these old condos are the neighbours you will have to endure. Usually foreigners that have been living there for 30+ years producing absolutelly nothing.
    They get bitter to the extremes to start suing each other for the smallest things you can imagine.
    Been there, done that.
    Never more.

    Ok I ve signed in to help you so you get to that 1000 point mark with youtube. First time I’ve ever seen any of your videos. What got me to do that was because of the way you explain everything clearly and also the fact that you might be able to help me and my wife with some information on how to purchase a holiday Condominium over there . 👍 All I can say is 10,500 US is dirt cheap . Even $20.000 is dirt cheap 😅 The second condo is awesome and very close to the beach for $69.000 👍Take it .

      I think it is the first condo I have seen with a four burner cooktop/oven. It seems a two burner countertop unit is standard. Some bloggers say it is actually cheaper to eat out than cook your own meals?

    Thank you for the information! I am 42 and aiming an early retirement in my early 50s. I own a condo in the US which I plan to sell and use a percentage of that sale to outright pay off a condo in Thailand (or wherever I decide to retire) so I won't have to worry about the cost of housing. Lots of due diligence will be needed on my part but I have time.
    By then I will have accrued 20+ years of retirement pension from my career and extra from selling everything I am not taking with me. I can add additional income from social security if I make it to 62 so no worries about buying a condo as an investment in Thailand if I intend to live the rest of my life there.
    This is just a rough plan but getting prepped now. Cheers!!!

      You can do it mate, i budget 1000 baht per day ($30 USD) and currently sticking to it and that includes electricity, water, phone, groceries and alcohol

      If I were you, I will rent out your US condo and only spend the rental income in Thailand. Some people spent all their money (after selling properties and assets in Europe and USA) in Thailand, they even could not be able to buy a air ticket to go back to their home country after they spent all the monies. Remember to be money wise.

    I am truly impressed with the 2 bedroom 2 bathroom condo I guess not far from the beach. Seems there are alot English-speaking people in Pattaya.

      Yeah good value and the area is quite good and not far, easy walk to Sukhumvit road to catch baht bus but better if you had a car or bike 👍

    No reason to buy, always rent, too many stories about having a hard time to sell condo's. Thais don't like to buy old condo's, they like the newer builds, so you are left trying to sell to a farang

    Property is tanking worldwide, in the west at least 40% peak to trough. It's 2008 all over again, back then they were 8 times one persons yearly income and this time 8.5 times.

    that second condo is the homeliest condo i've seen on pattaya youtube. it looks like it's been lived in and looked after for quite some time. i suppose the distance from pattaya is a reason it's quite cheap but i wonder if there are other reasons? not keen on the bedroom with no window but I liked it quite a lot.

    I stayed briefly in a place like the first condo and let me tell you it was a living hell, I still have nightmares about it. I'd pay 10k NOT to stay there.

    I liked the second one I prefer the older buildings than the newer smaller ones I quiet location great holiday home because I would never consider living in Thailand full time it's just not worth the hassle I prefer to spend my time between new Zealand and Thailand plus Aussie

    I frequented Pattaya one month a year for ten years 1999-2009; friends now tell me that the town ain't what it used to be, hordes of Chinese tourists, busses, and traffic jams. Thoughts? I miss the place.

      I haven’t seen the hordes of Chinese yet but I don’t doubt it after being allowed to travel, what I do see is a lot of Russians at the moment, traffic is busy around Pattaya and Jomtien beach roads on weekends and holidays but overall it’s not too bad, come back for a visit! 👍

    Great work Jason. It would be nice to do a video on the best swimming beaches in the Pattaya area (including down at Na Jomtien). Are they safe to swim at (i.e. water quality, boat / watercraft activity, rips / currents, marine creatures etc). Coming from Sydney you know about the netted beaches - do they have them (or need them) there? Also, it would be great to see some video about activities (yacht clubs, fishing, scuba, kayaking etc). What do people do there (aside from get on the booze and the seedy side)?

    I had a gf living there at one stage, the cheap condo, 5th floor I think, a Norwegian owned 2 condos there and was forever fighting condo management over maintenance. He paid same price 8 years ago.

    I don't understand what's the fuss about not buying condos in the comments specially when its such a good deal even as per Indian standards. Its impossible that you can find a similar sized condo in India for even twice the price. 11K USD is really cheap.
    Would you know what would be daily rental for such property ? ( Tentative )
    Also as an Indian if i Buy this Condo, do i get a work permit or PR of Thailand ?
    Other ways of renting this other than AirBnB ? something thats legal in Thailand

      Thank you so much for the kind words and encouragement, really appreciate it.
      I am not sure on the work permit side of things, I think you would need a visa if you wanted to stay here longer than a holiday, if that room was renovated and new furniture you might get 4-5000 baht (maybe)
      If you want to talk to a visa agent I can highly recommend Farang Thai Visa, Lana helped me obtain a visa, open bank account and motorcycle/car licence.

    The first is the same as my wife lives in in Bangkok. She pays about 4k a month and it's near the BTS. So rent on this one won't be much. Low income locals will live in it.

    Great work! (Many videos just cover high end stuff.) What would be really useful is some commentary on the Visa/budget real estate dilemma. ie, what has the typical budget buyer lined up, or planned, visa-wise, so as not to have to abandon the bloody thing soon after its bought? Thoughtful analysis, strategy, workarounds, etc, would surely take you from 1000 subscribers to 100,000, as it is THE key issue for so many of us. (You seem like a garrulous, beery sort of a bloke: ask around. Has anybody worked out a SE Asian version of the Schengen Shuffle, for example?) - A new subscriber...
